In Barcelona the winner is not who bids most, but who separates best

In Barcelona the portals, the big agency networks and the developers all bid. Your agency does not beat them with budget: it picks a district, a language and a type of client, excludes rentals and knows what each call cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

How people search in Barcelona

Barcelona has ten districts and ten ways of looking for a home

Barcelona has 1,731,649 residents (INE, 2025) and almost every home search mixes buying, renting, new build and investment. The most repeated one is renting, and it is the one that matters least if you sell. The portals, the big agency networks and the developers bid on the rest, so a generic click like “flats in Barcelona” is expensive and brings in anyone. Serious buyers search by district or neighbourhood, and often in English, in French or from another region of Spain.

That is why the Barcelona campaign is organised by district and by language, not for the whole city at once. Each district has its own ad, its own landing page and its own list of blocked searches. Whoever wants to sell their flat gets another campaign with its own budget, because they think and search differently: it is what we develop in our solution to win property owners. Since our office is at Passeig de Gràcia, 46, we follow these searches from inside the city.

Ciutat Vella District Searches from the Born, the Barceloneta and the Gothic Quarter, with a lot of investment and a lot of tourists. It is the district where most holiday-let searches have to be blocked. Eixample District The district with the most budget at stake: stately buildings, international buyers and inheritances. Separate ads for the Dreta, the Esquerra and Sant Antoni. Sants-Montjuïc District Poble-sec, Sants and la Marina look for renovated flats at a fair price. It pays to bid on “buy flat in Sants” and not on room rentals. Les Corts District Pedralbes calls for ads for houses and large flats in the language of the family moving in. The rest of Les Corts is searched more as a flat to live in. Sarrià-Sant Gervasi District Sant Gervasi-Galvany, la Bonanova and les Tres Torres concentrate the luxury searches. Each neighbourhood deserves its own ad, plus one in English for buyers coming from abroad. Gràcia District The Vila de Gràcia is searched for its atmosphere, with many tenants. You pay for buyers and set aside those who only browse rentals. Horta-Guinardó District Searches for family flats and houses with a terrace in quiet neighbourhoods. There are few serious advertisers and the click costs less than in the centre, with a small campaign. Nou Barris District Little competition from luxury agencies and a lot of searching for affordable flats. Only advertise if your agency really sells that product. Sant Andreu District Neighbourhood by neighbourhood, with local and precise searches. A good place to win owners with a low-cost valuation ad. Sant Martí District The Poblenou and Diagonal Mar attract young and international buyers, mostly for new build and sea views. Ads in English and in Spanish, kept apart.
1/4 Google Search · keywords

You buy “flat in la Bonanova” and let “rent in Barcelona” go by

We group searches by district, neighbourhood and language. Purchase searches that name a specific place get their own ad and page. Rentals, rooms, job listings and portal names are blocked from the start, because in this city they are what people type most and would empty the till without producing a client.

2/4 Valuation campaigns

The owner of an inherited flat who doubts whether to sell

Barcelona is full of flats that pass from parents to children without anyone deciding what to do. If the heir types “flat valuation Barcelona” or “sell inherited flat”, they see your valuation ad, fill in the form in a minute and your phone gets the alert before another big network answers them.

3/4 Remarketing · YouTube and Display

The buyer who compared ten flats and went quiet

Someone searching from another country or another region decides slowly. While they compare, the flat they saw on your site follows them on YouTube, in Gmail and on the sites they read in their own language, and your name is still there when they finally decide to write.

4/4 Measurement and conversions

You see what each call costs, district by district

We record every call and every form from the Barcelona campaigns and compare them with your viewings and your sales. You find out which district fills the diary and which only fills the click counter, and the budget travels each month to where things sell. With Grandiora, in Barcelona and the Maresme, owner contacts multiplied by five in 12 months.

Frequently asked questions about Google Ads in Barcelona

  • It depends on how many districts you want to cover and whether you sell, win listings or both. With portals, big networks and developers all bidding at once, spreading a small amount across the whole city does not work. First we check what a click costs today in your neighbourhoods and then we propose where to start.

  • One or two districts, the ones you already know. Each gathers a different buyer and needs its own ad, page and language. A citywide ad puts a mid-sized agency up against the portals, and that fight is lost on budget.

  • Rent, rooms, seasonal, jobs and any search that includes a portal's name. They are the ones most typed in Barcelona, and if they enter the campaign they drain the money without giving you a single call from someone who wants to buy.

  • To reach overseas buyers, yes. Many write in English or French and only respond to an ad and a page in their own language; with a site only in Spanish you pay for the click and lose the visit. It is developed in our solution for international clients.

  • It can. The owner asking what their flat is worth finds your valuation ad, requests it and contacts you before committing to another agency. It is a campaign with its own budget, separate from the sales one, and where inherited flats abound it tends to deliver more.

  • We know how people search in each district and deal daily with the city's agencies. We are at Passeig de Gràcia, 46. In the upper part of the city we work with MG Grupo Inmobiliario: its visits from its Google profile went from 116 to 224 a month.
