In the Eixample a flat in a stately building is not advertised like one in Sant Antoni

Between the Dreta and Sant Antoni the buyer changes every few streets. We pay for those looking for a large flat near Passeig de Gràcia and for the heir weighing up a sale, leave out the rest and tell you what each call cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

How people search in the Eixample

The Quadrat d'Or and the rest of the Eixample do not attract the same buyer

The Eixample is the district with the most stately flats in Barcelona: high-ceilinged buildings with balconies on the Rambla de Catalunya or Passeig de Gràcia. People searching there tend to type a street or a neighbourhood (“stately building flat Eixample”, “apartment Quadrat d'Or”) and often do it from abroad, with an investor's mindset. Portals and big networks bid on those searches, so a broad click is expensive and gets lost among the curious.

Here it pays to split the district into its neighbourhoods before touching the budget. The Dreta calls for ads for large flats and international buyers; Sant Antoni and the Fort Pienc, for renovated flats to live in or to let to a stable tenant. Apart goes the owner of an inherited flat, who sometimes does not know they want to sell until they see what it is worth: we give them a valuation campaign, the same idea we explain in our solution to win property owners. Our office is at Passeig de Gràcia, 46, in the heart of the Dreta de l'Eixample.

1/4 Google Search · keywords

You pay for “stately building in the Dreta” and not for “cheap flat in the Eixample”

Each neighbourhood has its own list of searches. Those that mention high ceilings, Passeig de Gràcia or Rambla de Catalunya get their own ad and page. Those for rooms, tourist flats and jobs are blocked before the campaign is switched on, because in such a central district they make the most noise.

2/4 Valuation campaigns

The heir to a flat in the Esquerra who does not know whether to sell

Many Eixample flats have been in the same family for decades. When someone types “how much is my flat worth in the Eixample” or “sell inherited flat”, they see an ad offering a no-obligation valuation, request it in a minute and you call them while they are still deciding.

3/4 Remarketing · YouTube and Display

The investor who viewed three buildings and did not write

Someone buying in the Eixample to invest compares neighbourhood by neighbourhood and from far away. After visiting your site, the ad for that building reappears on YouTube, in Gmail and on the pages they read in their own language, until they decide to contact you.

4/4 Measurement and conversions

You know which neighbourhood brings the calls

We note every call and every form from the Eixample and link them to your viewings and your sales. You will see whether the Dreta or Sant Antoni performs better, and the money moves each month to the neighbourhood that brings clients, not the one that sounds better.

The Eixample, neighbourhood by neighbourhood

The six Eixample neighbourhoods and their own ad

Within the same district the buyer changes from one neighbourhood to the next. Each one needs its own headline, language and landing page.

  • La Dreta de l'EixamplePasseig de Gràcia, Quadrat d'Or and stately buildings. International and investment buyers, with an ad in English and Spanish and a page with the large flats available. Our office is here.
  • L'Antiga Esquerra de l'EixampleStately buildings owned by long-time residents and many inherited flats. A valuation campaign fits better here than a sales one.
  • La Nova Esquerra de l'EixampleSmaller, more affordable flats, with couples and families buying their first home. “Buy flat” searches without a street that are worth narrowing down by neighbourhood.
  • Sant AntoniMarket, renovations and young or foreign buyers who want to live in a lively neighbourhood. Kept apart from room rentals, which are searched a lot here.
  • La Sagrada FamíliaSearches that use the basilica as a reference, mixed with tourism and investment. Purchase searches are paid for and accommodation ones are dropped.
  • El Fort PiencResidential neighbourhood of family flats, with few advertisers bidding. A small, precise campaign makes better use of the money.

Frequently asked questions about Google Ads in the Eixample, Barcelona

  • In the Dreta, large flats in stately buildings for international and investment buyers, with an ad in English and Spanish. In Sant Antoni, renovated flats for people who want to live in the neighbourhood. Same district, two clients, two headlines and two landing pages.

  • Yes. Someone who inherits a flat and looks up its value sees your valuation ad, requests it and calls you before deciding who to sell with. It is a separate campaign, with its own budget, and in the Eixample it is one of the best performers.

  • With ads written in their language and a page that answers in it. Paying for the click of someone who lands on a site only in Spanish is money lost. We work with these buyers in our solution for international clients.

  • Those for room rentals, tourist flats, jobs and any with a portal's name. Since it is such a central district, they are the most numerous and the first to eat the budget.

  • Yes, they do different jobs. Google Ads catches whoever is already looking for a flat or a valuation; social ads show your portfolio to those who have not searched yet. You can see how we do it in Meta Ads for estate agents.

  • Yes. Our office is at Passeig de Gràcia, 46, in the Dreta de l'Eixample, so we know first-hand which streets and buildings get advertised and how the competition does it.
