Alicante is advertised neighbourhood by neighbourhood: make every euro pay for the search of someone about to buy

A capital with a harbour, a university nearby and an airport close at hand produces plenty of searches that are not about buying. We pick the ones that are, leave out the rest and tell you what each call cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

What people type before they call

In a seaside capital full of students, many searches are not about buying

Type “flat Alicante” into Google and you will see everything: rooms for students, holiday apartments next to the Postiguet, flats for sale and agencies. They all bid on that same search, so a generic click is paid for and brings in anyone. What works is going down to the neighbourhood: “flat in Benalúa”, “house in Playa de San Juan”, “penthouse in the Albufereta”, with the intention to buy inside the phrase itself.

That is why the Alicante campaign is built the other way round: first the searches of someone who has already decided, then the words that are excluded every week and, last, each neighbourhood's budget. The owner who wants to know what their flat is worth goes into another campaign, with its own ad, and is the client who leaves the most margin: we cover it in our solution to win property owners.

1/4 Google Search · keywords

You pay for “flat in Benalúa”, not for “room near the university”

Each neighbourhood gets its own list of buying searches and its own ad, with the neighbourhood name in the headline. Room lets, holiday apartments and portal names are excluded from day one. And every week we read what was typed before the click, to switch off whatever only spends.

2/4 Valuation campaigns

The Ensanche owner who wants to know what their flat is worth

Someone searching “sell flat in Alicante” or “property valuation” sees your ad, requests the valuation in a minute and the alert reaches your phone. In neighbourhoods of flats with long-standing owners, like Carolinas or the Ensanche, a valuation at the right time puts you ahead of the agency across the street.

3/4 Remarketing · YouTube and Display

The buyer who looked at a penthouse in the Albufereta and did not call

Almost nobody calls the first time. Someone who saw the property on your site meets it again on YouTube, in Gmail and on the pages they read, with its photo and its price, while they compare it with other homes in the city. Without chasing them, but without letting them forget you.

4/4 Measurement and conversions

You know what a call from each neighbourhood costs you

We count every call and every form from the ads and match them with your viewings and with what closes. You can see whether Playa de San Juan brings better contacts than the Centro, and each month the budget moves towards the neighbourhood that ends in a sale.

Alicante, neighbourhood by neighbourhood

The Alicante searches that deserve their own ad

Each neighbourhood attracts a different buyer using different words. That is why it gets its own ad and its own landing page, and its budget is adjusted separately.

  • Playa de San Juan and Cabo de las HuertasBuyers of houses and flats near the sea, often with the airport and the tram in mind. You bid on “Playa de San Juan” and set aside whatever sounds like a holiday.
  • AlbuferetaApartments with views and second homes. A small ad, in Spanish and in English, with the sea in the headline and the price on the page.
  • Centro and EnsancheBuyers, investors and renters all meet here. It is where most words are excluded and where the valuation ad makes the most sense.
  • BenalúaFlats in an established neighbourhood, next to the centre. Searches like “refurbished flat in Benalúa” from people who already live in the city and want to move house.
  • CarolinasOwners of long-held flats. A valuation campaign before a sales one: whoever searches what their home is worth is the client.
  • Santa Cruz and the old townPurchases on impulse and a lot of tourist lets in the same searches. Little is paid, and only for the word “buy”.
  • Santa Faz and VillafranquezaHouses with land north of the city. Few searches and very precise ones: a modest ad, easy to keep an eye on.

Frequently asked questions about Google Ads in Alicante

  • It depends on how many neighbourhoods you cover and which deals you are after. In a city with so many agencies and portals it is not worth spreading a little across many neighbourhoods: we start where you already have homes and, from what each call costs, we decide whether to add more.

  • Yes: the ad's area is set, the neighbouring municipality is excluded and the words carry “beach” or the neighbourhood name. Even so, every week we look at the real searches in case one slips through.

  • They are left out of the sales campaign. In a city with a university and tourism, room lets and seasonal lets fill a good part of the searches. If you also manage lets, they go in another campaign with their own budget.

  • Yes. The owner who searches what their flat is worth sees your ad, requests the valuation and calls you before signing with another agency. It is a different campaign from the buyers one and has its own budget.

  • The ads go live on day one. With the first weeks of data you can already see which neighbourhoods bring calls and which only bring clicks; from there we cut, raise and repeat.

  • Then you get there sooner with Meta Ads, which shows your homes to someone who has not started looking. Google picks up whoever is already searching; both are measured by the same rules.
