In Coruña, Santiago and Ferrol people search for a home in a thousand ways, and only some bring someone who buys or sells

“Room in Santiago” is not “flat in the Ensanche”, and “pilgrim accommodation” is not “house in Oleiros”. We choose the searches of people who buy or sell in each city, leave out the rest and tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

What to pay for and what to leave out

Buyers, students and pilgrims all type the word “flat” in the same way

In Santiago the same “flat” is searched by a student who needs a room, a pilgrim who needs a bed and a family that wants to buy. In A Coruña and in Ferrol the noise is rentals, and on the coast it is holiday houses. Google does not separate those people on its own. We do it from the list of searches: we pay for the ones that carry intent to buy or to sell and we exclude rooms, accommodation, jobs and portals.

The other client is the owner. Someone who inherits a flat in the Ensanche or a house in a village types “how much is my house worth in Coruña” or “sell flat Santiago” before calling anyone. A valuation ad carrying the name of their area gets there before the agency across the street, and it is the base of our solution to win property owners. City by city, it looks like this:

A Coruña A Coruña Neighbourhoods bid on separately: Ensanche, Riazor and Monte Alto. You pay for whoever wants to buy in that neighbourhood and leave out whoever wants a room, a garage or a rental. Santiago de Compostela A Coruña The city with the most noise in search: students, pilgrims and tourists type “flat” just like a buyer. We bid on the area and on “buy”, and the excluded words are reviewed every week. Ferrol A Coruña Ferrol Vello, A Magdalena and Canido: buyers of the ría, with few searches and a lot of intent. A small, tight campaign, with Galician and Spanish built into the words. Narón A Coruña Narón is always compared with Ferrol. An ad of its own with its name in the headline avoids paying for the click of someone who is only looking at the city next door. Oleiros A Coruña Houses with gardens in Santa Cruz, Perillo or Bastiagueiro: family searches at a high price. We bid by area, and the owner who sells has a campaign of their own. Arteixo A Coruña Arteixo is a flat for whoever works there and a house for whoever wants the beach at Barrañán. Two campaigns, two ads, and “Sabón jobs” out from day one. Ames A Coruña O Milladoiro and Bertamiráns: families who work in Santiago. The ad says “a step from Santiago” and the click goes to the listing of the house, not to the front page. Carballo A Coruña Carballo and the Costa da Morte: stone houses, homes in town and second homes. These are specific searches where every click is looked after and summer rentals are dropped.
  • A Coruña and its surroundingsOne campaign per town: Coruña, Oleiros, Arteixo. We bid on each name, with the “A” and without it, and the owner has a valuation ad of their own.
  • FerrolterraFerrol and Narón, in Spanish and in Galician. Small campaigns, without spending a euro on jobs or rentals.
  • Costa da MorteStone houses and holiday homes. There is little volume per search, so we check the exact term each person typed.
  • Santiago and its surroundingsSantiago, Ames and Teo: the campaign separates whoever buys from whoever wants a room, and the owner in the old part of town gets a valuation of their own.
1/4 Google Search · keywords

You pay for whoever buys in your city, not for whoever wants a bed

Each town has its own searches: “flat in Santiago”, “house in Oleiros”, “vivendas en Ferrol”. From the start we leave out rooms, pilgrim accommodation, seasonal rentals, jobs and portals. Every week we read what people typed before they clicked and adjust the list.

2/4 Valuation campaigns

The owner who inherits and wants to know what it is worth

A family flat in the Ensanche, a village house nobody lives in, a villa in Oleiros: owners type “how much is my house worth” before calling an agency. Your valuation ad comes up, they ask for it in a minute and the alert reaches your phone, with the area and the house already noted down.

3/4 Remarketing · YouTube and Display

Whoever looked at a house in Santiago sees it again while reading something else

Almost nobody calls the first time, and even less someone who decides with the family. Whoever saw a listing on your website later finds the house on YouTube, in their email or in the newspaper they read, until they decide to call you. With people looking from another city this weighs even more.

4/4 Measurement and conversions

What matters is what each call costs in each city

We track every call and every form, split them by city and by campaign and match them with your viewings and your sales. That number decides where we carry on and where we stop, and each month the money moves to the campaign that brings clients, not clicks.

Frequently asked questions about Google Ads in the province of A Coruña

  • With excluded words (“room”, “shared”, “students”, “rental”) and with ads that say “for sale” in the headline. We also review every week the exact terms that caused a click and add the ones that are no use.

  • It helps if your audience is local and your brand is about being close to people. A large share of buying searches are typed in Spanish, so we start there and test Galician in a small campaign, to see whether it brings calls.

  • Yes. The ad is aimed at the area you choose, not at where your office is. We start where you already close sales and open another market with a small campaign. If the call comes at a good price it is widened, and if not, it is switched off.

  • Not with Google: it only reaches people who are already searching. It shows up when the heir types “sell house in Bergantiños” or “how much is my house worth”. The one who has not thought about it yet you reach with Instagram and Facebook ads, which we run in Meta Ads.

  • It depends: if the ad leads to a house that has been sold, you pay for nothing. Before we start we check that each ad points to a live listing, with photos, area and phone number, and if the website does not allow it we tell you before you spend.

  • Yes, with specific searches and a lot of intent: someone who types “pazo for sale” knows what they want. The campaign is small, with very specific ads, and every click is looked at one by one.
