The demand was there. Someone else was getting the call.
Corredor Mató was already a leading agency on the Costa Brava. The problem was never the product or the team: it was that, at the exact moment someone decided to buy a villa in Begur, the website they found was not theirs.
It appeared for 2,235 searches. In only eight did it come up among the top three results.
For the rest it was there, yes, but on the second page or beyond. And on the second page there is no business: there is an archive. Every one of those searches was a deal being closed in another office.
What we found when we opened the bonnet
-
The website was competing against itself. The sales section hung off a separate subdomain. To Google they were two different websites, so the strength one gained did not help the other.
-
Nobody spoke the buyer's language. People buying a villa on the Costa Brava type in English, French or Dutch. The website only answered in one.
-
There was no way of knowing what brought clients. Visits came in and calls came in, but nothing connected one to the other: it was impossible to know what was worth repeating.
Four decisions, twelve months
- A single domain. Bring sales onto the main domain so that sales and rentals added up instead of cancelling each other out.
- Two hundred front doors. One page per town and property type. Not “properties on the Costa Brava” but “houses for sale in Begur”: what people actually type.
- Two hundred pieces in four languages. Spanish, Catalan, English and French, publishing non-stop throughout the year.
- Measurement switched on. Every form and every call, attributed. From then on, opinions stop and decisions start.
From seven to thirty-seven potential clients a month
Twelve months later, Corredor Mató's website appears for more than twice as many searches, and above all it appears at the top: where the call is decided.
- 2.235→4.753searches it appears for
- 8→32in the top three positions
- 3out of every 10clicks come from outside Spain
What are thirty more enquiries a month worth?
It is the question an owner asks, not a technician. Enter your two figures and the answer works itself out.
Simple arithmetic with your figures, not a promise of results.
We have been working with them for almost a year and every day they show us their professionalism. A great multidisciplinary team, whose results show immediately. A pleasure to work with them.

Questions about this case
-
Twelve months, between 2023 and 2024: the period that was worked on and the one that was measured. It was not a sudden jump but a year of continuous work with the four decisions this case describes. Google rankings are built that way, month by month, and do not switch on all at once like an ad.
-
No. The website was kept and reorganised from the inside: sales moved from the subdomain to the main domain, the pages per town and property type were added and measurement was switched on.
-
Spanish, Catalan, English and French. That is the language people buying a villa on the Costa Brava search in, which is why winning international clients starts there.
-
The method does travel: a page for every search that matters, in the language of the buyer, and every call measured. What changes from one area to another are the languages and the competition: on the Costa Brava, after Spain, clicks came mainly from France and the United Kingdom; in yours they may be others. That is why we start with the check of your website: within 24 hours you know where you stand.
-
A person who writes to or calls Corredor Mató interested in a property. Visits and clicks are not counted, only people who want to talk about a home. They are the ones who went from seven a month, at the start, to thirty-seven twelve months later, according to the case report.
-
Because sales lived on a separate subdomain and, to Google, they were two different websites: the strength one gained did not help the other, and the website was competing against itself. Once sales moved to the main domain, sales and rentals began to add up. We explain why structure matters in how website architecture improves an agency's SEO.
-
There is a real example: an owner from Mataró asked ChatGPT who to trust with the sale of her building, the answer led her to the Corredor Mató team and, with no active campaigns, she gave them the sole agency instruction. The authority built for Google is the same authority AI answers draw on. We tell the story in when artificial intelligence recommended Corredor Mató.
-
In this case it was two hundred pages, one per town and property type, published in four languages over the year. It is not volume for its own sake: each page answers a specific search, such as “houses for sale in Begur”. In another area, the number of pages is set by its searches and its languages, not by a fixed figure.
