The owner of a luxury home doesn't fill in forms
That is what almost everyone thinks. And it is half true: the luxury owner doesn't respond to “we'll sell your home” or “free valuation” ads. They scroll past, because those ads talk about the agency and not about them.
If your ad doesn't speak to them when they see it, the home ends up in another agency's portfolio.
But that owner doesn't search Google for an agency on just any day. The children leave home, an inheritance or a relocation comes along, and the decision matures over months. Meanwhile they are where we all are: on the sofa, on their phone.
State the price in the first three seconds
- The price comes first. The ad opens with “if your home is worth more than €500,000”. Anyone below that range doesn't write, and your agent doesn't waste a minute on them.
- What matters to the owner. Straight after, the benefit for them: international buyers with cash looking for exactly that kind of home in Valencia.
- The ads learn from your team. Every enquiry goes into a record that the agent checks, and that check goes back to the ads so they look for similar owners.
- There is always a replacement ad. Every 15 days six new scripts are prepared. When an ad wears out, the next one is already filmed.
Thirteen listings in two months, at €437 each
Between May and June 2026, €5,684 was invested. 144 enquiries came in, there were 26 confirmed viewings with owners and 13 listings were signed: six ground-floor holiday properties at €1.5M, a €1,450,000 citrus estate, a 20-hectare masia at €1M. More than €7.9M in the portfolio with a declared price, when a listing through the usual channels costs thousands of euros.
