An island agency
ahead of the multinational

- Win international clientsA website per market, in each buyer's language
The buyer who can't find you doesn't know you exist
The Menorca buyer is not one person. It is the Spaniard searching “casas en venta en Menorca”, the Briton searching “property for sale in Menorca”, and the French and Belgian buyers searching in French. Different people, different budgets and different searches.
In a €700,000 purchase in another country, trust is the product. And the British buyer who can't find you buys from someone else.
The usual approach is a Spanish website with a translate button. But Google doesn't rank translate buttons, and buyers don't trust a website that smells of machine translation. Up against you: portals with decades of head start and multinationals with offices across half the world.
The website wasn't translated: it was built three times
- Search in the buyer's language. Searches were studied separately in English, Spanish and French. In English they add up to around 3,700 a month; in French they don't reach 300. On the island, English is by far the biggest market.
- A foundation that doesn't compete against itself. Speed, light images and Google knowing which language to show in each country. Without that, the English and Spanish websites take strength from each other instead of adding up.
- A page for every real search. Houses in Mahón, apartments in Ciudadela, villas with sea views. Unlike a property listing, which disappears once the home sells, these pages stay and gain strength year after year.
- Reach people earlier, while they are still looking. Articles such as how much a house in Menorca costs, linked to the sales pages. The person asking about prices today is the one buying in a few months.
From 27 to 170 searches in Google's top three
Today Menorcasa's website ranks third in the British buyer's search, ahead of Engel & Völkers. It went from around 34,500 users in 2024 to around 42,600 in 2025: some 3,500 people a month who arrive without paying for the click and stay 8 minutes on average. Nobody spends 8 minutes on a website by accident: that is a buyer making up their mind.
The honest part: this is not 90 days. It is more than two years of continuous work and it isn't finished yet. If you want results within a quarter, advertising suits you better.
- 170searches in Google's top three, up from 27
- 77buyer and seller enquiries in a year, without ads
- +24 %more visitors in a year, from 2024 to 2025
What are seventy-seven more enquiries a year worth?
It is the question an owner asks, not a technician. Enter your figures: how many buyer enquiries end in a deal and what each one leaves you.
Simple arithmetic with your figures, not a promise of results.

Questions about this case
-
Because each buyer searches for different things and Google doesn't rank a translate button. Besides, someone buying a home in another country doesn't trust a website that sounds machine-translated. That is why searches were studied separately in English, Spanish and French, and each one has its own page.
-
More than two years of continuous work, and it is ongoing. This is not 90 days: rankings are built month by month. Getting to the top is half the work; the other half is defending it, because the portals and the multinationals never stop.
-
A form from a buyer or a seller that arrives from Google, without ads. There were 77 in the last year, from that channel alone. Over that year, enquiries arriving this way grew by 19% and the conversion rate went from 18.5% to 20%.
-
Yes, some already come from ChatGPT, a channel that didn't exist two years ago. And it rewards exactly this work: clear pages for each search, in the buyer's language. That is how we work it in Real estate SEO and AI.
-
A single deal with one of the international buyers this channel brings in covers a year of work. After that, the pages are still there bringing in buyers. That is why it is more an asset than a marketing expense.
-
The method travels: study the searches in each buyer's language, create a page for each one and link them together. What changes is the languages and the competition in your area. That is why we start with the check of your website, and we work with only one agency per area and specialism. More in winning international clients.
-
Then this isn't for you, and we say so plainly. If you want results within three months, advertising suits you better, such as Google Ads or Meta Ads. This is so that international buyers find you, and not the portal, for years.
