A beautiful website that almost nobody visited
Olisson Club handles luxury homes in Madrid's best neighbourhoods. Its website looked good on the outside, but nobody knew how many people visited it, where they came from or whether anyone asked for information after viewing a property.
On the portal, the buyer chooses the home, not the agency. And the day you stop paying, you stop existing for them.
Underneath, it was also broken for Google: pages Google took for duplicates, the English version badly linked and key pages Google ignored. Buyers came through the portal, alongside other agencies' ads.
Measure and fix first, advertise later
- Two months without a single ad. Seven tools to measure every visit and every enquiry, and the website fixed underneath before a single new page was written.
- What the buyer really searches for. A study of what people type into Google, neighbourhood by neighbourhood and by type of home. That showed which areas to target first and how much to put into each.
- A campaign per neighbourhood. Salamanca, El Viso, Castellana, Chamberí, Almagro and Recoletos, each with its own ads and its own form, plus variants for buyers from Latin America.
- Area pages that climb on their own. A page for each area, in Spanish and English, so buyers arrive from Google without the agency paying for every visit.
More than 100 direct buyers in 12 months
More than 25,000 people visited the website, over 2,700% more than the previous year, and 40% now arrive by typing the brand name. Olisson Club now ranks in Google's top three for 27 luxury searches, ahead of Engel & Völkers, Sotheby's and Lucas Fox, and is starting to appear in Google's AI answers.
It wasn't a straight line. June and July were the expensive months: 9 enquiries at €183 each, almost double what was forecast. Nothing was paused. In August, with the same budget, there were 20 enquiries a month at €82 each.

No. We didn't ask Olisson Club to drop it: the portal still brings in the buyer who has already decided and is comparing. What changes is that, in parallel, the agency builds its own channel: a website Google shows and that doesn't disappear when you stop paying.

There were no ads in the first two months: the website was measured and fixed. June and July were the expensive months. In August enquiries doubled on the same budget, and between February and April 2026 the searches where it ranks in the top three went from 4 to 27. The full case covers 12 months.

No. In El Viso each enquiry cost €15 and in Castellana, €30; in Salamanca, €356. El Viso and Castellana have brought in 66% of all enquiries with only 12% of the budget. So the money was moved towards them, even though that meant cutting back another campaign.

Because we only count those that can be verified by cross-referencing the agency's client list with the website and ad data. There are more than 130 enquiries that Google records but that arrived by phone without anyone noting where they came from. They exist, but we don't count them until we can track them.

AI draws its answers from the same open web as Google: authoritative websites, content already published, reviews and press. A year ago Olisson Club didn't appear in any of Google's AI answers; today it is starting to be cited. It is the same work as Real estate SEO and AI.
