In the province of A Coruña people search for a home by city, by ría and by village, and your website has to show up in every search

Someone looking for a flat in Coruña does not type what someone looking for a stone house in Bergantiños types. We organise your website so that Google reads it town by town, we write the content for each area and we work so that AI tools quote you. You see how many calls come in.

From the Ferrol ría to the Costa da Morte

Fourteen towns of more than 15,000 inhabitants, and each is searched in its own way

Some type “flats in A Coruña” and others “flats Coruña”. In Santiago people search with “Compostela” and without it, and in Ferrol Spanish and Galician get mixed (“vivendas en Ferrol”). Google treats each variant as a different search. Your website needs a page for every town and for every neighbourhood people name, with its own text and without repeating what the page next to it says. That is the SEO of this place, before any trick.

There are also people looking from outside: Galicians who want to come back and search from another city, and owners with an inherited village house who do not know what it is worth. Being the one they find when they type “sell house in Bergantiños” is what we call being the reference in your area. This is how it splits, city by city:

A Coruña A Coruña Ensanche, Riazor, Monte Alto and the old town are searched separately, with the “A” and without it. One page per neighbourhood with what people ask there, and your Google listing properly placed on the city map. Santiago de Compostela A Coruña Santiago has three audiences: people buying to live, people investing to rent to students and people looking for a home next to the Zona Vella. Each types differently and needs a page of their own, with “Santiago” and with “Compostela”. Ferrol A Coruña Ferrol is searched in Spanish and in Galician, and by neighbourhoods such as Ferrol Vello and A Magdalena. One page per neighbourhood and a Google listing for each office make the local resident find you, and locals are who buy here. Narón A Coruña Right next to Ferrol, Narón is searched as “house in Narón” and as “near Ferrol”. You want both entries so that whoever buys on the ría finds you, however they write it. Oleiros A Coruña Oleiros means a house with a garden and the sea close by, at the gates of A Coruña. It is searched by areas such as Santa Cruz, Perillo or Bastiagueiro, and one page for each picks up that search. Arteixo A Coruña Arteixo is searched by its town and by the Sabón industrial estate area. Whoever works there wants to live close and types “flat in Arteixo” or “house in Barrañán”: say it on your website with one page per area. Ames A Coruña Ames is searched by O Milladoiro and by Bertamiráns, with Santiago in mind. It is the search of someone who lives in Ames and works in Compostela, and it is won by the website that explains the commute and the area. Carballo A Coruña Carballo is the capital of Bergantiños and the gateway to the Costa da Morte. People search “house in Carballo” and “house near Razo”, and you need a page per village and a Google listing in the town.
  • A Coruña and its areaCoruña, Oleiros and Arteixo share buyers. One page per town, without copying the text from one to another, stops Google from confusing them.
  • FerrolterraFerrol, Narón and the ría: searches in Spanish and in Galician, and a website that speaks the language of each.
  • Costa da Morte and BergantiñosStone houses, houses by the sea and second homes. These are searches very much about the place, and a guide of your own for each village picks them up.
  • Compostela and its surroundingsSantiago, Ames and Teo: whoever buys in one looks at the other two. We link the guides to each other so that Google understands the area.
1/4 Technical SEO and architecture

An address for every town and every way of searching

Google reads addresses, not front pages. We build a structure with a page for every city, every neighbourhood and every language, with the variants people type (“Coruña”, “Compostela”, “vivendas”), no repeated pages and Galician and English clearly marked. And everything opens fast, even with poor coverage in the countryside.

2/4 Hyperlocal content

Guides written for your area, not for the whole of Galicia

A portal talks about the whole province. We write a guide per neighbourhood and per town with what buyers ask: how you get to the university or the industrial estate, which schools are nearby, what costs a stone house carries. It goes out under your name, with mentions in local media so that it shows beyond your own website.

3/4 GEO · AI search visibility

So that ChatGPT and Gemini quote you when they are asked about Coruña

People living abroad ask an AI something like “which trustworthy estate agent is there in Santiago to buy a flat”. We work so that your name is one of the answers and we measure which questions you appear in and which you do not yet, so we move first the ones that matter most to you.

4/4 Google Business Profile and local search

Your listing on the map of Coruña, Santiago and Ferrol

Whoever types “estate agent in Ferrol” or “estate agent Santiago” decides with the map. We create and look after the Google Business Profile of each office, with photos, reviews and replies, so that you are seen in the town that matters.

Frequently asked questions about real estate SEO in the province of A Coruña

  • Both. Google treats the variants as different searches and people type it both ways. We use the official form in the titles and pick up the other in the text, in the guides and on the map, without forcing either.

  • It is not required to rank: a large share of home searches are typed in Spanish, and in English when they come from abroad. It does help if your brand is about being close to people and you want the neighbour in Carballo or Ferrol to feel it is theirs. It is done with its own address and its language tag, so that Google does not confuse it with the Spanish one.

  • One for each real office that receives the public. Google does not accept listings in an area where you have no office, so the coast is worked with pages and guides of its own and with the reviews of the sales you have closed there.

  • With pages that describe what someone buying that way looks for: the land, the stone, the renovation, the access, the square metres of plot. Whoever wants a village house first looks for a place, which is why the guide to the area weighs as much as the listing of the house.

  • The portals bring you people who have already decided to look there, and they do it for many agencies at once. SEO brings you people who search for you or for your area, and it does not depend on paying every month to be there. They are channels that add up.

  • We do not give a fixed deadline, and be wary of anyone who does: it depends on what state your website is in today. What you do see every month is which new pages come in, which searches you appear in and how many calls arrive.
