  • Yes. Until 2021, Google My Business was the name of the free business listing on Google; today it's called Google Business Profile, although many people still search for it by its old name. It's what appears on Google Maps and in the map results when someone searches for a real estate agency in your area: address, phone number, opening hours, photos and reviews, with buttons to call you or visit your website.

  • Go to google.com/business with the company's Google account, enter the real estate agency's actual name (without adding areas or keywords), choose “Real estate agency” as the primary category and add the office address and phone number. Google then asks you to verify it, and it decides the method: phone call, SMS, email or video. Until it's verified, you won't be able to reply to reviews or manage it normally.

  • Yes. Creating and maintaining your Google Business Profile costs nothing, and Google doesn't sell better positions on the map. Google Ads can show ads above the map results, but that's a different product and it's paid for separately. What does cost you is time: good photos, posts, replies to reviews and information that's always up to date, which is what helps you climb.

  • Ask for it when the client is happiest: when signing the deposit contract, at the notary's or when handing over the keys. Use the review request link your Business Profile gives you, turn it into a QR code for your business card or send it by WhatsApp or email. Don't offer gifts or discounts in exchange, and don't ask only the people you know will be positive: Google's policies prohibit it and it can cost you your reviews.

  • You can't delete them. If a review breaks Google's policies, for example because it's fake, offensive or from someone who was never a client, you can report it from your Business Profile and Google decides whether to remove it. With the rest, what works is replying calmly, without giving out any of the client's details and offering to talk it over by phone. Anyone who reads the review later will pay as much attention to your reply as to the complaint.
