After working with some of the leading real estate agencies in Spain, I've learnt that successful real estate websites have something in common: they all analyse their competition. However, it isn't just about copying what they do, but about understanding it, adapting it and improving on it to offer a unique proposition that lets you stand out in the sector.

Identifying key competitors in the real estate market

The first thing you should do is identify your direct competitors. Use tools such as Google Search to find real estate agencies that rank well in your area. You can also turn to platforms such as Ahrefs or Semrush for more detailed data on their SEO strategies.

Once you know who your competitors are, visit their websites and look at how they structure their categories. Do they have pages dedicated to specific types of property, such as luxury flats or family villas? This kind of segmentation is key to attracting different client profiles. Take note of what they do well and adapt those tactics to your own real estate website.

Look at how your competitors optimise their pages. For example, the websites of the big luxury real estate agencies usually organise their URLs by city and by property type (flats, houses, penthouses) and work each page towards a specific search, such as “buy a house in Barcelona”. In marketing it's also called benchmarking. The point isn't to copy them, but to find what they do better than you and the gaps they leave, and turn that into a list of improvements for your website.

The agencies that keep appearing in the top results and on the map are your competition on Google, even if they aren't the ones you see on the high street. Also note the portals that appear above you: you're competing with them for the same click.

  • Tools such as Semrush or Ahrefs show which searches a website appears for and in what position; both have limited free options. Without tools, read the titles of their area and property-type pages: they usually say which search they want to win. Then compare that with the queries you already appear for in Google Search Console.

  • Yes. Google's Ads Transparency Center shows the ads each verified advertiser has run: search for the agency's name and you'll see its copy, its formats and the regions where they've been shown. It doesn't tell you how much they spend or which keywords they buy, but it does show which messages they repeat, and that helps you set your Google Ads campaigns apart.

  • A full analysis once a year, or whenever something changes in your area: a new agency arrives, another launches a new website or an important search changes hands. In between, it's enough to check every month the searches that matter most to you and who appears for them. What you shouldn't do is analyse and then do nothing: every review should end in specific changes to your website.
