In Asturias people search for a home by council, by village and by beach, not by “Asturias”

Buyers type “manor house in Llanes”, “flat in Oviedo” or “villa in Somió”. A website with a single “estate agency in Asturias” page answers none of the three. We take care of the technical side, the content for each area and the AI optimisation, so that your agency appears when someone searches exactly where you work.

Asturias by area

Three cities, a long coastline and a lot of countryside: each is searched differently

The Asturian market does not have one centre, it has three. Gijón is searched for by its beach and seafront, Oviedo for its old town and its status as capital, Avilés for its estuary and historic centre. Between them lies a central area where buyers compare: whoever looks at Oviedo also looks at Siero and Gijón. Beyond that axis the search changes: in the east and the west people type the village and the type of home (manor house, village house, country estate), and in the Nalón and Caudal mining valleys, the valley.

That is why we do not rank “estate agency in Asturias”: nobody searches like that. We rank your agency in every council where you work, with a page for each search that matters. The ten towns of more than 15,000 inhabitants add up to 766,106 residents according to the INE and are the ones that call for a page of their own; the rest of the territory is organised by district. If some of your buyers come from other countries, we solve it with our international clients solution.

Gijón Asturias Gijón, with 269,894 inhabitants, is the largest city in the region and is searched by area and by beach: “flat near San Lorenzo”, “house in Somió”. A single city page does not cover them, and many agencies fight over “flat in Gijón”. Oviedo Asturias Oviedo, with 223,968 inhabitants, is the capital of the Principality and is searched by the centre, Calle Uría and the Naranco. Buyers here compare with Siero and Gijón, so your website has to answer all three searches. Avilés Asturias Avilés, with 75,517 inhabitants, has an estuary, a historic centre and the Niemeyer Centre: a search with an identity of its own that a good area page can cover, without being buried under Gijón's. Siero Asturias Siero, with 53,049 inhabitants, sits between Oviedo and Gijón, and whoever searches here is often comparing with both. Pola de Siero, La Fresneda and Lugones are searched by name and each deserves its own text. Langreo Asturias Langreo, with 38,612 inhabitants, is the Nalón valley: Sama and La Felguera are typed separately, and a valley page naming both places answers that search. Mieres Asturias Mieres, with 36,373 inhabitants, is the Caudal valley: flats and village houses for people who live in the district. Here the one who stands out is the agency with a well-kept Google profile and a clear page for the council.
  • Central areaGijón, Oviedo, Avilés and Siero: buyers compare between them. Each has its own page and all are linked, so that Google understands they complement each other and do not compete.
  • The eastLlanes, Ribadesella, Villaviciosa and Cangas de Onís: manor houses, village houses and flats near the sea. People search by village and by type of home, and many buyers write from another region.
  • The westLuarca, Cudillero, Tapia de Casariego and Castropol: coast and small villages, where a well-made page for each town can make the difference. Every village needs its own.
  • Mining valleysLangreo and Mieres, with the Nalón and Caudal valleys: each valley is searched by its towns, and the website has to name them the way the people who live there do.
1/4 Technical SEO and architecture

A website organised by council, not by a generic “Asturias”

Every council where you work gets its own page, with the address, the title and the text built around what the buyer types. We group the villages by district, look after the technical side so Google reads everything without errors and stop the Llanes page and the Ribadesella page from competing for the same search.

2/4 Hyperlocal content

Content that answers how people buy here

We publish what each area asks: what to check when buying a manor house with land, what changes between living in Gijón or Oviedo, what a family relocating for work needs or someone looking for a second home by the sea. We write it with real place names and with your agency's judgement.

3/4 GEO · AI search visibility

Get ChatGPT to name you when people ask about living in Asturias

Someone thinking of moving north asks ChatGPT, Gemini or Perplexity: where to live all year round, what the difference is between Llanes and Ribadesella, whether Oviedo or Gijón is the better choice. We work so that those answers cite your agency as a reliable source, and we measure which ones you appear in.

4/4 Google Business Profile and local search

Your office on the map, in its city and in its village

Someone typing “estate agency near me” sees the map listings first. If you have an office in Gijón and another in Oviedo or Llanes, each one needs its own Google Business Profile, with photos, posts and answered reviews. That way the owner finds you in the neighbourhood or the village where they live.

Frequently asked questions about real estate SEO in Asturias

  • It depends on your client. Buyers usually type in Spanish, sometimes with the Asturian name of the place, and those forms can be included within the same page. Before proposing pages in Asturian we measure what is searched in your area and decide with data.

  • Yes, if you work there. The search is small but very specific: whoever types “house in Cudillero” already knows where they want to buy. A well-made village page and a well-kept Google profile are often enough to appear.

  • They type from their own city, but they search for the destination: “flat in Llanes”, “house in Ribadesella”. We rank that destination, with pages that explain the area to someone who does not live there (how to get there, what is nearby, what it is like in winter), not the word “Madrid”.

  • With a well-organised listing: size of the land, buildings, distance to the village and the beach, and photos of the surroundings. With those details clear, Google knows what the property is and shows it to someone searching for exactly that.

  • Yes. You set the opening hours for each season and keep them up to date, and the profile counts just the same for the map. We explain it in our article on Google Business Profile.

  • An owner thinking of selling looks at who appears when they search for their village. If your website has a page for that place with real data and nearby sales, they call you before anyone else. We develop it in winning property owners.
