In Gran Canaria people search “bungalow for sale” and “bungalow for a week”, and only the first search is yours

Next to “flat in Vegueta” or “Immobilien Maspalomas” come “hotel Playa del Inglés”, “Dunes excursion” or “flights to Gran Canaria”. We choose the searches of whoever buys or sells, set the rest aside and tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Gran Canaria by search

A capital of neighbourhoods, a south of bungalows and an east of families: three campaigns, not one

In Las Palmas people type the neighbourhood, in Spanish and in a hurry: “flat Ciudad Jardín”, “house Tafira”. In Maspalomas and Playa del Inglés they type the type of home, often in English, German or a Nordic language, and in between there are plenty of visitors who only want a week. Telde, Vecindario or Ingenio are searches for family homes on the island. Mixing them in one account is paying the same click for people who are nothing alike.

That is why each area has its own campaign, budget and landing page, and the searches of those who are only on holiday are set aside from the start. The owner who wants to sell is another client, with a valuation campaign of their own, which we run with our solution to win property owners. This is how it is divided:

Las Palmas de Gran Canaria Gran Canaria Searches by neighbourhood and in Spanish: “flat in Vegueta”, “house in Tafira”, “apartment Las Canteras”. One ad per neighbourhood, with no money for rooms or student lets. Telde Gran Canaria A flat or house in Melenara, Salinetas or La Garita, and family homes in San Gregorio. Ads with the neighbourhood name, and out with whoever looks for jobs or rentals. Santa Lucía de Tirajana Gran Canaria “House in Vecindario” or “flat Sardina del Sur”: searches by island families. A modest campaign, with a landing page for the area and no money for what the visitor from the south types. San Bartolomé de Tirajana Gran Canaria Here we bid on “bungalow for sale Playa del Inglés” or “Wohnung Maspalomas kaufen” and set aside “hotel San Agustín”, “Maspalomas Dunes excursion” or “holiday rental”. One ad per language and per type of home. Arucas Gran Canaria Village houses and fincas, in the old town or towards Bañaderos. Few searches and very specific ones: the campaign is small, each click is weighed and whoever plans to visit the distillery is left out. Agüimes Gran Canaria A village house in the old town, an apartment near Arinaga beach, a finca in Temisas: three small campaigns within a single municipality, each with its own search. Ingenio Gran Canaria Homes in Carrizal, in El Burrero or in the old town, searched by island families. A single ad per area and a landing page with what is asked there. Gáldar Gran Canaria Homes in the old town of Gáldar, in Sardina del Norte and around Cueva Pintada. A campaign tightly limited to the northwest and to Spanish, with no clicks from whoever is planning a museum visit.
  • Las PalmasNeighbourhood by neighbourhood, in Spanish. Ads that name Vegueta, Alcaravaneras or Tafira, and a valuation campaign for the flat owner.
  • Tourist southMaspalomas, Playa del Inglés and San Agustín, with one ad per language. The list of exclusions for hotels, excursions and rentals is long and reviewed every week.
  • East and southeastTelde, Ingenio, Agüimes and Santa Lucía: families and a quiet coast. Small campaigns per village and a landing page for the area.
  • NorteArucas and Gáldar. Few searches, very specific: we limit it to the village and measure each call before raising the budget.
1/4 Google Search · keywords

You pay for the bungalow someone wants to buy, not for the one they want for a week

“Bungalow for sale Playa del Inglés”, “flat Vegueta” or “Immobilien Maspalomas” are in. “Hotel Playa del Inglés”, “Maspalomas Dunes excursion” and “bungalow rental week” stay out. The surplus terms are set aside at the start and every week we go over the real searches that led to a click.

2/4 Valuation campaigns

The owner selling a bungalow from Germany and the one selling a flat in Triana

“Bungalow verkaufen Maspalomas” or “how much is my flat worth in Las Palmas” are searches by someone thinking of selling. Your valuation ad appears, they request it in a minute and the alert reaches you. It works for the neighbour in the capital and for the foreign owner who now rarely uses the home in the south.

3/4 Remarketing · YouTube and Display

For whoever looked at the villa in San Agustín from Bergen and did not write to come back

Someone looking from another country usually views several homes before writing to anyone. Whoever saw this one on your website meets it again on YouTube, in Gmail or on the pages they read, in their own language, while they are still deciding. Afterwards, they are left in peace.

4/4 Measurement and conversions

You know whether a call from the capital or one from the south pays off more

We track calls and forms by area, by language and by ad. With each month’s summary you see which campaign ends in a sale and which only adds clicks, and the budget moves towards what closes: the capital, the south or the east.

Frequently asked questions about Google Ads in Gran Canaria

  • They come if it is not filtered. That is why words are combined: “for sale”, “buy” or “kaufen” yes; “rental”, “week” or “hotel” no. And every week we look at what people typed before clicking, to close whatever has slipped through.

  • Two campaigns within the same account, each with its own budget, its own tracking number and its own landing page. You know which office receives each call, and the money moves between them according to what ends in a sale.

  • Yes, with small, well-limited campaigns. They are searches for family homes on the island, and you pay only for the village that interests you. Before raising the budget we measure how many calls it brings.

  • Yes, each language with its own ad, landing page and form. A German buyer searching “Wohnung kaufen” should land on a listing in German and not one in Spanish half translated.

  • They complement each other: SEO brings searches without paying per click and takes its time, and Google Ads reaches whoever is searching right now. The ads build on the pages you already have, and what is seen in one feeds the other. We explain it in real estate SEO.

  • Yes: every month you receive the searches that ended in a call or a form, with area and language, and those that spent without bringing anything. That way you decide what is reinforced and what is switched off with data and not with hunches.
