In Tenerife “house” is typed by whoever buys and by whoever is planning a holiday, and you should only pay for the first

Next to “villa Costa Adeje” or “flat Santa Cruz” come “hotel Playa de las Américas”, “Teide excursion” or “ferry to La Gomera”. We choose the searches of whoever wants to buy or sell, leave out the rest and tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Tenerife by search

An island with two airports and two ways of searching, and bidding that cannot be mixed

In the south, the buyer searches in English, German or a Nordic language and types the name of the development. In Santa Cruz, in La Laguna or in the La Orotava valley, they search in Spanish, with the neighbourhood first and in a hurry. If you put both in the same campaign, the budget gets shared out with no logic. Each area gets its own account, its own money and its own landing page.

On top of that, “Tenerife” drags in many visitors who have not decided anything yet. So we start with the searches that already name a place and a type of home, and leave out what someone types who wants a hotel or an excursion. The owner who wants to sell is another client, with a valuation campaign of their own, which we run within our solution to win property owners. This is how we organise it:

Santa Cruz de Tenerife Tenerife People search by neighbourhood and in Spanish: “flat in Ofra”, “house near Las Teresitas”. Ads with the neighbourhood in the headline and everything that smells of rooms or seasonal lets left out. San Cristóbal de La Laguna Tenerife Searches for a house in the old town, a chalet in Tejina or a flat near the tram. Rooms and student flats are excluded, as they spend clicks without buying. Arona Tenerife “Apartment Los Cristianos” or “Wohnung Playa de las Américas”: each language gets its own ad. We set aside what is also typed in the area: hotel, ferry to La Gomera, boat trip. Granadilla de Abona Tenerife El Médano attracts whoever wants a home for the wind and the sea, and the rest of the municipality whoever wants to live near the airport in the south. Two small campaigns, with no money for windsurfing lessons or car hire. Adeje Tenerife In Costa Adeje the buyer and the tourist type similar words. We pay for searches with a development or a type of home (“villa with pool Adeje”) and leave the theme parks and excursions aside. La Orotava Tenerife Homes in the valley and the old town, searched by name: “Canarian house La Orotava”, “finca in La Orotava”. Small campaigns with a landing page of their own; excursions to Teide are set aside. Los Realejos Tenerife Searches for a village (Icod el Alto, San Vicente) and for a house with land. There are fewer and they are more specific, so we adjust click by click and pay for what names the place. Puerto de la Cruz Tenerife Here “Loro Parque”, “Lago Martiánez” or “hotel” can fill the account with clicks that do not buy. We pay for “flat Puerto de la Cruz” or “house La Paz” and set aside what the visitor types.
  • Southern coastArona and Adeje are searched in several languages. One ad per language and per resort, with a long list of exclusions for hotels, theme parks and excursions.
  • Santa Cruz and La LagunaSpanish, neighbourhood and tram. Small campaigns with the neighbourhood name already in the ad, and the valuation one for the owner who wants to sell.
  • La Orotava valleyLa Orotava, Los Realejos and Puerto de la Cruz: homes with gardens and views. Village searches, few but very specific.
  • SoutheastEl Médano and Granadilla: the buyer of wind and sea and the one who lives next to the airport. Separate campaigns so one is not mixed with the other.
1/4 Google Search · keywords

You pay for whoever buys in Tenerife and leave out whoever books a hotel

“Villa with pool Adeje”, “house La Orotava” or “Wohnung Los Cristianos kaufen” are in. “Siam Park tickets”, “Teide excursion” and “hotel Playa de las Américas” stay out. We add exclusions from day one and every week review what people typed just before clicking.

2/4 Valuation campaigns

The owner asking what their home is worth, from here or from another country

“How much is my house worth in La Laguna” or “sell my apartment Tenerife” are searches by someone thinking of selling. They see your valuation ad, request it in a minute and the alert reaches you. It works for the neighbour in Santa Cruz and for the Briton who owns an apartment in the south and rarely uses it.

3/4 Remarketing · YouTube and Display

For whoever looked at the Costa Adeje home from Oslo and did not write to come back

Someone looking from far away compares for days, and few write the first time. Whoever saw that home on your website meets it again on YouTube, in Gmail or on the pages they read, in their own language, while they are still deciding. Afterwards, they stop seeing it.

4/4 Measurement and conversions

You know whether a call from the south in English costs more than one from Santa Cruz in Spanish

We track calls and forms and separate them by area, by language and by campaign. Every month you see which part of the island brings sales and which only brings clicks, and the money moves towards the one that ends in a signature.

Frequently asked questions about Google Ads in Tenerife

  • One per area. Searches in the south and those in Santa Cruz have little in common, and mixing them shares out the budget with no logic. We start with the area where you already sell most and, with what we learn, open the next one.

  • In the language of whoever buys. We look at where your latest contacts came from and start with that language: the ad, the landing page and the form go together. If another language is added later, it gets its own campaign, and if you already work on SEO, it builds on those pages.

  • Yes, with small campaigns. Someone who types “house in Los Realejos” or “finca La Orotava” usually knows where they want to live. We limit it to the villages that interest you and measure each call before raising the budget.

  • Yes. Each area has its own tracking and its own form, so you know which ad each call came from. With that we compare what each contact costs between the north and the south, and every month we move the budget to where you close.

  • It is almost always in the searches: “houses Tenerife” was being paid for and the buyer was mixed with the visitor. We review what people typed before clicking, set those terms aside and write ads that name the area and the type of home.

  • With a review every week and without going through the office. Before launching anything we talk about your area, your homes and what you have already tried. We are at Passeig de Gràcia, 46, and we work with luxury agencies in different parts of Spain, not only Catalonia.
