When a home in Costa Adeje sells, your website has to find out before the buyer who is looking at it

On the outside it is a polished website; on the inside there is a CRM, two or three portals and a search that all have to say the same thing. We connect them, keep everything up to date and explain it to you without jargon.

  • One single place for your properties

You enter the property once, in your CRM, and it appears on your website by itself. Nobody copies listings by hand or forgets to remove what has been sold.

  • Fast on any mobile

Your buyer looks at you from a mobile, often from another country. Listings that open fast, photos that do not weigh the page down and the button to call you always within reach.

  • You talk to the people who build it

The team that builds your website is the one that maintains it. If you want a change or something breaks, you talk to a person who knows your website, not to a form.

Tenerife, inside the website

A portfolio split between north and south, and a website that cannot contradict itself

An agency with homes in Adeje and in La Orotava usually has the same property in the CRM, on two portals and on its own website, each with the price from the last time someone touched it. The buyer sees it and grows wary. This is where development matters: a piece of data is changed once and updated everywhere, and what has sold stops appearing without anyone having to remember.

The search has to tell an apartment in Los Cristianos from a finca in Los Realejos and let people filter by what the buyer asks: area, seafront, views, bedrooms. And each listing exists in the language of whoever buys and opens fast, even when someone views it from abroad. It is the foundation of international clients and of any campaign that sends traffic to your listings. This is how we apply it:

Santa Cruz de Tenerife Tenerife Website and CRM for an office in the capital: if a flat is reserved or sold, it disappears from the website and the portals without anyone touching it. Filters by neighbourhood, for whoever looks near the tram or the sea. San Cristóbal de La Laguna Tenerife A search that separates the old town from the coastal villages such as Tejina or Bajamar, so that someone looking for a patio does not see chalets and vice versa. Arona Tenerife Listings in English, French and German, each with its own address, for whoever views apartments in Los Cristianos and Las Galletas from another country. And filters by distance to the beach. Granadilla de Abona Tenerife A search that understands “near El Médano”, “near the airport” or “with land”. Light listings for the phone of whoever browses from the terminal itself. Adeje Tenerife A portfolio with many similar villas and apartments: the search filters by development, by views of La Gomera, by pool and by bedrooms, and each listing appears in several languages. La Orotava Tenerife Few homes, very different from each other: listings with plenty of text and plenty of photos that open fast, and a search that filters by neighbourhood in the valley and by type (home with history, finca). Los Realejos Tenerife A search with “land” and “views” as filters of their own, for whoever wants a finca or a village home. The data updates itself from the CRM. Puerto de la Cruz Tenerife Filters by neighbourhood and by “near the promenade”, and a listing that first shows what the local buyer asks. All connected to the CRM so that what has sold disappears straight away.
  • One portfolio, two coastsThe same CRM feeds the website for the north and the one for the south, with filters that separate the areas and listings in each buyer’s language.
  • PortalsIdealista, Fotocasa and whichever others you use receive the data from a single place, and your website shows the same as they do.
  • LanguagesSpanish, English, French and German, with an address of its own for each version and no half-baked translations.
  • SpeedLight photos and clean code so that the listing loads on a phone with a weak signal, on the coast or in the valley.
1/4 Connection with your CRM and the portals

A single place where the price is changed, and everything else copies it

Your website, your CRM and the portals where you advertise talk to each other. The agent in Santa Cruz reserves a flat, the one in the south lowers the price of a villa, and everybody sees the same. The ad for the home that is no longer there disappears, and so does the price that does not match the portal’s.

2/4 Property search

A search that tells north from south and understands what the buyer asks

Municipality, area, price, bedrooms, seafront, views or pool: the buyer ticks what they want and sees only what fits. Someone searching in the valley does not get lost among apartments in the south, and someone searching by the sea does not have to open listings for the countryside.

3/4 Multilingual website

Each listing in the language of the buyer, with its own address

Spanish, English, French and German: each version of the listing has its own address and is written by a person, not a half-baked translator. That way Google shows the Briton the listing in English and the German theirs. If your market needs another language, it is added.

4/4 Loading speed

A listing that opens fast on the phone of someone browsing from the terminal or from another country

Light photos, clean code and a server that responds well. The listing opens with a weak signal, on a terrace on the coast or in a village in the valley, and from outside Spain too. And Google likes it: a fast website ranks better.

Frequently asked questions about web development in Tenerife

  • With the connection to the CRM: whatever is marked there as sold or reserved is removed or labelled on the website. Old listings are not deleted blindly, because they hold a position on Google: they are redirected to similar homes in the same area.

  • Almost always, if it lets you export the data or has an open connection. We check before proposing anything and tell you what connects as it is and what would need adjusting.

  • Yes, if the data is in the listing. We define with you the filters your buyer uses (views, seafront, pool, land) and they are filled in when the home is added. A filter with no data behind it is useless, which is why the data is requested in the CRM.

  • The one your team already uses and knows how to keep up to date, as long as it allows a connection to the website and the portals. Changing CRM only pays off if the current one does not allow that connection.

  • Not necessarily. Before moving anything we make a list of the pages that bring visits today, and each one is moved with its address or redirected to the new one. The work already done is kept.

  • Yes: each form enters your CRM with the home they asked about, the language and where they came from. That way you see which listings bring calls and which only bring visits, which is the basis for measuring any ad that sends people to your website.
