Someone who spent a week in Tenerife, fell for a home and left you their email is still on your list, waiting for the one that fits

Buyers who looked at the south and the north, owners who now live abroad and contacts from a trade fair long ago: almost all of them are still there. We sort the list, write to each one by area and by language, and alert you when someone asks for a viewing.

  • An email people look forward to

A newsletter about your market: what is selling, at what price and the house of the month. It gets opened because it is useful, not because it nags.

  • To each their own

Buyers, property owners and investors receive different emails. Nobody receives a house they are not looking for or an offer they did not ask for.

  • You make the call

When someone replies or asks to see a house, you get an alert with their name and what they are looking for. You just call.

Tenerife, in your inbox

Your list has contacts who passed through Tenerife for a week and others who have never left

In the list of a Tenerife agency you find the couple from Glasgow who viewed three homes in Adeje, the father in Santa Cruz who wanted a flat near the school and the owner in Los Realejos who said “later”. Their emails are still in the CRM, in a spreadsheet and on the cards from a trade fair, and none of them knows what you have today.

That is why we separate by area (north, south and metropolitan area), by language and by what they are looking for, and each list gets its own email. With sixteen towns of more than 15,000 inhabitants, writing the same thing to the whole list makes many stop opening it. If a contact lives abroad, their email arrives in their language, as our solution for international clients explains. This is how we apply it:

Santa Cruz de Tenerife Tenerife Buyers in the capital who asked for flats with a lift or near the tram. A list per neighbourhood and an alert when a home that fits comes in, in Spanish and with the neighbourhood in the subject line. San Cristóbal de La Laguna Tenerife Contacts who looked near the university and families who looked for a garden. Two lists, two emails: old-town homes for the first and chalets in Tejina or Bajamar for the second. Arona Tenerife Buyers who visited Los Cristianos on a trip and left their email. An alert in English when an apartment comes in in their area and a newsletter about what is happening in Las Galletas and at the harbour. Granadilla de Abona Tenerife Contacts in the southeast, from El Médano to the airport: sporty people and those who want a quiet life. Short emails with homes in the area and a separate list for whoever wants a second home. Adeje Tenerife Buyers from abroad with their eyes on Costa Adeje. We write to them when an apartment with views or a villa comes in, in their language and with the photos up front. La Orotava Tenerife Contacts looking for homes with history in the valley. A slow-paced newsletter, with one home per email, the story of its neighbourhood and an invitation to see it. Los Realejos Tenerife Contacts in the north looking for a finca or a village home. Emails with the new home, its land and its orientation, sent only to those who asked for that area. Puerto de la Cruz Tenerife Contacts who first knew Puerto de la Cruz on holiday and now think of living there. Emails with what has changed in the neighbourhood and the homes that have come in this month.
  • The south listBuyers from abroad, in English or German. New-home alerts and a newsletter about the coast.
  • The north listFamilies and residents of the island, in Spanish. Emails with homes in the valley and the villages.
  • The capital listNeighbourhood and flat buyers. A subject line with the neighbourhood name and short emails.
  • Property ownersThose who said “later”, whether they live on the island or abroad. An email now and then with what has sold nearby and an invitation to value their home.
1/4 Contact base · lists

Each contact in their own list: north, south, capital and owners abroad

Everything you have scattered around, from the CRM to a spreadsheet by way of the cards from a trade fair, ends up in a single list with no duplicates. We sort it by area of the island, language and type of home. That way, someone who wanted Adeje in English and someone who wanted a flat in Santa Cruz stop getting the same email.

2/4 Newsletter · your market

One email a month about what is happening in Tenerife, told by you

What has sold nearby, a home worth seeing and a guide for whoever is thinking of buying or selling, with your brand and your tone. One edition in Spanish and another in English, and in German if your list needs it. No templates that look like everyone else’s.

3/4 Automatic alerts · buyers

A villa comes in in Costa Adeje and we write, that same day, to whoever asked for one

When you win a home, the system searches your list for whoever asked for something similar: area, budget, bedrooms. Those people get an email that same day with the photos up front and in their language, before any portal has it. Whoever asks for a viewing notifies your phone at that moment.

4/4 Reactivating contacts

Those who asked months ago and are looking again today

In every list there is someone who wrote months ago, saw nothing that suited them and never came back. We send them a few emails with what has come in since. Some write again; others let you know they have already bought, and with that you know who to stop writing to.

I have been investing in Ads with Landing Agency for a few months to win apartment listings. The truth is the result has been very good, and above all the follow-up from the team. 100% recommended.

Frequently asked questions about email marketing in Tenerife

  • They are taken off the buyer lists so we do not write to them about homes they no longer want. If they bought through you and gave their consent, they move to a client list, with a different kind of email.

  • It is reviewed before anything is sent: each contact must have given consent and be able to unsubscribe with one click. Where it is unclear, we first send an email asking them to confirm they want to continue, and we do not write to an unreviewed list.

  • We only write to whoever asked for something similar. If few people on your list wanted a two-bedroom apartment in Costa Adeje, the alert reaches those few and not the rest. You write less and hit the mark more.

  • Yes: a small, well-ordered list performs better than a large, mixed one. With few contacts, a well-written email for each group is more noticeable, and homes in the north have their own audience. If you also want to bring in owners, we cover it in winning property owners.

  • It helps, but it is not essential: if your contacts are in a spreadsheet, we sort them there. Once you have a CRM, it is connected and the new-home alerts go out on their own.

  • Every month we tell you how many were opened, who tapped on a home and who asked for a viewing, and we cross that with what happened next: how many viewings there were and which ended in a sale. What does not bring calls gets corrected.
