  • What sets it apart: the orientation, the light in mid-afternoon, whether you can hear the sea, what is outside the door. The video tells what living there would be like and does not repeat the pool and blue sky already seen in every ad.

  • Yes. The buyer in the north tends to browse slowly and choose by surroundings, so carousels with many photos of the valley and the street work, and so do stories that lead to the listing. They are shown to people who live on the island and to those who already know it.

  • Always. Before publishing we agree the photos and what is shown and what is not. If they prefer discretion, the ad states the area and not the street, and the address is given once the buyer has spoken to you.

  • We prepare a first message that says when you reply and collects name, telephone and which home they are interested in. The next morning you have it sorted and call or write with everything noted down.

  • Each ad carries its own link to the listing, so you know which home, which format and which audience brought each message. You note the viewings in your CRM and we cross them with the ads to see which ones reach the front door of the home.

  • They are the same tool and can be run together. The approach changes: on Instagram the home comes in through the image, and on Facebook often through the owner and the neighbourhood.
