In Tenerife the buyer types the name of their corner of the island, and your website has to be the one that answers

Almost every agency on the island has a website. Few have one page for Los Cristianos and another for El Médano, and even fewer in the language of whoever is typing. We take care of the technical side, the content and getting AI to cite you, area by area.

Tenerife by area

Sixteen towns, 861,417 inhabitants and an island that is searched by the south, by the north and by the capital

Tenerife has two airports, the one in La Laguna and the one in Granadilla de Abona, and its buyers also arrive through two doors. In the south they come from the United Kingdom, Germany or the Nordic countries and type “apartment Los Cristianos” or “Immobilien Costa Adeje”. In Santa Cruz and in the north, residents of the island and the mainland search in Spanish, by neighbourhood and with school and work in mind.

A website that treats the island as a single block loses both. You need a page with content of its own for each area where you sell, linked together and, if your buyer lives abroad, in their language too, as our solution for international clients explains. This is how the work is split by town:

Santa Cruz de Tenerife Tenerife Capital of the island, with Anaga, Las Teresitas and neighbourhoods such as Ofra or Salamanca. People search in Spanish and by neighbourhood, and the website needs a page for each one with what is asked there: schools, the tram, quiet streets. San Cristóbal de La Laguna Tenerife A historic centre, a university and coastal villages such as Bajamar or Punta del Hidalgo. Someone buying in Tejina is not looking for the same thing as someone viewing a house next to the cathedral: each area needs its own page and its own vocabulary. Arona Tenerife Los Cristianos, Playa de las Américas and Las Galletas are searched by name and in several languages. One page per resort, with what is asked in each, stops them competing with each other. Granadilla de Abona Tenerife El Médano is searched for its bay and its wind, and the rest of the municipality for quieter homes near the airport in the south. They are two different searches and need two pages. Adeje Tenerife Costa Adeje, Fañabé or La Caleta: the buyer names the place and often does so in English. Pages per resort and the municipality spelled out properly, so that Google does not mix it up with its neighbour. La Orotava Tenerife The valley and its old town of wooden balconies are searched for their character, with Teide in the background. This buyer reads before calling, and a guide to the valley serves them better than a list of properties. Los Realejos Tenerife Icod el Alto, San Vicente or the Rambla de Castro: searches for a village and for the sea in the north. One page per village and a well-kept Google listing help put you in front. Puerto de la Cruz Tenerife A long-standing tourist destination where families also live. It is searched by Playa Jardín, La Paz or Punta Brava, and the challenge is for the website to tell the tourist from the buyer from the very first line.
  • Metropolitan areaSanta Cruz and La Laguna share a tram and a university, but they are searched separately. Two sections of the website, each with its own neighbourhood vocabulary.
  • Southern coastFrom Los Cristianos to Costa Adeje there is a stretch of coast with searches in several languages. It calls for one page per resort and one Google listing per office.
  • Valley and northLa Orotava, Los Realejos and Puerto de la Cruz: homes with gardens and views of Teide or the sea. Long, well-linked guides rather than isolated listings.
  • Anaga and the northeastAnaga, Las Teresitas and Bajamar are corners searched for by name. Whoever has a page that tells their story is the one who finds them.
1/4 Technical SEO and architecture

A website where every municipality and every resort has its own address

We organise the island by municipality and, within each, by resort: the addresses, the titles and the links follow that logic. That way Google knows Los Cristianos belongs to Arona and La Caleta to Adeje, the site loads fast on the signal of a phone on the beach and a home that has sold stops appearing.

2/4 Hyperlocal content

Guides to every corner, with real data and your signature

What is bought in the old town of La Laguna, what someone viewing a house in La Perdoma asks, what sets an apartment by the harbour in Los Cristianos apart from a home inland in Adeje, what paperwork buying from another country involves. Each piece carries your name and links to the rest of your site.

3/4 GEO · AI search visibility

Let AI name you when they ask whether the north or the south suits them

Someone torn between Adeje and La Orotava is already asking ChatGPT, Gemini or Perplexity before calling anyone. We prepare your website so they cite you when they answer, in Spanish and in the languages of your buyers, and every month we check in which questions you appear.

4/4 Google Business Profile and local search

Your listing on the map, one per office and up to date

Someone strolling through La Laguna or Costa Adeje who is looking for an estate agent opens the map on their phone. The office comes up with opening hours, real photos and reviews answered in the language of whoever left them. We update the listing of each office, as we explain in the guide to your Google listing, and keep it alive.

Frequently asked questions about real estate SEO in Tenerife

  • Yes, but not with the same page. Whoever searches in the capital types by neighbourhood and in Spanish, and needs content of its own for that area. We build a section for the metropolitan area, with its vocabulary, and link it to the rest so Google sees that you work there.

  • We start with the language that brings you contacts today: if they are British, English. German is added when you see visits from Germany reaching your listings. Each version has its own address and is reviewed by a person.

  • It is a heavily contested search that mixes the tourist with the buyer. It works better with what the buyer adds: the development, whether it is seafront, how many bedrooms. And with a guide that answers them before they compare with another website.

  • Yes. An AI cites whoever explains a place best, and if your website tells what life is like in La Orotava or Los Realejos, with real data and no clichés, it has something to cite you from.

  • Yes. Someone who bought an apartment in the south years ago and now lives far away looks up what it is worth and how it is sold before talking to anyone. A page that answers in their language puts you on their path, and it is the first step to winning property owners.

  • No. We start with what sells you most: the Google listing up to date, one page per area where you work and a few guides. The rest grows with what you see working.
