The Canary Islands, island by island

Two provinces, seven islands and a search engine that mixes them up if your website does not keep them apart

The Canary Islands have 37 towns of more than 15,000 inhabitants, adding up to 1,957,003 people according to the INE, spread over five islands with very different markets. In the south of Tenerife, in Maspalomas or in Playa Blanca, many buyers search from abroad, in English, German or Dutch. In Las Palmas de Gran Canaria and Santa Cruz de Tenerife people search in Spanish and by neighbourhood. And in Lanzarote, Fuerteventura or La Palma the name of the village or the beach is almost always what gets typed.

The aim is not to rank for “estate agent in the Canary Islands”, which nobody types. The aim is for your website to have a page with content of its own for each island, each municipality and each area where you sell, and for all of them to be linked together. If part of your buyers live abroad, those pages also exist in their language, as we explain in our solution for international clients.

  • South of TenerifeCosta Adeje, Los Cristianos and Playa de las Américas are searched by name and in several languages. Adeje and Arona are different municipalities, and your website must not confuse them when writing about them.
  • South of Gran CanariaMaspalomas and Playa del Inglés belong to San Bartolomé de Tirajana, and Puerto de Mogán to Mogán. Google understands the place if your website uses the name people type and that of the municipality.
  • North of FuerteventuraCorralejo and El Cotillo are in La Oliva. Whoever searches for them wants to know what living there is like, and the website has to tell it instead of listing homes.
  • Coast of LanzarotePlaya Blanca in Yaiza, Puerto del Carmen in Tías and Costa Teguise in Teguise are searched as three different markets. A page per resort stops them competing with each other.
  • North of TenerifePuerto de la Cruz, La Orotava and Los Realejos are searched more in Spanish and by neighbourhood, with buyers from the island and from the mainland. It is a different vocabulary from the south.

Frequently asked questions about real estate SEO in the Canary Islands

  • No. One domain is enough, with a section for each island and pages of their own for each municipality and area where you sell. An agency with an office in Tenerife and another in Lanzarote can rank both islands from the same site, as long as each page says something that is only true of its place.

  • We translate what has demand: first the pages of the areas where you sell most and the property listings. Each version with its own address and reviewed by a person, not by an automatic translator. We look at which countries your visits come from today and start with that language.

  • They are broad and heavily contested searches. The island page works as a door and sends the visitor on to the pages of each area, which is where the call is decided. What brings most clients is usually the search that names the place and the type of home.

  • Yes. Even if they do not have a card of their own on this page, each island can have its own section with a page per town. The searches are small, and with a well-kept Google listing and a guide to the island you are already in front of whoever searches for it by name.

  • Yes. The owner who bought years ago and now lives in another country types “sell house in Tenerife”, or its equivalent in English or German, before calling anyone. A page that answers in their language puts you in front of them, and it is the first step to winning property owners.
