In the Region of Murcia not everyone who searches for a home wants to buy one, and you pay only for those who do

In the capital, searches for student rooms and jobs creep in; on the coast, holiday-let searches. We choose the words that bring someone with a home to buy or sell, split the budget between capital, coast and interior and tell you what every call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

What you pay for and what we rule out

Three markets, three different budgets

The same word does not mean the same thing in every part of the region. In Murcia city people search by neighbourhood and type of home, with two universities nearby that fill the searches with rooms to rent. Around the Mar Menor and on the Costa Cálida people search for a “house near the sea” in Spanish and English, among a lot of holiday lets. And in Lorca and the Guadalentín people look for a home to stay in, with a more local search.

That is why there is no single campaign for the whole region: there is one per market, each with its own list of excluded words and its own budget. The owner who asks what their home is worth goes separately, in a valuation campaign; we cover it in winning property owners. This is how the account is split:

Costa Cálida 7 towns Here we advertise in Spanish and English. We pay for searches with a municipality name next to villa, bungalow or apartment, and rule out anything that sounds like a holiday let. Murcia Region of Murcia 479,405 inhabitants. Campaigns by neighbourhood and type of home, and a long list of exclusions to remove searches for student rooms, which get mixed in with buying. Cartagena Region of Murcia 220,704 inhabitants. Two separate campaigns, one for the city and one for the Cartagena coast, because someone searching in Cabo de Palos or La Manga is not the same client as someone searching in the urban centre. Lorca Region of Murcia 98,969 inhabitants. A small campaign with the word Lorca and its areas, plus a valuation one for the owner who wants to sell: here the budget works if it is short and well aimed. Molina de Segura Region of Murcia 78,458 inhabitants. This is the buyer who compares Molina with Murcia: ads naming the municipality and its residential estates, and a landing page showing the homes here and not those in the capital. Alcantarilla Region of Murcia 43,876 inhabitants, right next to Murcia. A small market: a single campaign with the municipality name, without spending on capital words that bring nobody to this listing. Torre-Pacheco Region of Murcia 41,479 inhabitants and golf resorts. One ad in Spanish for whoever lives in the area and another in English for the buyer from abroad, each with its own landing page.
  • Murcia and its huertaThe capital, Molina de Segura and Alcantarilla share searches from buyers who work in the city. We bid by neighbourhood and by municipality, not on the bare word “Murcia”.
  • Campo de Cartagena and the Mar MenorCartagena, Torre-Pacheco, San Javier and Los Alcázares: a home to live in, a second home and the buyer from abroad. Ads in two languages, with firm exclusions against holiday lets.
  • Guadalentín ValleyLorca and its surroundings: homes to live in all year round, with small campaigns and a valuation for the owner. The search is local and the click is paid for bit by bit.
1/4 Google Search · keywords

You pay for the search of someone who buys, not someone who looks for rooms

We leave out what only spends: student rooms, holiday lets, job offers and portal names. Every week we review what people typed before clicking and refine the list, so the money reaches whoever names a municipality next to a type of home.

2/4 Valuation campaigns

The owner who wants to know what their huerta or village home is worth

Someone unsure about selling types “how much is my house in Molina worth” or “flat valuation in Cartagena”. Your ad appears, they request the valuation in a moment and the alert reaches your phone. You arrive before the portal and before the agency across the street.

3/4 Remarketing · YouTube and Display

Someone who looked at a home from another country and did not call

The buyer from abroad compares for weeks and looks again. We remind them of the property they opened on your website, on YouTube, in Gmail or on the pages they read, and we do it in their language, until they decide to write to you and no longer.

4/4 Measurement and conversions

You know which campaign every call comes from

We count every call, every WhatsApp message and every form, and match them with your viewings and your sales. You see whether the capital, the coast or the interior pays off more, and each month we move the money towards what brings clients.

Frequently asked questions about Google Ads in the Region of Murcia

  • No. One per market (capital, coast and interior) and adjustments by municipality within each. In small municipalities, one campaign covering the whole municipality is enough.

  • With words excluded from day one and a weekly review of what people typed before clicking. What spends and does not buy gets cut.

  • Yes, but separately. Each language with its own ad, its own landing page and its own count, because whoever searches in English behaves differently and mixing the data does not pay.

  • Yes, with a short, well-aimed budget. In a small market every click weighs more, and you see sooner whether the campaign works.

  • Yes. It goes in a campaign of its own, with its own ad and budget, because whoever looks for new-build behaves differently from someone buying second-hand.

  • Each reaches a different moment. Google puts you in front of someone already typing their search; Meta Ads makes you known to the owner who is not yet thinking of selling. Both can run at the same time, with separate budgets.
