In Gipuzkoa the same house is searched for in Spanish, Basque, English and French: your website has to answer in all four

Whoever looks for a house in Donostia types “San Sebastián”, “Donostia” or “Saint-Sébastien”. Whoever looks at a second home does so from Madrid, from Bilbao or from across the Bidasoa, and each types differently. We organise your website, write the content and work on AI so you appear under the name and in the language of each.

SEO in Gipuzkoa

A small province with three ways of being searched: city, border and valley

Gipuzkoa has twelve towns with more than 15,000 inhabitants, adding up to 474,283 residents according to the INE, and San Sebastián accounts for 189,866 of them. But the search does not revolve only around Donostia: the border at Irun and Hondarribia, the Urola coast and the valleys of Eibar, Mondragón or Tolosa are each searched on their own.

Names, moreover, come in pairs at almost every corner: Errenteria and Rentería, Mondragón and Arrasate, Zarautz and Zarauz. If your website only knows one, whoever types the other does not find you. And so that the buyer from another country finds you in their language, each page needs its own version, with its own address and its language tag.

San Sebastián Gipuzkoa San Sebastián or Donostia: two names, two searches. One page for each neighbourhood people name, Gros, Antiguo, Amara or the Parte Vieja, with the name in Spanish, in Basque and in French. Irun Gipuzkoa Irun is searched from both sides of the border. Its page carries a French version, with its own address, for whoever looks from Hendaye, and is compared with Hondarribia's. Errenteria Gipuzkoa Errenteria or Rentería, with the Topo train linking it to Donostia and Irun. A page of its own for whoever wants to live near the capital without being in it. Eibar Gipuzkoa Eibar, a valley town with a search of its own for flats to live in. A page that talks about the town, its neighbourhoods and the journey to the rest of the province. Zarautz Gipuzkoa Zarautz (Zarauz): a long beach, an old quarter and second homes. The search mixes those who live there and those who come from elsewhere, and its page answers both. Mondragón Gipuzkoa Mondragón or Arrasate: searched under both names and by neighbourhood. A page written for whoever lives and works in the Alto Deba, not mixed with the coast's. Hernani Gipuzkoa Hernani, next to Donostia along the Urumea valley, is searched as an alternative to the capital. A page that compares the two and explains the journey. Tolosa Gipuzkoa Tolosa, head of Tolosaldea, with a search of its own for flats and houses. A page with its map of neighbourhoods and of villages in the Oria valley.
  • DonostialdeaSan Sebastián, Hernani, Errenteria and the surrounding towns, with neighbourhood pages and guides to journeys and transport.
  • Lower BidasoaIrun and Hondarribia: pages in Spanish, Basque, French and English, with the paired names and each language clearly marked for Google.
  • Urola KostaZarautz, Getaria and Zumaia: searches for a house by the sea, with guides that compare one town with another.
  • Debabarrena and Alto DebaEibar, Elgoibar, Mondragón and Bergara: searches for flats to live in, written for whoever works in the valley.
  • Tolosaldea and GoierriTolosa, Beasain and Ordizia: area pages for whoever looks for a house away from the coast.
1/4 Technical SEO and architecture

One page per language and per place, without clashing

Each town and neighbourhood has its page in Spanish, in English and, where needed, in French, with its address and its language tag. That way Google shows the version each visitor understands and does not confuse Donostia with San Sebastián or Hondarribia with Fuenterrabía.

2/4 Hyperlocal content

Content that compares the coast for the buyer

We write what people read before deciding: what living in Zarautz is like compared with Hondarribia, what having a house near the beach in San Sebastián involves, what Irun is like for someone who works across the border. It carries your signature and mentions from local media that give weight to your website.

3/4 GEO · AI search visibility

Have ChatGPT and Perplexity name you for a second home

Whoever wants a holiday house asks AI before opening a portal: where to buy near San Sebastián, which coastal village in Gipuzkoa has a beach and services. We work so your agency is one of the answers and we measure in which ones you appear, also in English and in French.

4/4 Google Business Profile and local search

Your Google listing, in your office's neighbourhood

If your office is in Gros, the Centro or Irun, the Google Business Profile listing is the first thing seen by whoever searches “estate agent near me”. We create it and look after it: photos, posts, answered reviews and up-to-date opening hours.

Frequently asked questions about real estate SEO in the province of Gipuzkoa

  • If your buyer lives across the Bidasoa or comes from France, yes. Not everything needs translating: the pages of the area and the listings you want to show them are enough, each with its own address. We start there and widen with what is read.

  • With one page per place that says one name in the title and the other further down, and tells Google that both are the same place. Repeating the text under another name would only make two pages compete.

  • It depends on whether houses come to you from there. A valley provides owners who want to sell and buy nearby. With a well-written area page you soon see whether it is worth widening.

  • You can, if you have houses there and content of your own about the neighbourhood. The Google listing is tied to a real premises, but the website and the area pages do not depend on having an office in the city.

  • Both: the official one in the title and on the map, and the usual one in the text and in the frequently asked questions. That way the listing is understood by whoever types in Spanish and by whoever types in Basque.

  • Yes. A small area can be worked in depth: one page per village, a guide to the coast and a Google listing with reviews. Knowing one place well helps more than touching many.
