In Biscay people search for homes along the estuary: the bank, the metro stop and the beach count for more than the name of the town

Someone comparing Getxo with Barakaldo is not comparing two towns: they are comparing two ways of living on either side of the estuary. We organise your website, write the content and work on AI so your agency appears in each of those searches, with the name in Spanish or Basque.

SEO in Biscay

An entire province is searched around Bilbao and its estuary

Seventeen towns in Biscay pass 15,000 inhabitants and, together, add up to 904,828 residents according to the INE. Bilbao, with 351,124, sets the reference, but the buyer seldom searches for just “Bilbao”: they type the left or the right bank, the neighbourhood by the metro or a village on the Uribe Kosta coast, and each of those searches is answered by a different page.

On top of that, names come in pairs: Bilbao and Bilbo, Getxo and Guecho, Leioa and Lejona, Santurtzi and Santurce. A website that uses a single spelling loses whoever types the other. And if your goal is to be the reference in your area on the estuary, it is achieved with pages that talk about each bank with knowledge, not with a generic provincial text.

Bilbao Biscay Bilbao: Abando, Indautxu, Deusto, the Casco Viejo. Each neighbourhood, with its buyer and its page, and the name in Spanish and in Basque so as not to lose whoever types “Bilbo”. Barakaldo Biscay Barakaldo, the second town in Biscay by population, is searched by neighbourhood, such as Cruces or Retuerto. A page that compares it with Bilbao and with Portugalete, which is what whoever is undecided does. Getxo Biscay Getxo (Guecho) is searched by its areas: Neguri, Algorta, Las Arenas, Romo. It is the right bank and the coast at once, and its page answers whoever looks at the beach and whoever looks at the metro. Santurtzi Biscay Santurtzi (Santurce): port, seafront promenade and metro, with a buyer who compares it with Portugalete and Barakaldo. A page that explains it with what can be seen from the street. Portugalete Biscay Portugalete is searched for its old quarter and for the Bizkaia Bridge, which links it with Getxo. A page of its own for whoever wants to live on the left bank with the estuary in front. Basauri Biscay Basauri, on the metro line to Bilbao, with searches for family flats and resale homes. A page that explains the journey to Bilbao and what each neighbourhood offers. Leioa Biscay Leioa (Lejona) brings together the university campus and residential neighbourhoods such as Lamiako. Two different searches, living as a family and buying to let, with a page for each. Durango Biscay Durango, head of the Duranguesado, has a search of its own and does not depend on Bilbao's. A page with its map of neighbourhoods and neighbouring villages, written for whoever searches away from the estuary.
  • Left bankBarakaldo, Sestao, Portugalete and Santurtzi: one page per town, tied together by a guide to what living on this side of the estuary is like.
  • Right bankGetxo, Leioa and Erandio are written separately, because whoever compares Neguri with Lamiako is not looking for the same thing.
  • Uribe KostaSopelana, Plentzia and Gorliz, with the metro running all the way to Plentzia. Guides for the family thinking of leaving Bilbao for the coast.
  • DuranguesadoDurango, Abadiño and Iurreta: searches for flats and houses with gardens, with the journey to Bilbao and the school in plain view.
  • Busturialdea and the coastBermeo, Mundaka and Gernika, with the Urdaibai reserve: searches for houses with character, made by the name of the village.
1/4 Technical SEO and architecture

One domain with a page per bank, per neighbourhood and per beach

We organise your website so Google understands which is which: Getxo does not clash with Leioa, nor Portugalete with Santurtzi, nor the Casco Viejo of Bilbao with Abando. We look after titles, addresses and internal links, and keep each search on a single page.

2/4 Hyperlocal content

Guides that compare the estuary for you

We write what the buyer reads before calling: what living on the left bank is like compared with the right, what going to Bilbao by metro from Uribe Kosta involves, how to choose between a flat in Bilbao's Ensanche and a villa in Getxo. With your signature, so you are associated with the estuary.

3/4 GEO · AI search visibility

Have ChatGPT and Gemini name you when people ask about living in Biscay

Whoever arrives from elsewhere asks before searching: which bank of the estuary is calmer, how long it takes to get from Getxo to Bilbao, which coastal village has a metro. We work so your agency is one of the answers and we measure in which ones you appear.

4/4 Google Business Profile and local search

A Google listing for each office, in its own neighbourhood

Each office, in Bilbao, in Getxo or in Barakaldo, needs its own Google Business Profile listing: photos of the premises, posts, answered reviews. When someone searches “estate agent near me” from the metro stop, the map decides whom to show first, and a well-kept listing has better chances.

Frequently asked questions about real estate SEO in the province of Biscay

  • For those with a search of their own, yes: Abando, Indautxu, Deusto or the Casco Viejo are searched by name. Small neighbourhoods are grouped on a district page. We look at what is typed before deciding how many pages are needed.

  • With a single page that uses the main spelling in the title and the other in the text and in the data Google reads, so it answers both searches without repeating itself. Two pages with the same text would compete with each other.

  • Yes, with one Google listing per office and area pages that say what each covers. That way the Getxo one appears on its bank and the Bilbao one on its own, and neither takes the other's search.

  • Yes. You write for whoever searches on the left bank: the journey, the school, the metro. Not for whoever searches in Neguri, which is another search and another buyer.

  • It depends on the area. In some towns people write in Basque, with expressions such as “etxea salgai”, and we measure how much before deciding whether part of the website in that language pays off. Place names in Basque, however, are always used.

  • It can. AI answers rely on pages that talk about a place in detail: if you write about Sopelana, Plentzia or Gorliz with knowledge, you have a better chance of being named when someone asks about living there.
