In Biscay a “lonja” is not a home: you pay for whoever searches for a house, not for a shop, a garage or a warehouse

In a province with so much industry and so much commerce, many “for sale in Bilbao” searches are not for housing. We choose the ones that are, by bank and by neighbourhood, leave out the rest and tell you every week what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Searches in Biscay

One account per bank and a separate campaign for whoever wants to sell

Bilbao, the left bank, the right bank and Uribe Kosta have different buyers and are advertised separately. Whoever searches in Neguri is not the Barakaldo buyer, and mixing them lets the cheapest search eat the money of the one that brought the call.

There is also noise typical of the area: ground-floor commercial units (“lonjas”), warehouses, garages and storage rooms sold with the same words as a flat. We exclude them from day one. And the owner of a flat in the Ensanche or a villa in Getxo who wants to know what it is worth is served with a valuation campaign, part of our solution to win property owners.

Bilbao Biscay Abando, Indautxu, Deusto and the Casco Viejo are four different searches. We bid on the neighbourhood name and leave out the commercial unit and the garage that appear with the same word as the flat. Barakaldo Biscay Barakaldo: searches for flats to live in, near the metro or Cruces. A campaign of its own, not mixed with Bilbao's, and ads that say “for sale” from the headline. Getxo Biscay Getxo needs two campaigns: Neguri and Algorta, with villas and views, and Las Arenas and Romo, with flats. A different buyer and a different word in each. Santurtzi Biscay Santurtzi: a flat near the seafront promenade and the metro, with a buyer who also looks at Portugalete. One ad per area and rentals left out of the account. Portugalete Biscay Portugalete, with its old quarter and the Bizkaia Bridge. We pay for whoever searches to buy in the old quarter or beside the estuary and leave out the searches of those who only want to see the bridge. Basauri Biscay Basauri: families leaving Bilbao for a bigger flat, and industrial warehouses that must be excluded. Ads that name the metro stop and the journey. Leioa Biscay Leioa: a family flat in Lamiako or Artatza, and rental searches near the campus that are not purchases. We bid on the neighbourhood and exclude the room. Durango Biscay Durango, head of the Duranguesado: searches for flats and houses with gardens in a market of its own. A small, tight campaign is enough to start.
  • Bilbao and its surroundingsA campaign per neighbourhood in the capital and another for the owner who wants to sell, with the name of their area in the ad.
  • Left bankBarakaldo, Sestao, Portugalete and Santurtzi: campaigns per town, with warehouses and garages excluded.
  • Right bankGetxo, Leioa and Erandio: the villa with a garden is kept apart from the flat next to the metro stop.
  • Uribe KostaSopelana, Plentzia and Gorliz: searches for a house with a garden near the sea, with the metro as the ad's argument.
  • DuranguesadoDurango, Abadiño and Iurreta: a small budget, concrete words and not a euro on industrial units.
1/4 Google Search · keywords

You pay for whoever searches to live, not for a commercial unit

We choose flat and house searches by bank and by neighbourhood, and drop commercial units, warehouses, garages, rentals, jobs and portals. Every week we read what people typed before clicking and refine the exclusion list.

2/4 Valuation campaigns

The owner who wants to change house, in front of you

Many owners sell in order to buy another home, and that double transaction is an opportunity for you. Whoever searches “how much is my flat in Indautxu worth” sees your ad, asks for a valuation within a minute and the alert reaches your phone before the agency across the street.

3/4 Remarketing · YouTube and Display

Whoever looked at a villa in Getxo and left sees it again

Buying on the coast is thought over calmly. If someone saw a house in Sopelana or Getxo on your website and left, we remind them of it on YouTube, in Gmail and on the sites they read, while still showing them their area.

4/4 Measurement and conversions

You know which bank brings you the calls

We track every call and every form, split by Bilbao, left bank, right bank and Uribe Kosta, and match them with your sales. Each month the money moves from the search that only brings clicks to the one that brings clients.

Frequently asked questions about Google Ads in the province of Biscay

  • With an exclusion list that grows every week with what people have really typed: “lonja”, “garage”, “storage room”, “warehouse”, “premises”. And with ads that say “flat” or “house” from the headline, so whoever wants something else does not click.

  • No. They are different buyers, with other words and another way of deciding, and in a single campaign the cheapest search wins. Each area goes with its own budget and ad, and money moves according to calls.

  • Yes, if it is sized to fit. With fewer searches than on the estuary, we start with a small campaign, measure what each call costs and decide afterwards whether to raise it. If it does not pay off, it is switched off.

  • With a valuation campaign that appears when they type “how much is my flat worth” or “sell flat Bilbao”. They ask for a simple valuation and the alert reaches you straight away. It is the campaign that brings homes to sell, and it is kept apart from the buyers' one.

  • Yes, with an ad for whoever searches for the area by name, Neguri or Algorta, and without spending on the generic search. It pairs well with Instagram, where the house can be seen. We measure it and put the money where the calls arrive.

  • In the first weeks you already see which searches bring calls and which only bring clicks. With that the list is adjusted and we decide where to put more money. We do not promise a deadline for closing deals, because it depends on your portfolio.
