On the Costa Cálida two seas are searched for differently, and your website has to explain both

Someone buying by the Mar Menor does not compare the same things as someone looking at a home in Mazarrón or Águilas. We take care of the technical side, the content and the AI optimisation, so that your agency appears in each of the seven municipalities on the coast.

The coastal market

Calm water on one side and open sea on the other

The Costa Cálida is searched for as a single destination and bought as two markets. To the north, the Mar Menor: San Javier, San Pedro del Pinatar and Los Alcázares, with shallow water, seafront promenades and village life all year round. To the south and west, the open Mediterranean of Cartagena, Mazarrón and Águilas, with coves and harbours. And La Unión, between the sea and the mining hills. A good share of those searches arrives from another country and in another language, with the name of a municipality and not of a coast.

Google needs to know which is which: one page per municipality, another for each area the buyer names (Lo Pagán, La Manga, Bolnuevo, Calabardina) and a complete version in each language. That way, where you already sell, you become the reference in your area. This is how the coast is organised, municipality by municipality:

Cartagena Region of Murcia 220,704 inhabitants: the only large city on the coast, with a port and an old town, and with La Manga, Cabo de Palos and part of the Mar Menor shore inside its boundaries. One page for the city and another for each coast, or Google will mix them up. San Javier Region of Murcia 36,524 inhabitants. Santiago de la Ribera and the northern stretch of La Manga are searched for by name and with a lot of English. One page per area, a two-language listing and guides to daily life by the Mar Menor. San Pedro del Pinatar Region of Murcia 29,674 inhabitants, at the northern end and next to Alicante. Lo Pagán, the salt flats and the mud baths are searched for as a lifestyle: content that talks about living here, not just buying. Los Alcázares Region of Murcia 20,408 inhabitants facing the Mar Menor. People search for a home by the water and a short walk from the promenade, with demand from foreign residents. English is not an extra, it is a central part of the website. Mazarrón Region of Murcia 35,449 inhabitants and two worlds: Puerto de Mazarrón and Bolnuevo by the sea, and estates of foreign residents. Each is searched for with different words and needs its own page. Águilas Region of Murcia 37,811 inhabitants, at the western end of the coast, next to Almería. A town centre with a castle and a harbour, and coves such as Calabardina. A niche market where a well-kept Google profile carries a lot of weight. La Unión Region of Murcia 21,380 inhabitants, between Cartagena and the mining hills, with Portmán as its outlet to the sea. It is sought by those who want to be near the coast without paying seafront prices, and a page is needed that says so honestly.
1/4 Technical SEO and architecture

Seven municipalities, two seas and no pages that overlap

We separate what the buyer separates: the Mar Menor and the open coast, each municipality and each area they name (La Manga, Lo Pagán, Bolnuevo). We take care of the technical side so that Google does not confuse Santiago de la Ribera with Los Alcázares, nor a home in Águilas with a flat in Cartagena.

2/4 Hyperlocal content

Guides that compare the coast for you

We write what the buyer needs to know before calling: what living by the Mar Menor is like compared with a Mediterranean harbour, what changes from one municipality to another, what the town is like in winter. They are published under your name, and we add mentions in local media.

3/4 GEO · AI search visibility

Have AI name you when people ask about the coast

Someone planning from another country does not search: they ask. “Where to buy near the Mar Menor to live all year round” ends up in ChatGPT, Claude or Perplexity. We work so that your agency is among the answers and we measure which ones you appear in.

4/4 Google Business Profile and local search

A Google profile for every office on the coast

When someone looks for an agency nearby from San Javier, Mazarrón or Águilas, the map decides. We optimise your Google Business Profile, keep it alive with photos, posts and replies to reviews, and measure the calls that come from it.

Frequently asked questions about real estate SEO on the Costa Cálida

  • With one page per municipality that says something different: who buys, what they look for and what your website lacks. We start where you already close the most sales and internal linking passes authority to the rest.

  • Almost nobody searches by coast: people search by municipality or by area. The coast page gathers and links to the seven, and the heavy work goes into each of them.

  • Because the searches are different: someone who wants calm water and a promenade is not comparing with someone who wants a cove. If the website mixes them, Google does not know who to show it to.

  • Those of your buyers. You start with Spanish and English, with each listing complete and with its own address. We explain it in international clients.

  • In a small municipality the portal shows listings, but it cannot describe the place. You can: a guide based on what you have seen selling there is not written by a portal, and in a small market it shows quickly.

  • A lot, because whoever looks for an agency nearby does it from the phone and decides with the map. A well-kept profile per office, with up-to-date photos and reviews, is the first thing they see. Here we explain how it is done.
