In Cantabria neither the buyer nor the owner always lives where the home is

Whoever buys a second home looks from another city, and many owners of Cantabrian homes live elsewhere. Meta ads put you in front of both, with your homes and your sales, and are measured all the way to the viewing.

  • Every house, in the format of each network

Every property in vertical format for Stories and Reels, and tailored for the Feed. We explain it in Instagram Ads.

  • Property owners in your area, not all of Spain

The ads are seen in your area and around it, not across all of Spain. Anyone thinking of selling leaves you their details without leaving Instagram.

  • Instagram and Facebook, a single plan

One budget, the same audiences and a monthly report on what each network brought, in calls and in viewings.

Who sees your ads

Two audiences that are rarely in the village

The buyer of a holiday home usually looks from Madrid, Burgos, Valladolid or Bilbao, and decides as a family, without hurry. They are found on Instagram and Facebook more than on a search engine. We choose the cities your buyer comes from and show them the home with the village and the sea behind it.

On the other side is the owner: the resident of Torrelavega or Camargo who has thought about selling, and the owner who lives far away and has a home they barely use. Today they do not need an agency, but they scroll through Instagram and Facebook every day, and whoever knows you when they decide will call you. We explain it in becoming the reference in your area. This is how we split it:

Santander Cantabria 175,425 inhabitants: the city with the most owners within your reach. They are shown your sales in El Sardinero or the centre, and whoever looks from afar sees the home with the bay behind it. Torrelavega Cantabria 51,796 inhabitants and an audience of residents who buy and sell in order to stay. Ads with your sales in their neighbourhood and a simple way to ask you for a valuation, without any talk of the beach. Castro-Urdiales Cantabria 33,450 inhabitants and an audience on both sides of the border with the Basque Country: the town’s own and those who live in Vizcaya and want a home near Bilbao. Two groups are made, each with its own message. Camargo Cantabria 30,577 inhabitants right next to the capital. Many see what is advertised in Santander and in their own municipality at the same time, so we separate the ads so that each one sees the home that fits. Piélagos Cantabria 26,901 inhabitants with families looking for a house with a garden, and the coast at Liencres for whoever wants a second home. Different ads for whoever moves in and whoever holidays. El Astillero Cantabria 18,448 inhabitants and the smallest audience of the six. The budget is short and the ad is specific: your sales in El Astillero and in Guarnizo, for residents thinking about selling.
  • Bay and BesayaOwner audience: whoever lives in Santander, Camargo, Piélagos, El Astillero and Torrelavega and sees your sales in their neighbourhood.
  • Eastern coastCastro-Urdiales, Laredo, Santoña and Noja: second homes for whoever looks from Vizcaya and the plateau. Ads by city of origin, with the village in the photo.
  • Western coastSuances, Comillas and San Vicente de la Barquera: casonas, homes with history and holiday flats. A carousel with the home and the village says more than a single photo.
  • Inland and valleysLiérganes, Ampuero, Reinosa and Potes: homes with land and mountain homes. A small, well-defined audience, tested with little money before scaling up.
1/4 Your database and your website

In front of whoever already knows you and whoever resembles them

We start with your client list and with those who have already been through your website, and remind them of your homes. Then we ask Meta to look for people similar to those who ended up viewing a home, in Cantabria and in the cities your clients usually buy from.

2/4 Placements · Feed, Stories and Reels

The money goes where they write, be it Feed, Stories or Reels

Each home appears in the Feed, in Stories and in Reels on Instagram and Facebook. With the first data we see where the owner or the buyer writes and move the budget without waiting. A home with sea views looks different in vertical video than in a still photo, and we measure it instead of assuming it.

3/4 Creative testing

A photo, a video and a carousel: the one that brings messages stays

All three go out at once to the same audience with the same money: the front of the casona with the sea behind it, a short video walk-through and a carousel with the village. With the first data you see which one really gets messages. That one stays, the others are switched off and next month another idea is tested.

4/4 Pixel and Conversions API

From the ad to your CRM, and from the viewing back to Meta

Every contact goes into your CRM at once, and every later step (call, appointment, viewing) goes back to Meta. That way it learns which person ends up viewing a home and stops chasing whoever only fills in a form. And you know which city brings you the most viewings.

Frequently asked questions about Meta Ads in Cantabria

  • We choose the cities your clients buy from and show them the home with the village and the sea. Meta lets you narrow by city, and with your first viewings we adjust which ones pay off most.

  • Yes, with an ad designed for them: what you have sold in their village and how you handle a sale without them having to come. It is shown in the cities where you think your owners live and offers a valuation request from the phone. We work on it within winning property owners.

  • Yes, with a different approach: with 18,448 inhabitants the audience is short, so the ad is specific (your sales in the village), the budget is small and we avoid it being repeated until people tire of it.

  • What is hard to imagine from far away: the village, the distance to the beach, the light in the house and what you see from the garden. A photo, a video and a carousel go out at once, and what gets messages stays.

  • They show up in the first questions and do not count as good ones: the pixel and the API only learn from whoever moves towards a viewing. That way Meta stops looking for more people like them.

  • Google finds whoever is already searching for a home; Meta finds whoever has not thought about it yet, such as the owner who does not yet know that selling is an option. They are two audiences and they complement each other. More on the first in Google Ads.
