In Madrid every click is contested, and the money lies in knowing which ones not to pay for

Portals, large networks and neighbourhood agencies bid on the same words. You do not need to win them all: you need the ones that bring someone with a home to buy or sell. We choose them, cut the rest and tell you what each call has cost you.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Madrid searches

In Madrid the same home is searched for with different words

In the capital people search by district and type of home (“penthouse in Chamberí”, “refurbished flat in Salamanca”); in the north-west, by town and garden (“villa in Pozuelo”); in the south and in the Henares, close to the train. Besides, someone writing from Latin America says “departamento” where another says “piso”, and you have to pay for both forms.

Some searches spend and do not buy: rooms, student lets, jobs, portal names. We cut them from day one. The owner who asks what their home is worth goes into a separate campaign, the one that brings homes to sell: we explain it in winning property owners. This is how the account is split:

Madrid 21 districts 3,506,730 inhabitants and ads by district: whoever searches “penthouse in Chamberí” is not the same buyer as whoever searches “flat in Carabanchel”, and is not paid for in the same way. Móstoles Community of Madrid 214,817 inhabitants: campaigns carrying the name of Móstoles and its neighbourhoods, and a valuation for the resident who wants to sell and move up to a bigger flat. Alcalá de Henares Community of Madrid 203,208 inhabitants in a university city where many searches are for rentals: they are excluded and only the searches to buy and to get a valuation are paid for. Leganés Community of Madrid 195,734 inhabitants and a campus: we separate the investor who buys to let from the buyer who will live in the home, because they search differently and deserve different ads. Getafe Community of Madrid 193,238 inhabitants and demand tied to local employment: ads that name Getafe and its neighbourhood, with the listing on your website one tap away on the phone. Fuenlabrada Community of Madrid 190,076 inhabitants and a buyer who looks for more bedrooms because they have a flat to sell: one ad for the first and another for the second.
  • Madrid cityAds by district: “penthouse in Chamberí” and “flat in Carabanchel” are not the same buyer and do not deserve the same bid. Each district with its own budget and landing page.
  • North-westPozuelo de Alarcón, Las Rozas de Madrid, Majadahonda and Boadilla del Monte: homes with gardens and schools nearby. You pay for the town and the type of home, not for the word “Madrid”.
  • SierraSan Lorenzo de El Escorial, Guadarrama and Cercedilla: first or second homes with views, where there tend to be fewer advertisers than in the capital. Small, tightly aimed campaigns.
  • SurMóstoles, Leganés, Getafe and Fuenlabrada: the buyer wants a bigger flat near the train, and the resident who wants to sell theirs searches for what it is worth. One campaign for each.
1/4 Google Search · keywords

You pay for the search of someone who buys, not someone who browses

We split the words by district, by town and by type of home. We leave out what only spends: rooms, student lets, jobs and portal names. Every week we look at what people typed before clicking and refine the list.

2/4 Valuation campaigns

The owner who wants to know what their home is worth in Madrid

Someone unsure about selling types “how much is my flat in Chamberí worth” or “villa valuation in Las Rozas”. Your ad appears, they request the valuation in a moment and the alert reaches your phone. You arrive before the portal.

3/4 Remarketing · YouTube and Display

The buyer who viewed the home from another continent and did not call

The buyer from abroad compares slowly and looks again. We remind them of the home they opened on your website, on YouTube, in Gmail or on the sites they read, for as long as their decision lasts and no longer.

4/4 Measurement and conversions

You know which ad each call comes from

We track every call and every form and match them with your viewings and your sales. You see whether the north-west, the centre or the south pays off more, and each month we move the money towards what brings clients.

Frequently asked questions about Google Ads in the Community of Madrid

  • Yes, if you do not bid on “estate agent Madrid” and choose specific searches: a district, a type of home, a valuation. Before setting a budget we check what a click costs today on your searches, and we start where you already close sales.

  • Yes. One campaign per district or area, each with its own budget. That way you see which district brings you calls and which does not, and the money is not split equally for no reason.

  • With words that are excluded from day one (rooms, student lets, jobs, portals) and a weekly review of what people typed before clicking. What spends and does not buy gets cut.

  • We advertise in their language and with their words: “departamento”, “apartamento” or “piso” depending on where they search from, and a landing page written for them. We choose the countries where you appear.

  • It works wherever there is an owner asking what their home is worth, and that happens in Getafe just as in Chamartín. The valuation campaign is its own, with its ad and its form, and it does not compete for budget with the sales one.

  • Ads appear as soon as they are switched on and you pay per click; SEO is built up gradually and keeps bringing calls without paying for each one. The usual approach is to combine both: real estate SEO supports the website and the ads cover the searches you do not win yet.
