In Madrid people search by district and by town, and your website has to answer both

The capital and its ring of cities are not searched in the same way. We organise your website with a page for every place where you want to get calls, take care of the technical side and the content, and measure which searches bring you calls.

Madrid, from the centre to the sierra

One map, many ways of searching for a home

The Community of Madrid has no coastline and no provinces to share out demand: everything revolves around a capital of 3,506,730 inhabitants and the cities around it. In the capital people search by district (Salamanca, Chamberí, Retiro, Chamartín) and compare neighbourhood by neighbourhood. In the north-west and the north they search for a villa with a garden by town, and in the south and the east, for a flat close to public transport.

That is why we do not rank for “estate agent in Madrid”, a search that portals and large networks fight over. We rank your agency for the searches of your area (a neighbourhood, a town, a type of home), each with its own page and all of them linked to one another. If you also sell to buyers from abroad, we complete the work with our solution for international clients. This is how we split it by area:

Madrid 21 districts 3,506,730 inhabitants and many agencies chasing the same searches: what works here is a page for each district and neighbourhood, not a single one for “Madrid”. Móstoles Community of Madrid 214,817 inhabitants in the south of the region: people search for the town together with transport to the capital, and a Móstoles page of its own picks up what a “Madrid” page misses. Alcalá de Henares Community of Madrid 203,208 inhabitants, a World Heritage historic centre and a university: Alcalá is searched for by name, and a page of its own with its Google profile places you in the Henares Corridor. Leganés Community of Madrid 195,734 inhabitants and a market of families comparing by neighbourhood: a page for each area and your profile kept up to date put you ahead of whoever only has the generic one. Getafe Community of Madrid 193,238 inhabitants with a university and industrial jobs of their own: people search for a home close to work and to the train, and your website has to name Getafe and its neighbourhoods. Fuenlabrada Community of Madrid 190,076 inhabitants and a city searched for by its own name: a page of its own, neighbourhood content and a listing on the map for the resident who wants to sell and the one who wants to stay.
  • Madrid cityA page for each district with what people ask there: transport, schools, type of building. It is where most agencies compete, and where a page of your own makes the difference.
  • North-westPozuelo de Alarcón, Majadahonda, Las Rozas de Madrid and Boadilla del Monte: people search by town and by type of home, “semi-detached villa” or “house with a pool”. Every combination deserves its own page.
  • Henares CorridorAlcalá de Henares, Torrejón de Ardoz and Coslada: people search for the town together with the train. A page per city and its Google profile put you in front of the resident who wants to sell.
  • SurMóstoles, Leganés, Getafe and Fuenlabrada: four cities with more than 190,000 inhabitants each. A website that names them one by one picks up what the generic “Madrid” page does not see.
1/4 Technical SEO and architecture

A website Google understands, from district to town

We organise the addresses so that every district, every town and every type of home has its place and links to the others. We fix what holds Google back: repeated pages, sold listings that stay open, addresses with no logic. That way it understands which area you are talking about and who to show you to.

2/4 Hyperlocal content

Area guides that answer what people ask in Madrid

With your data, we write what buyers and sellers want to know: what life is like in Chamberí and in Chamartín, what changes when you move to Las Rozas, what a family looks at in Alcalá de Henares. Every text comes from what you know about that street, and you sign it.

3/4 GEO · AI search visibility

Have AI name your agency when someone asks about Madrid

Someone who asks ChatGPT, Claude, Gemini or Perplexity which Madrid neighbourhood suits them with children gets an answer with names in it. We prepare your website so they can cite you, with clear data, a visible author and direct answers, and we check which questions you appear in.

4/4 Google Business Profile and local search

Google Maps decides who gets the call in your neighbourhood

We look after the profile of each office with photos, posts and replied reviews. In a city with many agencies, the one that appears on the map when someone searches “estate agent near me” gets the call. We explain it in our article on the Google profile.

Frequently asked questions about real estate SEO in the Community of Madrid

  • Not by competing for “estate agent in Madrid”, but for specific searches where you know the street: a district, a town, a type of home. Each with its own page, written by someone who knows it, and all of them linked to one another. There portals say little and a local agency says a lot.

  • For every district and neighbourhood where you want to get calls, yes, but not all at once. We start with those that already give you sales and add the rest, because an empty page does not rank. Each one has to say something useful that the others do not.

  • It depends on where your owners and your homes are. The five large cities of the south and the east each exceed 190,000 inhabitants. If you work in one of them, a page of its own per city and a good Google profile give you a place that the generic “Madrid” page does not.

  • If you sell to foreigners, yes, and done properly. In Madrid there are buyers from Latin America who search in Spanish with other words (“departamento” instead of “piso”) and European buyers who search in English. Each group needs pages of its own, not an automatic translation.

  • Some buyers ask an assistant first and then look for the agency it named. We work both routes at once: what makes you clear to Google (tidy data, a visible author, direct answers) also makes you citable for AI.

  • It depends on how much competition there is for your searches and on what your website already has. We do not give a fixed timeframe: we examine your website and your area and tell you where to start and what moves first.
