A city of 3,506,730 inhabitants is searched in pieces

Madrid has 3,506,730 inhabitants (INE, 2025) spread over 21 districts that are nothing alike. Whoever wants a classic building looks at Salamanca or Chamberí; whoever wants more space and a school nearby, the north and the north-west; whoever is starting out, the south. A single “estate agent in Madrid” page answers none of those intentions, and the portals fight over it as well.

What you can win is the search with a district or neighbourhood name, because that is where whoever knows the street comes out ahead. If your buyer writes from another country, the international clients solution completes the work. This is how we split it:

Centro District Searched by small neighbourhood and with renovation in mind: Justicia, Embajadores, Palacio. Each asks for its own page, with what gets renovated in an old building. Arganzuela District Atocha, Legazpi and Delicias are compared by river and transport. The page that says how many minutes away everything is wins. Retiro District Next to the park, Ibiza, Jerónimos and Niño Jesús are searched as if they were different cities. A guide per neighbourhood, under your name, answers before they call. Salamanca District Recoletos, Goya and Lista bring together the agencies fighting over the same buildings. Here content with street names and your profile on the map decide. Chamartín District El Viso, Hispanoamérica and Ciudad Jardín are searched with “school” and “garden” attached. One page per neighbourhood catches that search before the generic district one. Tetuán District Cuatro Caminos and Bellas Vistas are searched next to the Castellana, with price as the criterion. A clear page per neighbourhood helps more than a portal's listing. Chamberí District Almagro, Trafalgar and Arapiles are searched by name and by type of building. The buyer compares them with Salamanca, and each page must say what changes. Fuencarral-El Pardo District A huge and uneven district: Mirasierra and El Pardo are not searched like La Paz or Peñagrande. Without a page per neighbourhood, Google mixes them up and you lose both searches. Moncloa-Aravaca District Argüelles and Ciudad Universitaria are searched near the university; Aravaca and Valdemarín, with a house and a school in mind. Two searches and two pages. Latina District Aluche, Campamento and Cuatro Vientos are searched with “near the metro” and price. Here the owner tends to ask first how much their flat is worth. Carabanchel District Vista Alegre, Opañel and Comillas are searched by their own name. A guide per neighbourhood puts you in front of the neighbour who wants to sell, ahead of a portal. Usera District Orcasitas, San Fermín and Almendrales are searched by name and by price. A page per neighbourhood speaks to the local resident, whom a portal treats as just another one. Puente de Vallecas District Entrevías, San Diego and Numancia are searches for long-standing neighbourhoods. Whoever knows the street wins, and shows it in a guide under their name. Moratalaz District Pavones, Horcajo and Media Legua are searched for calm and green areas. Many owners have lived in their flat for years: a valuation page per neighbourhood finds them. Ciudad Lineal District Arturo Soria, Ventas and Concepción are searched by street and by metro. A page per neighbourhood separates the low-rise house from the block flat, which do not share a buyer. Hortaleza District Pinar del Rey, Canillas and Valdefuentes combine long-standing housing and new build. Each needs its own page and its link with the others. Villaverde District San Cristóbal, Los Rosales and Butarque are searched by price and square metres. Clear content per neighbourhood gives the local agency an edge over the portal. Villa de Vallecas District Santa Eugenia and the Ensanche de Vallecas mix an established neighbourhood and new development. One page for each stops Google from confusing them. Vicálvaro District El Cañaveral, Valdebernardo and the old town are three different searches within the same district: three linked pages and your profile on the area's map.
