In Salamanca people do not search “the district”: they search the street

Serrano, Goya or Ortega y Gasset are typed by name, and each search calls for its own page. We organise your website by neighbourhood, write what people ask there, prepare your brand so AI can cite it and look after your Google profile.

How people search in Salamanca

Six official neighbourhoods and a Golden Mile that is not searched the same way

Salamanca began as an expansion district for well-off families and today it is almost always searched by street or by neighbourhood. Buyers type “flat in Serrano”, “penthouse in Goya” or “stately flat in Recoletos”, and many say “Salamanca neighbourhood” for the whole district, which is really six neighbourhoods with different markets. The Golden Mile is shared between Recoletos, Goya and Lista; La Guindalera and Fuente del Berro are searched for other reasons and on another budget.

For an agency that changes the job. Competing for “estate agent in Madrid” means fighting portals and large networks; competing for “flat in Lista” or “sell a flat in Recoletos” can be won with a page of your own, real deals and a well-kept Google profile. And if your portfolio is here, you also want to be the reference in your area: the name that appears when someone, or an AI, thinks of your street.

1/4 Technical SEO and architecture

One page per neighbourhood, and the district page that ties them together

Recoletos, Goya, Lista, Castellana, La Guindalera and Fuente del Berro are each searched by name. We organise your website so every neighbourhood has its page and the district page links them, without Google mixing them up or treating them as repeated. We remove sold listings that are still open and duplicate addresses.

2/4 Hyperlocal content

Guides that answer what the owner of a stately building asks

With your data and your signature, we write what people ask before buying or selling here: how a building in Recoletos compares with one in La Guindalera, what to check in a flat with a doorman and a garage, what refurbishing a stately building involves. Neighbourhood content, not a generic description of Madrid.

3/4 GEO · AI search visibility

Get AI to cite you when someone asks about Serrano

Buyers from abroad ask before they search: “which Salamanca neighbourhood suits me for living with children”. We prepare your website so that ChatGPT, Claude, Gemini or Perplexity can name you, with direct answers and a visible author, and we check which questions you appear in.

4/4 Google Business Profile and local search

Your Google profile, among the agencies on the same street

Many offices sit within a few blocks of each other, and the map decides which one gets the call. We create and look after each office’s profile with real photos, posts and answered reviews. We explain how in our article on the Google profile.

Salamanca, neighbourhood by neighbourhood

The six neighbourhoods of Salamanca and what people search in each

Each official neighbourhood attracts a different buyer and calls for its own page, with what that buyer wants to know and the stock you really have.

  • RecoletosBetween the Paseo de Recoletos and La Castellana, with part of the Golden Mile. Searched by street and in several languages. It calls for a page with real deals and a complete English version.
  • GoyaCalle Goya, its shops and another stretch of the Golden Mile. Buyers who want the centre without leaving the district. Pages by type of flat win: penthouse, refurbished, with a terrace.
  • ReadyThis is where Calle José Ortega y Gasset, with its luxury shops, is. A well-established neighbourhood of classic buildings, searched by street. A street-by-street page with what you have sold nearby fits.
  • CastellanaThe neighbourhood that faces the Paseo de la Castellana, with offices and large flats. Searches for a home and for an investment get mixed: it is best to separate them on different pages.
  • GuindaleraResidential, with families and lifelong residents, and with its Parque de las Avenidas. People search “a flat to live in” and “near the school”: useful guides beat listings.
  • Fuente del BerroA quiet neighbourhood, towards the Avenida de la Paz. Whoever chooses it compares it with the Retiro and with La Guindalera. It deserves a page of its own, not a mention on the district page.

Frequently asked questions about real estate SEO in Salamanca, Madrid

  • Because the district name covers too many different buyers, while the neighbourhood name already says what is being searched. A district page linking to one page per neighbourhood picks up both searches and stops them competing.

  • Because the map looks at the category, the reviews, the photos and the activity of the profile, not only distance. With so many offices a few steps apart, the one that looks after its profile every week wins.

  • They start by asking how much their flat is worth on their street. If your website has a serious valuation of that neighbourhood, with nearby examples, they call you. We combine it with our solution to win owners.

  • If your buyer lives abroad, yes: a complete page, not a half translation. It is the lever of our international clients solution: same neighbourhood, another search and another website.

  • Yes, if you want to appear when someone compares neighbourhoods. A modest page, with what you know of the area, is the one Google shows to whoever types that name.

  • It depends on how your website is today, and we do not give a deadline we cannot stand behind. The first thing you see is the neighbourhood pages picked up by Google and the calls that come from the profile; we show you which searches are moving.
