Latina is not La Latina, and Google needs to know it

Someone who types “flat in La Latina” is thinking of the tapas bars in the centre; someone who types “flat in Aluche” is thinking of a south-western neighbourhood with a commuter train. We organise your website so each search reaches its own page, and handle the content and AI in the background.

How people search in Latina

A family district with a misleading name

Latina is the district in the south-west of Madrid that runs from Puerta del Ángel, a short walk from the centre, to Cuatro Vientos and the boundary with Alcorcón. Its name is easily confused with La Latina, the tapas quarter, which belongs to the Centro district. A website that only says “homes in Latina” competes for searches that are not its own.

The buyer here tends to type the neighbourhood rather than the district: Aluche, Campamento, Las Águilas. And the owner is often someone who has lived in the same block for decades or has inherited their parents’ flat. You do not win that neighbour with a generic page, but by being the reference in your area: the name that comes up when their neighbourhood is searched.

1/4 Technical SEO and architecture

One page per neighbourhood and one for the district, without overlap

Aluche, Campamento, Las Águilas or Puerta del Ángel are searched by name. We organise your website so each neighbourhood has its own page, linked to the district page, and so the search engine does not mix Latina up with the tapas quarter. We also look after loading speed.

2/4 Hyperlocal content

Content that answers what the neighbour asks before deciding

We write the guides people really search for: how to buy a flat in an older block, what to check in a community of owners with some years behind it, what changes between living next to the Aluche interchange or next to the Casa de Campo. Under your name and with your real portfolio.

3/4 GEO · AI search visibility

Make AI cite you when people ask about the south-west of Madrid

Before searching, many people ask an AI: “which neighbourhood in the south-west of Madrid is good for living with children”. We work so that ChatGPT, Claude, Gemini and Perplexity cite your agency in those answers, and we check in which ones you appear.

4/4 Google Business Profile and local search

Your Google listing, on the map from Aluche to Cuatro Vientos

We set up and look after your Google Business Profile with photos, posts and reviews answered. In a long district, where each neighbourhood has its own offices, the map decides who the neighbour who wants to sell calls.

Latina, neighbourhood by neighbourhood

The seven neighbourhoods of Latina and what is searched in each

Each official neighbourhood calls for its own page, with what the buyer wants to know and the stock you really have.

  • AlucheThe district’s big transport hub. People search “flat near the commuter train” and “flat with a lift”: a clear page for each type of home beats the portals.
  • CampamentoNext to the Casa de Campo, with families looking for a park and a school. It calls for a guide on what living there is like and a Google listing with photos of the area.
  • Cuatro VientosOn the boundary with Alcorcón and next to the airfield. Whoever searches here compares with Alcorcón, so its page must explain what a neighbourhood that is still Madrid city has to offer.
  • Las ÁguilasA neighbourhood of families and long-standing owners’ communities. People search by street and by school; content with its own voice and the reviews on your listing carry more weight than a list.
  • Los CármenesResidential and quiet. The “refurbished flat” and the “flat to refurbish” sit side by side, and a page that tells them apart helps each buyer find theirs.
  • LuceroAn inland neighbourhood of second-hand flats and owners of many years. It calls for a valuation page for someone unsure about selling, before a list.
  • Puerta del ÁngelThe one closest to the centre. It attracts people who want everything close without living in the centre, and a page of its own stops their search getting lost among those of Centro and Moncloa.

Frequently asked questions about real estate SEO in Latina, Madrid

  • With pages that name the district’s neighbourhoods, the location clearly marked on your website and your listing, and texts that talk about the south-west and not about tapas. That way the search engine understands you are talking about Latina and not about the Centro neighbourhood.

  • For the ones that bring sales, yes. Aluche and Campamento usually deserve theirs from the start; the smaller ones can begin as a section of the district page and grow once you have homes there.

  • It works especially well. Someone who inherits a flat in Latina starts by asking what it is worth and what it costs to sell. A guide signed by you puts you in front of the portal. We combine it with our solution for winning property owners.

  • It is harder, because the map rewards proximity. A listing with photos, reviews and posts about Latina helps, but the website and the content carry more weight. How to look after it, in this article on Google Business Profile.

  • A search such as “flat near the commuter train in Aluche” calls for a page that says which station is close and what flats there are around it. If your website tells this with real listings, the buyer does not need to open three portals.
