In central Madrid, every neighbourhood is searched by its own name

Someone who wants a flat in Malasaña does not type the same as someone looking at Palacio or Lavapiés. We organise your website so each search finds its page, and we handle the technical side, the content and your presence in AI answers in the background.

How people search in central Madrid

Six official neighbourhoods and many street names

The Centro district is Madrid's historic core and the one where buyers use the most neighbourhood names. On paper there are six (Palacio, Embajadores, Cortes, Justicia, Universidad and Sol), but people type Malasaña, Chueca, Lavapiés or the Barrio de las Letras. Each name is a search with its own intent: whoever wants a penthouse to live in, the investor buying an old flat to renovate, and the foreign buyer looking for a second home between the Gran Vía and the Royal Palace.

It is a market of few homes and many agencies, with portals, large networks and neighbourhood offices fighting over the same searches. Here you do not win with a “flats in central Madrid” page, but by answering each neighbourhood with what people ask there. And if you want your name to be the one that comes up when someone thinks of those streets, you should be the reference in your area.

1/4 Technical SEO and architecture

One page for every neighbourhood, and none that compete with another

Malasaña sits inside Universidad and Chueca inside Justicia, so you have to decide which page answers each search so that Google does not confuse them. We organise your site with one page per neighbourhood and one for the district that links them, and we remove what slows it down: pages of sold flats still open and duplicate addresses.

2/4 Hyperlocal content

Content that tells a walk-up flat from a renovated penthouse

We write what people ask in the centre: what to know before buying in an old building, how living in Lavapiés differs from Palacio, what can be renovated in a flat with high ceilings. It goes under your name and with what you know about each street, not with a template text.

3/4 GEO · AI search visibility

Get named by AI when people ask about living in the centre

The buyer from abroad asks before searching: “which central Madrid neighbourhood suits me if I have no car”. We prepare your website so that ChatGPT, Claude, Gemini and Perplexity can cite you in those answers, and we check which ones you appear in.

4/4 Google Business Profile and local search

Your Google profile in a district full of offices

With so many agencies a few streets apart, the map decides who gets the call. We look after your Google Business Profile with photos, posts and answered reviews, and link it to the page of the neighbourhood where you have listings.

The centre, neighbourhood by neighbourhood

The six neighbourhoods of Centro and what people search in each

Six official neighbourhoods, six ways of searching. Each one calls for its own page, with what the buyer wants to know and the homes you really have.

  • PalacioThe Royal Palace and the Madrid of the Habsburgs. Supply is thin and many buyers come from abroad. It calls for a page with specific buildings and a complete English version.
  • EmbajadoresThis is where Lavapiés is: small flats in old buildings, a young buyer or an investor renovating to rent out. It is searched by its popular name, not the official one, and the page has to use it.
  • CortesThe Barrio de las Letras and Calle de Huertas, with charming flats a short walk from the Paseo del Prado. Whoever searches here compares with Chueca, and a guide explaining the difference brings you the viewing.
  • JusticiaChueca and the Salesas: atmosphere, shops and renovated flats. They are searched for living and for buy-to-let, two intents that are best kept on separate pages.
  • UniversidadMalasaña, with a young professional buyer who buys the atmosphere of the area. A page with its own voice and the reviews on your profile weigh more than a plain listing.
  • SolThe Puerta del Sol and the streets around it. It is the tourist heart, and many searches are for accommodation, not for buying. We work the intent to buy and leave the rest out.

Frequently asked questions about real estate SEO in central Madrid

  • Yes, if you have listings in both. They are searched by their own name, not the district's, and a general Centro page answers neither. One page per neighbourhood and one for the district that ties them together.

  • By making it clear on every page that you sell and do not rent by the day: the title, the text and the data Google reads all talk about sales. And by working the questions of someone buying, which are different.

  • Quite a lot if your buyer comes from abroad. They need a page in their language, written for them and with the streets they recognise, not a plain translation. We explain it in our solution for international clients.

  • Yes. With few properties, every enquiry weighs more. We work the searches where you really compete, and a well-kept Google profile brings you calls from the map even if your catalogue is short.

  • You can, with neighbourhood pages and your own content, but the map favours whoever has the office nearby. That is why we tell you which searches you can compete for from where you are before promising anything.

  • Whoever inherits a flat starts by asking what it is worth. If your website shows up then with a serious valuation of their street, they call you. We link it to our solution for winning owners.
