In central Madrid, many “flat” clicks come from people looking for somewhere to sleep

Central searches fill up with accommodation, rooms and seasonal lets. We pay for people looking to buy or value their flat, leave the rest out and tell you what each call has cost you.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Searches in central Madrid

Whoever types “flat in Malasaña” does not always want to buy

The centre holds three searches that use similar words and opposite intentions: the buyer of a penthouse or a renovated flat, the investor looking at buildings to renovate, and the tourist or student who needs a bed. All three type “flat”, “apartment” or a neighbourhood name, and Google does not separate them for you.

That is why we build campaigns by neighbourhood (Malasaña, Chueca, Lavapiés, Palacio) with a long list of words excluded from day one. For the owner considering a sale, who in the centre is often an heir or a small investor, there is a separate valuation campaign, the same idea as in our solution for winning owners.

1/4 Google Search · keywords

You pay for “flat for sale in Chueca” and not “accommodation in the centre”

Each neighbourhood has its own list of searches with buying intent. Rooms, students, hotels, daily lets and jobs are blocked before anything goes live, and every week we look at what people typed before clicking to sharpen the list.

2/4 Valuation campaigns

The heir of an old flat who does not yet know whether to sell

Whoever types “how much is my flat in Lavapiés worth” or “sell inherited flat in the centre” sees a valuation ad, requests it in a minute and the alert reaches your phone. You call before the portal does, while they are still deciding.

3/4 Remarketing · YouTube and Display

The investor who looked at three buildings and went back home

They compare slowly and from far away, and almost nobody calls the first time. We remind them of the flat they opened on your site, on YouTube, in Gmail and on the pages they read, in their language, for as long as the decision lasts.

4/4 Measurement and conversions

You know which neighbourhood brings the calls

We measure every call and every form and match them with your visits and your deals. You will see whether Malasaña does better than Sol or Palacio, and every month we move the money to the neighbourhood that brings clients.

The centre, neighbourhood by neighbourhood

The six neighbourhoods of Centro and their own ad

Each neighbourhood calls for its own headline, its own words and its own landing page. What you pay for in one does not work in the next.

  • PalacioThe Madrid of the Habsburgs and the Royal Palace. Many buyers come from abroad and search in English: ads in two languages and a complete page for each building.
  • EmbajadoresLavapiés, with small flats to renovate. It interests the investor and the young buyer; room searches, which abound here, are ruled out.
  • CortesThe Barrio de las Letras and Huertas: charming flats and, at the same time, a lot of tourist accommodation. Buying words are paid for and the rest is blocked.
  • JusticiaChueca, with searches of its own by neighbourhood and street. A small campaign, street by street, avoids competing for the whole word “centre”.
  • UniversidadMalasaña, with young buyers who search by neighbourhood name. The ad talks about neighbourhood life, not luxury.
  • SolAround the Puerta del Sol almost everything searched is tourist-related. It deserves a small, tightly focused budget, or none, depending on the portfolio you have there.

Frequently asked questions about Google Ads in central Madrid

  • With words excluded from day one (room, hostel, daily let, students) and a weekly review of what people typed before clicking. What spends and does not buy gets cut.

  • Yes. One campaign per neighbourhood, each with its own budget and landing page, to see which brings calls instead of splitting the money equally.

  • If you sell to buyers from abroad, yes. You advertise with their words (“apartment”, “flat”, “penthouse”) and a page written in their language: paying for the click of someone who lands on a Spanish-only site is money lost. We work on it in our solution for international clients.

  • Through a valuation campaign: the ad appears when someone asks what their flat is worth, and the form has few fields. It has its own budget, separate from the sales one.

  • It can be, because each deal is worth a lot. We start with a small campaign in the neighbourhood of those flats and you see what each enquiry costs before deciding whether it grows.

  • The ad brings calls as soon as it goes live and you pay per click; SEO takes longer and keeps bringing them without paying for each one. With so much competition the usual answer is both: ads cover today what real estate SEO will take longer to win.
