Twenty-one districts and one rule: every euro goes to a district you know

Madrid has 3,506,730 residents (INE, 2025) and home searches mix buying, renting, rooms and new build. A generic click on “flats in Madrid” costs money and brings in anyone. Serious buyers type the district, the neighbourhood or the street, and often compare two or three before calling.

That is why we build one campaign per district, with its own ad, its landing page and its list of excluded searches. For the owner who wants to know what their home is worth we dedicate another, with its own budget: it is the basis of winning property owners. This is how it is split:

Centro District You pay by neighbourhood and for “renovated” or “to renovate”. Room rentals are blocked: they fill the counter without bringing buyers. Arganzuela District Atocha, Legazpi and Delicias attract people buying to live near the train and the river. One ad per neighbourhood and rental searches left out. Retiro District Searches for flats in period buildings next to the park. You pay for “buy” with the neighbourhood first and set aside people who only look at rentals. Salamanca District Big networks and the district's own agencies bid here, so it pays to bid only on purchases with a neighbourhood or street in the phrase. Chamartín District Family searches with “school” and “terrace”. One ad for whoever moves for work and another for whoever sells and moves up. Tetuán District Price and transport rule. Purchase ads naming the neighbourhood and a valuation for whoever sells near the Castellana. Chamberí District People buy by neighbourhood and by type of building. The purchase campaign is kept apart from the valuation one, because an heir searches differently from a buyer. Fuencarral-El Pardo District A huge district: one campaign per area (Mirasierra, Peñagrande, La Paz) and not one for everything. Anything that is not a purchase is blocked. Moncloa-Aravaca District Near the university, room searches abound: they are blocked. In Aravaca and Valdemarín you pay for houses and for a school nearby. Latina District Searches for family flats next to the metro. A small campaign, and a valuation ad for whoever sells to buy something bigger. Carabanchel District Vista Alegre, Opañel and Comillas are searched with the price first. You pay for purchases and valuations; rentals stay out. Usera District Purchase ads with the neighbourhood in the text (Orcasitas, San Fermín, Almendrales), a light page for mobile and a valuation for the neighbour who sells. Puente de Vallecas District A flat at a fair price in a long-standing neighbourhood. You pay for “buy” with the neighbourhood name and block whatever looks for rentals. Moratalaz District Whoever has lived in their flat for years asks what it is worth before calling anyone. Here the valuation ad works better than the sales one. Ciudad Lineal District Arturo Soria calls for its own ad for houses; Ventas and Concepción, for flats. Two small campaigns instead of one big one for the whole district. Hortaleza District New build and long-standing housing in the same district. One purchase ad for each and another valuation ad for whoever sells to move. Villaverde District Local searches on price and square metres. A small campaign, checked every week: spending goes up only if calls arrive. Villa de Vallecas District The new-build buyer in the Ensanche compares developments: one ad per development. For the neighbour selling in Santa Eugenia, a valuation. Vicálvaro District El Cañaveral and Valdebernardo are searched by name. You pay to buy there, leave out the rest and each neighbourhood gets its own small campaign. San Blas-Canillejas District Searches by neighbourhood and by transport. Purchase ads for Simancas, Rosas and Canillejas, and a valuation for the owner who has lived there for years. Barajas District Alameda de Osuna and the old town are paid for separately. Next to the airport, the landing page answers what people ask: access and noise.
