Almost nobody opens one email for the whole list: the district rules

In a Madrid agency's list there are contacts who looked at very different districts: whoever asked about Salamanca, whoever wanted more space in Hortaleza, whoever looked in Carabanchel for a first home. None of them has left: they just stopped hearing from you. In a city of 3,506,730 inhabitants (INE, 2025) many people compete for their attention, and a generic email gets lost.

First we organise: we remove duplicates, separate buyers, owners, investors and clients from abroad, and note each one's district and language. Then each group receives its own, and the owner who replies is told about valuing their home, within the solution for winning property owners. We only write to those who have given permission. Arganzuela District Contacts who asked about Atocha or Legazpi receive the area's new home the same day you win it, before it appears on a portal. Retiro District A newsletter with what sells next to the park and a guide for whoever is thinking of moving there, in your tone and under your name. Salamanca District Heirs and investors, in separate lists: to the first, how to value the building; to the second, what has sold nearby. Chamartín District Families who looked for more space: an alert when a house with a garden or a large flat comes in, with the nearby school and transport. Tetuán District Whoever asked for a flat near the Castellana and did not buy receives, months later, a few emails with new homes and price changes. Chamberí District Automatic alerts for whoever looked for a building with a lift: a home that matches what they asked for comes in and your email reaches them that same day. Fuencarral-El Pardo District A big district, two lists: a house in Mirasierra or El Pardo and a flat in La Paz or Peñagrande. Each reads a different email. Moncloa-Aravaca District Buyers of houses in Aravaca and Valdemarín: one email a month with what is selling and what access each area has. Latina District First-home contacts: emails with flats that fit their budget and with what each neighbourhood costs. Carabanchel District Whoever asked about Vista Alegre or Opañel and was left without a home receives an email when one that fits comes in. Ciudad Lineal District Two lists: a low-rise house on Arturo Soria and a flat in Ventas or Concepción. The buyer of one does not read what is meant for the other. Hortaleza District Whoever asked for new-build information receives every update on the development: a price change, an open-house day. Villaverde District A local list of first-home buyers: an alert the same day a flat comes in in San Cristóbal or Butarque. Villa de Vallecas District Contacts interested in the Ensanche: follow-up on the development, with the updates you confirm. Vicálvaro District Whoever looked at El Cañaveral and did not decide receives a neighbourhood guide and an alert when new homes come up. San Blas-Canillejas District A list for Simancas, Rosas and Canillejas, with one email a month on what has sold in the neighbourhood. Barajas District Contacts who work near the airport: emails with homes in Alameda de Osuna and in the old town.
