The Balearics, island by island

Fifteen towns of more than 15,000 inhabitants and three markets your website must not mix up

According to the INE, the Balearic Islands have 15 towns of more than 15,000 inhabitants, adding up to 933,584 people, spread across Mallorca, Menorca and Ibiza. Each island is searched with its own words, and one place can have two names: some people type “Ibiza” and others “Eivissa”, some look for “Mahón” and others for “Maó”. If your website uses only one form, you lose those who type the other.

Nobody types “estate agent in the Balearics”. What works is one section per island, with pages of its own for each municipality and each area where you sell, linked to one another. And if part of your buyers search from another country, those pages also exist in their language, as we explain in our solution for international clients. This is how it divides:

  • The Gymnesian IslandsMallorca and Menorca make up this group. They are searched by town, by bay or by village, and the pages for Palma must not compete with those for Maó.
  • The Pityusic IslandsIbiza and Formentera. Formentera has no card of its own on this page; if you sell there, it can have its own section with one page per village, linked to those of Ibiza.
  • Offices on several islandsEach office carries its own address, phone number and Google listing, and the website shows its own to whoever searches on each island. Someone who types “estate agent in Maó” must see Menorca, not Palma.

Frequently asked questions about real estate SEO in the Balearic Islands

  • Both. We use the official name and the form people type, each where it fits, with a single address per page. The same goes for Maó and Mahón, or for Ciutadella and Ciudadela: the buyer types what they type, and the website has to recognise it.

  • Rarely. A single domain adds up the strength of all your pages, and inside it you open one section per island. Separating Menorca would only make sense if it were another company with another brand. We look at it in the review of your website before deciding.

  • It depends on who buys from you. Some islanders search in Spanish and others in Catalan, and buyers from abroad search in English or German. We look at which language your visits arrive in today and start with that one, each version with its own address.

  • No. Spreading the effort equally dilutes it. We look at your website and at which island most of your contacts come from, sort that one out first and, with what we learn, add the next without touching what already works.

  • It can cite you to someone who asks in Spanish. For the buyer who asks in English or German you need to answer in that language, with pages that say clearly what you sell and where. A specific answer cannot be guaranteed, but we can work to be in them.

  • Not head to head on “homes in Mallorca”, where they win. You compete with what a portal does not have: a page about a village, a type of home or a cove that you know, and your office’s listing on the map. That same page is read by the owner looking for who knows their area, the first step to win property owners.
