In Ibiza people search by cove and in their own language, and your website has to answer every search

Some type “Sant Josep” and others “San José”; some “Eivissa” and others “Ibiza town”. Google treats them as different searches. We organise your website, write the content for each area and work so that AI cites you.

The map of Ibiza in the search bar

Four large towns, many coves and several ways of spelling the same place

Someone who has already decided does not type “houses in Ibiza”. They type “villa in Cala Jondal”, “penthouse in Dalt Vila” or “finca near Santa Gertrudis”, and they do it in English, German, French, Italian or Spanish. Even the names change: some search for “Sant Josep” and others for “San José”. Each variant is a different search for Google, and it only shows the website that has a page for it.

The four towns of more than 15,000 inhabitants add up to 156,709 people, but the luxury market is spread across the whole island, up to the north of Sant Joan de Labritja. With few sales a year, every page has to attract whoever really buys, above all the international buyer who looks from their own country. This is how we divide it:

Eivissa Ibiza With 55,337 inhabitants, it is the capital and is searched as “Eivissa”, “Ibiza city” or “Ibiza town”. Dalt Vila, the Marina and Talamanca raise different questions, and each needs its own page. Santa Eulària des Riu Ibiza With 42,479 inhabitants, it is spelled both “Santa Eulària” and “Santa Eulalia del Río”. Es Canar, Cala Llonga and Roca Llisa are each searched on their own: a page per village stops Google from settling on the weakest one. Sant Josep de sa Talaia Ibiza With 29,761 inhabitants and a long coast of coves, it is searched by cove: Cala Jondal, Cala Tarida, Es Cubells. Each name is a search that only a page written for that place can win. Sant Antoni de Portmany Ibiza With 29,132 inhabitants, it is spelled “Sant Antoni” and “San Antonio”, sometimes with “bay” or “sunset”. Its summer nightlife fame fills the search results with people who do not buy, and the website that wins is the one that talks about living there all year.
  • The city and its harbourA penthouse overlooking the old walls and a flat to renovate in the Marina call for different pages, with the district in the title.
  • South and southwestCala Jondal, Cala Tarida and Es Cubells: villa buyers who search by cove. One page per cove, with its own photos and text.
  • East and Santa EulàriaEs Canar, Cala Llonga and Santa Gertrudis: here people look at countryside and sea at the same time. The guide that compares the two works.
  • West and northSant Antoni and Santa Agnès, plus the north of Sant Joan de Labritja. Searches with little volume and a lot of place: a well-made guide per village is enough.
1/4 Technical SEO and architecture

One address per cove, per town and per language

Google reads addresses, not front pages. We build a structure with a page for every town and every cove people name, with English, German and French versions and with the spelling variants (“San José”, “Sant Josep”). No repeated pages, no listings of homes already sold and a speed that copes with the signal in a cove.

2/4 Hyperlocal content

Guides that only someone who knows the island can write

We write what a buyer asks before calling: what changes between living in Santa Eulària and in Sant Josep, how much the season is felt in each area, what to look at in a finca inland. It goes out under your name and with your experience. A portal cannot copy that, and AI does read it.

3/4 GEO · AI search visibility

Get cited by ChatGPT and Gemini when people ask about Ibiza

Someone planning from abroad asks an AI: “Which part of Ibiza suits me if I want a quiet villa near a beach?”. We work so that your agency appears in that answer and we check which questions it shows up in, to strengthen first those that can bring you more sales.

4/4 Google Business Profile and local search

Your Google profile, the one people see when they search the map

Whoever types “estate agent in Santa Eulària” or “real estate Ibiza” decides with the map. We set up your Google Business Profile with photos, categories and reviews answered in the client’s language, so that you are seen in the town that matters.

Frequently asked questions about real estate SEO in Ibiza

  • Both, each in its place. “Ibiza” for the island and for those searching in English or Spanish; “Eivissa” for the city and official texts. You also have to add “San Antonio” or “Santa Eulalia”, which many people spell that way. We decide it with you page by page.

  • Yes, because with few deals every call is worth a lot. You do not need to be the website with the most visits, but the one that appears when someone searches for that specific villa, with its area and its language, and takes the call.

  • You do not need to start with three. You start with Spanish and English and add a language when the contacts ask for it. Each version has its own address and a text written for it, not an automatic translator on top.

  • With SEO you do not pay for the click, but you do compete for it. You place yourself where there is already an intention to buy: sales pages by area and guides from someone who lives here, not the generic “Ibiza” front page, where tourists and buyers get mixed.

  • Yes, and it is usually easier: an agency with clear, signed content about one specific area is a better answer than a website that talks about the whole island. We measure which questions you appear in and strengthen the pages that AI reads.

  • They search from their own country, in their own language, for something like “how much is my villa in Ibiza worth”. A valuation page per area, written with what you know about that cove, puts you on their screen before a portal does. It is the basis of our solution to win property owners.
