Nine towns, 713,778 inhabitants and buyers who search by corner

Someone who has already decided does not type “house in Mallorca”. They type “villa in Portals Nous”, “penthouse in Santa Catalina” or “finca in Pollença”, and many do it in English or German. The agency that wins has a page for that corner, appears on Google’s map for its area and is the answer when someone asks an AI who to turn to.

Selling in the north is not the same as selling in Palma, and the competition is not the same either. That is why we organise the work by area, taking special care over the international buyer who searches from their own country. This is how we divide it:

Palma de Mallorca Mallorca The capital is searched by neighbourhood and type of home: Santa Catalina, El Terreno, the old town, Son Vida. Each one needs its own page and its own place on the map. Calvià Mallorca Portals Nous, Puerto Portals, Santa Ponça, Palmanova: villas with sea views that are searched in English, German and Spanish, and each search needs its own page. Manacor Mallorca The head town of the Llevant: people search for a home by village, in Spanish and Catalan, and Porto Cristo, on the coast, needs a page of its own. Llucmajor Mallorca From s'Arenal to the farmhouses inland, a large municipality where each area is searched with different words: the sea has to be kept apart from the countryside. Marratxí Mallorca A step from Palma, people search for chalets and houses with gardens by village name: Pòrtol, Sa Cabana, Pont d'Inca. Whoever sells here also competes with the capital. Inca Mallorca An inland town with a train to Palma: people search in Spanish and Catalan, and the page that describes the area with its own data stands out. Alcúdia Mallorca A port and a walled old town on the northern bay: second homes searched in English and German, with pages for the port, Alcanada and the old town. Felanitx Mallorca Farmhouses and village homes of the Llevant, with Portocolom and Cala Marçal on the coast: searches by village name and, often, by foreign buyers. Pollença Mallorca The port, Cala Sant Vicenç and the old town are searched separately: a page for each, in several languages.
  • Palma and its baySanta Catalina, El Terreno, Son Vida, the old town: neighbourhoods the buyer types in full on Google. Each one needs its own page and your listing on the local map.
  • SouthwestCalvià and Andratx: Portals Nous, Puerto Portals, Port d'Andratx. People search in English and German, and each language needs pages written for it.
  • Serra de TramuntanaDeià, Valldemossa, Sóller: stone houses searched by village name and by type of home. The content has to know both.

Frequently asked questions about real estate SEO in Mallorca

  • Google’s map is ordered by distance from the person searching, and each listing has a single address. If you sell in Pollença or Alcúdia with no office there, what makes you appear is a page of its own for each area and content that knows it. And if you open another office, it needs its own listing.

  • It depends on who buys from you. We look at which language your website’s visits and enquiries arrive in today and start with the one that brings the most; the next is added afterwards. Each version has its own address, and that way Google knows which buyer to show which.

  • Farmhouses, villas with pools, village houses with a courtyard in Palma’s old town and penthouses with views over the bay. Each type of home is written differently, and sometimes in three languages. A website that mixes them all on one page answers none of those searches.

  • Yes. The buyer of a villa searches in detail (area, views, bedrooms) and cares more about the page that describes that home and that area well than about the one that appears in hundreds of scattered searches. With expensive homes, being the right answer counts for more than appearing everywhere.

  • Yes, if your website says clearly what you sell, where and for whom, and if other pages on the island mention you. AI answers with what it finds: the clearer and more verifiable it is, the easier it is for it to name you. No specific answer can be guaranteed, but we can work to be in them.
