In mid-sized cities almost everyone asks once and decides slowly: email is what stays by their side

Someone who asks about a home in Valladolid, Segovia or Salamanca rarely buys in the first week. We put your list in order, write to them about what interests them, home by home and area by area, and alert you when someone asks for a viewing.

  • An email people look forward to

A newsletter about your market: what is selling, at what price and the house of the month. It gets opened because it is useful, not because it nags.

  • To each their own

Buyers, property owners and investors receive different emails. Nobody receives a house they are not looking for or an offer they did not ask for.

  • You make the call

When someone replies or asks to see a house, you get an alert with their name and what they are looking for. You just call.

Castile and León, contact by contact

A list with four types of client: none of them should get the same email

In Castile and León a contact list often mixes worlds that are nothing alike. The Madrid buyer who asked about a house in the Segovia sierra. The family in Salamanca buying for a child at university. The owner in León who asked for a valuation and did not go on. The one who lives elsewhere and keeps the village house in Zamora or Soria. If everyone gets the same email, nobody reads it.

That is why we split the list by who each contact is and by the area they are interested in, and write to each list about its own thing. We explain the owner's route in winning property owners; the email picks it up and accompanies them until they decide.

Ávila 1 town Ávila: one list for whoever searches in the city and another for whoever looks for a house in Gredos, often from Madrid. Each gets its own homes and its alert when a new one comes in. Burgos 3 towns Burgos, Aranda de Duero and Miranda de Ebro: the buyer list is ordered by city, and whoever asked for information about Aranda does not receive homes in Burgos. León 4 towns León and the Bierzo get two lists and two newsletters. Whoever asked about Ponferrada some time ago receives their reactivation with what has come up in that city. Palencia 1 town Palencia, with 77,466 inhabitants, has a small list that is looked after by hand: few contacts, very well ordered, and one email a month about what is moving in the city. Salamanca 1 town Salamanca: lists of parents buying for their children, of investors and of owners of flats rented out. Each group receives its mailings at the right moment for it. Segovia 1 town Segovia and its sierra: a list of Madrid buyers who asked about a specific village. When a house in that village comes onto the books, they are written to that same day. Soria 1 town Soria: a small list is looked after with short, useful emails, without pestering. If there is a home in the city or the district that matches an old request, the email reactivates it. Valladolid 4 towns Valladolid and its surroundings: lists by area (the city, Arroyo de la Encomienda, Laguna de Duero) and by type of home. Whoever looks for a semi-detached house does not receive flats in the centre. Zamora 2 towns Zamora and Benavente: whoever lives elsewhere and keeps the family house receives a newsletter about what the area is worth and how it is sold, without being pushed to decide.
1/4 Contact base · lists

Each contact in the list it belongs to, with their area noted

We gather the contacts scattered across the CRM, the email inbox, the portals and the spreadsheets, remove duplicates and sort them: Madrid buyer, family from the city, investor, owner, someone who lives elsewhere. Each one is noted with the area they are interested in, because Segovia is not Salamanca.

2/4 Newsletter · your market

One email a month with what is happening in your city

We write it with you about what is moving in Valladolid, in the Segovia sierra or in the Bierzo: a home worth seeing, a useful guide for whoever buys or sells, a piece of news from the market in your area. With your brand and your tone.

3/4 Automatic alerts · buyers

A house comes in from a village and we write to whoever was looking for one

When a home comes onto the books, it is matched with what each buyer asked for (area, village, garden, bedrooms) and they are written to that same day. The buyer who lives in Madrid gets it with the listing and how to get there.

4/4 Reactivating contacts

Contacts from months ago who ask for a viewing again

In your list there is someone who asked about Salamanca when nothing fitted, and someone who asked for a valuation and left it for later. A few emails written for them, with what has come up since, lead some of them to reply and ask for a viewing.

Frequently asked questions about email marketing in Castile and León

  • Yes. In a city like Soria or Palencia, a short list, well ordered and with useful emails is worth more than a large one left untended. It is looked after contact by contact and every reply is visible.

  • It depends on what they authorised. Before sending we check where each contact comes from and what permission they gave, and anything without a clear basis stays out. Data protection is looked after before the first mailing.

  • What the buyer cannot see from Madrid: what the village is like in winter, what is nearby, which homes have come up. With your own photos and your signature, in an email that reads well on a phone.

  • They are adapted to the calendar of your market. You know when more families ask, and the emails are scheduled to arrive before that season, not in the middle of the rush.

  • Email carries more information and stays saved; WhatsApp arrives sooner. We start with email, which is easy to measure, and complete it with a message for whoever prefers it and has given permission.

  • How many contacts have replied, how many have asked for a viewing and which have ended in a sale, city by city. Not only opens: what counts is the phone that rings.
