In Castile and León selling runs on trust, and trust starts long before the phone call

Many owners think about it for months: the flat in the centre, the family house, the estate. We make sure that in that time they see your homes and your sales on Instagram and Facebook, in their city and their district, and we measure every contact through to the viewing.

  • Every house, in the format of each network

Every property in vertical format for Stories and Reels, and tailored for the Feed. We explain it in Instagram Ads.

  • Property owners in your area, not all of Spain

The ads are seen in your area and around it, not across all of Spain. Anyone thinking of selling leaves you their details without leaving Instagram.

  • Instagram and Facebook, a single plan

One budget, the same audiences and a monthly report on what each network brought, in calls and in viewings.

Castile and León, ad by ad

A small, close audience is looked after more than it is widened

Valladolid, Burgos, Salamanca and León are mid-sized cities, where the owner talks to a neighbour before talking to you. So the ad is not shown to half the province: it is narrowed by city and by area, frequency is watched so as not to tire whoever has already seen it, and real sales from that neighbourhood are shown. In Segovia and Ávila the buyer of the sierra often lives in Madrid, and that is where they are advertised to.

Villages call for another approach: few residents, a whole district and ads that say where the house is from the first line. For the owner who has not yet decided, we build a route designed to win property owners, with a valuation included and an alert to your phone when someone requests it.

Ávila 1 town Ávila city and the sierra have two audiences. The owner in the city sees your sales from the old town and the outskirts; the second-home buyer, advertised to from Madrid, sees the houses of Gredos. Burgos 3 towns Burgos, Aranda de Duero and Miranda de Ebro are three small audiences that do not mix. Each city gets its own ads and its own radius, and Miranda, near the Basque Country and La Rioja, is tested separately. León 4 towns León, Ponferrada and the municipalities around the city of León: each owner sees sales from their own surroundings. Ponferrada, with 63,186 inhabitants, gets its own ad test. Palencia 1 town Palencia, with 77,466 inhabitants, is a small audience. It is narrowed by area, frequency is watched and the homes on show are renewed, so that the same one is not repeated all the time. Salamanca 1 town Salamanca, with 146,110 inhabitants, separates the owner selling a flat rented to students from the buyer arriving from another city. Each is shown their own thing. Segovia 1 town Segovia and its sierra, where the buyer often lives in Madrid. They are advertised to there with homes from La Granja, El Espinar or the old town, and separately we look after the owner in Segovia who has not yet decided to sell. Soria 1 town Soria, with 41,025 inhabitants, is a very small audience: you spend little and measure a lot. The sales in the city and the district are shown to the owner nearby until they decide. Valladolid 4 towns Valladolid, with 302,614 inhabitants, and its surroundings: Arroyo de la Encomienda, Laguna de Duero and Medina del Campo. One ad goes to the owner of the flat in the city and another to the family looking for a detached or semi-detached house with a garden. Zamora 2 towns Zamora and Benavente: two cities and a province of villages. The ad reaches the local owner and the one who lives elsewhere and keeps the family house, with your sales in the area as a calling card.
1/4 Your database and your website

Your ads, in front of whoever already knows you in your city

We start with the people who already know about you: your clients, whoever visited your site and whoever followed your profile. From there Meta looks for similar people in your city and your district, and in Segovia or Ávila in Madrid as well. Every week we check who the ad reaches and who it does not.

2/4 Placements · Feed, Stories and Reels

Feed, Stories or Reels: the money goes where owners write

Your ads appear in the Feed, in Stories and in Reels on Instagram and Facebook. Each area responds differently to each placement, so the split is adjusted with the data: money is taken away from where nobody writes and moved to where they do. We review it ourselves every week.

3/4 Creative testing

Three ads compete and the one that brings messages stays

We test, for example, the stone façade of a country house against a video of the living room and a carousel with the terrace. All three run at once, with the same audience, and the one that brings messages stays. The others are switched off and next month a new one comes in to compete.

4/4 Pixel and Conversions API

From the ad to the viewing, with your CRM in the middle

We connect the pixel and the conversions API to your CRM. The contact arrives with its ad of origin and, when it moves on to an appointment or a viewing, that signal goes back to Meta. The system stops chasing people who only fill in forms and looks for those who end up walking into the house.

Frequently asked questions about Meta Ads in Castile and León

  • Yes, with a narrow audience and a small spend. The smaller the area, the more it shows when the same ad repeats, so frequency is capped and the homes on show are renewed. We start in the city and only open up to the district if the data asks for it.

  • Yes. You choose the area of the house and the place where the possible buyer lives. The ad tells what the sierra offers without promising anything, and leads to a listing with photos, location and your phone number.

  • To win owners, your sales: a home sold in their neighbourhood says more to them than another one for sale. To win buyers, the house. We usually prepare both and measure which works in each city.

  • Yes. With few contacts we start from your site and your profile, and Meta learns from what happens after each ad. A small base is made up for by making sure each contact is properly recorded in your CRM.

  • No. For a home like that you do not look for volume, but for the few who fit. More care goes into the photo and the video, and it is shown to whoever can afford it, even if fewer people see the ad.

  • Google Ads reaches whoever is already searching for a home; Meta reaches them earlier, when the owner has not yet decided. If your priority is the buyer in a hurry, we start with Google. If you want whoever is about to sell to know you, with Meta.
