In Castile and León, “flat in Salamanca” is typed by the parent who buys and the student who wants a room

Almost every search serves someone who buys and someone who is only browsing, renting or planning a getaway. We pay for the ones made by people thinking of buying or selling, drop the rest and every week tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Castile and León, campaign by campaign

Nine provinces, one budget and no reason to split it evenly

Valladolid, Burgos, Salamanca and León are advertised city by city, by neighbourhood and by type of home. Segovia and Ávila have their own buyer: the one who lives in Madrid and compares without hurry from the other side of the sierra. Palencia, Zamora and Soria call for small, tightly aimed campaigns, and in the villages the search almost always carries the name of the village.

Each market gets its own campaign, its own budget and its own landing page. The owner who wants to know what their home is worth goes separately, with a short form that alerts your phone: we explain it in winning property owners. With eighteen large towns spread over nine provinces, deciding where each euro goes is what makes the campaign pay off.

Ávila 1 town Ávila city and the houses of the Sierra de Gredos are advertised separately. You pay for the search of someone who wants to buy and drop those of someone planning a visit to the walled city. Burgos 3 towns Burgos, Aranda de Duero and Miranda de Ebro, one campaign per city. You bid for whoever is looking for a home and leave out searches for pilgrim lodgings and rentals. León 4 towns León and its area, with San Andrés del Rabanedo and Villaquilambre, go in one campaign. Ponferrada and the Bierzo go in another: someone looking for a home there does not type like someone looking in León. Palencia 1 town A small campaign for Palencia, limited to the province and to the places your buyers really come from. With few searches, every click from elsewhere shows and gets filtered out. Salamanca 1 town Salamanca splits two buyers: the family buying a flat for a university-going child and the investor buying to rent out. They are advertised separately and room searches are dropped. Segovia 1 town Segovia city and the sierra are two campaigns. The sierra one is aimed at whoever searches from Madrid for a weekend house, and leaves out the tourist looking for a place to sleep by the Aqueduct. Soria 1 town Soria, with 41,025 inhabitants, and a province with few searches. A campaign that is not spread thin, with a carefully kept list of exclusions, stops the budget going on clicks that never call. Valladolid 4 towns Valladolid, Arroyo de la Encomienda, Laguna de Duero and Medina del Campo, each with its own campaign. Someone looking for a semi-detached house with a garden on the outskirts does not type like someone looking for a flat in the centre. Zamora 2 towns Zamora and Benavente, with home searches of their own and others from people going back to the family village. You pay for those about buying and selling a home in the municipality and cut those about rural tourism.
1/4 Google Search · keywords

Pay for whoever buys, not for whoever wants a room for the term

“Flat in Salamanca” or “house in Segovia” can come from someone buying, someone who needs a room or someone looking for a place to sleep at the weekend. We separate rental, accommodation and jobs, keep the search of whoever is thinking of buying, and every week we read what was typed before the click.

2/4 Valuation campaigns

The owner who types “how much is my flat worth” in Valladolid or León

Someone thinking of selling first wants to know what their home is worth. Your ad appears, they request the valuation in a minute and the alert reaches your phone. It works for the central flat that has been empty since the children left to study or work in another city, and for the house that is now too big.

3/4 Remarketing · YouTube and Display

The Madrid buyer who looked at a house in the sierra and went back to their life

Someone living in Madrid who looks for a home in Segovia or Ávila compares for weeks. We remind them of the house they saw on your site on YouTube, in Gmail or on the sites they read, and only while they are still deciding. When they call, they already know who you are.

4/4 Measurement and conversions

Every call measured, whether it comes from Burgos, Valladolid or a village

We track every call and every form and match them with your viewings and your sales. So you can see whether the Valladolid campaign, the sierra one or the Salamanca one pays off more, and every month we move the money to the one that brings clients.

Frequently asked questions about Google Ads in Castile and León

  • Yes, if it is narrowly drawn. There are fewer searches, but whoever types “house in” and the name of a village has usually decided already. The campaign is limited to your district and to the villages where you have homes, and we measure it by call to decide whether to continue.

  • Room, shared flat, rental by the month, halls of residence and the names of the portals. In Salamanca, Valladolid, León or Burgos they weigh a lot because a new batch of students arrives every term, and if they are not cut they spend budget without bringing a buying call.

  • No. It is a different buyer, with different searches (“semi-detached”, “detached house”, “new build”) and different competition. The development gets its own campaign and landing page, and your flat sales stay separate, with their own budget and tracking.

  • With an ad and a page that talk about what decides a purchase from a distance: how to get there, which schools and shops are nearby, what life is like outside summer. The campaign is measured separately, so you know what each contact from that buyer costs.

  • One per office, each with its own budget, its own searches and its own page. That way you see which city gives you calls and which only gives clicks, and one weak month in one office does not sink the others.

  • SEO builds your presence little by little; the ad puts you in front of whoever is searching today. They complement each other: the ads bring calls while your site gains ground, and with the data from one we fine-tune the other.
