In the province of Cádiz people do not search for a home the same way in the Bay, on the Costa de la Luz and by the Strait: your website has to answer each search

Almost every agency in Cádiz has a website, and very few have a page for what the buyer really types: “house near La Barrosa”, “flat in the old town of Cádiz” or “villa in Sotogrande”. We take care of the technical side, the content and the AI optimisation, and you see how many calls come in.

  • Lluís Jiménez, Senior SEO at Landing Agency Lluís's AI assistant (Senior SEO)

Build authority with content in your voice

I have trained it with everything I know about real estate SEO and GEO. Talk to it as you would talk to me.

  • How many people are looking for a home in your area

See how many people search every month to buy, sell or rent in your area, and what they type into Google.

  • Own your search in AI

More and more buyers ask instead of searching. See whether AI names you or your competition.

From the Guadalquivir to the Strait

Eighteen towns with more than 15,000 inhabitants, and in each one people search for a home differently

The province faces two seas and keeps an interior of farmland and white villages. In those eighteen towns alone live 1,122,752 people according to the INE, and none of them is searched like the one next door. Someone buying in Chiclana types one thing, someone looking at the capital types another, and someone arriving in Sotogrande asks about schools and the airport. Your website needs a page for each search, in the language it is typed in, and a Google listing that puts you on the map of the town that matters.

There is also a buyer who decides from far away: the person from Seville or Madrid who wants a second home by the Atlantic, and the European who looks for it first on Google and increasingly by asking an AI. We work so that your agency is their answer, and so that the owner who inherits a house in the old quarter of Jerez or Cádiz finds you when they decide to sell. It is what we call becoming the reference agency in your area. This is how we divide the work:

Jerez de la Frontera Cádiz People search by neighbourhood in the old quarter (Santiago, San Miguel), by country estate in the farmland and by “house near the wineries”. It is inland, so it needs a page of its own and cannot hang from the coastal ones. Algeciras Cádiz A port city, with Getares and El Rinconcillo as areas the buyer names. Many type “Algeciras” and “Campo de Gibraltar” at once, and your website has to show up in both searches. Cádiz Cádiz The old town (Santa María, La Viña, El Pópulo) and Extramuros are searched separately. Each house with a roof terrace or a watchtower deserves its own page, with large photos and its place on the map. San Fernando Cádiz Someone searching “flat in San Fernando” does not want to see houses in Cádiz. It needs a page of its own, with a guide to the areas, the schools and how long it takes to reach the capital. Chiclana de la Frontera Cádiz La Barrosa and Novo Sancti Petri are searched by name and often in English. Second homes, golf and houses with a garden are three searches, and each asks for its own page. El Puerto de Santa María Cádiz Valdelagrana, Puerto Sherry and Vistahermosa are not the same search as “houses in El Puerto”. The historic centre and the villa are searched separately, each with its own page. Sanlúcar de Barrameda Cádiz The Barrio Alto, the manzanilla and Doñana across the river attract whoever wants a house with character. A guide of its own and a well-kept listing on the map put you in front of that buyer. La Línea de la Concepción Cádiz People search here in Spanish and in English, with Gibraltar next door. Whoever works on the other side of the border types “flat in La Línea”, and whoever wants golf types “Alcaidesa”: your website must answer both.
  • Bay of CádizCádiz, San Fernando, Puerto Real, Chiclana and El Puerto are searched as a single market, but each city has its own buyer. You need one page per city, so that they do not compete with each other.
  • Marco de JerezJerez, El Puerto and Sanlúcar, the sherry triangle: farmland, wineries and houses with character. People search by place and by type of house, and English mostly arrives through the country estates.
  • Costa de la Luz and La JandaConil, Vejer, Barbate and Zahara de los Atunes: second homes and white-village houses. The buyer types the name of the village next to “house” or “beach”.
  • Campo de GibraltarAlgeciras, La Línea, San Roque, Tarifa and Sotogrande: the Strait, Gibraltar and the international buyer. Here English is a working language, not an add-on.
  • Sierra de CádizArcos de la Frontera, Grazalema, Ubrique: houses with views and country estates for whoever wants the interior. There are fewer searches, so one well-made page for the village weighs a lot.
1/4 Technical SEO and architecture

Every place with its own address, and no pages treading on each other

Searches in the province overlap: Chiclana and La Barrosa, El Puerto and Valdelagrana, the capital and its old quarter. We build a structure where each place has its own page, with no duplicates competing with each other, with the English version clearly marked for Google, and with everything loading fast on the phone of someone looking from abroad.

2/4 Hyperlocal content

Guides written for the buyer of each area

The buyer in the capital asks about roof terraces and the condition of the building, the one in Sotogrande about schools and the airport, the one in Conil about the distance to the beach. We write a guide for each area with what that buyer asks, you sign it, we publish it in Spanish and in English, and we win mentions from local media so that the authority shows beyond your website.

3/4 GEO · AI search visibility

Let the AI name you when people ask where to buy on the Costa de la Luz

A European planning a home by the Atlantic asks ChatGPT, Claude or Gemini something like “which village on the coast of Cádiz suits me for living all year round”. We work so that your agency is one of the answers, and we measure which questions you appear in and which you do not yet.

4/4 Google Business Profile and local search

Your listing on the map of every town where you have an office

When someone searches “inmobiliaria en Chiclana” or “estate agent Sotogrande”, the map decides. We create and look after your Google Business Profile listing, with reviews, photos and replies, so that it comes up among the first. If you have offices in Jerez and in El Puerto, each one has its own.

Frequently asked questions about real estate SEO in the province of Cádiz

  • By giving each one a different search. The Chiclana page talks about living in the town; the La Barrosa page, about the beach and the second home. They link to each other and Google understands which one to show for each search.

  • With caveats. A Google listing is tied to your address, so on the Sotogrande map you will not appear like an office based there. What you can do is have a well-built Sotogrande page, with a guide, homes and client reviews. We explain it in the article on getting the most from your Google listing.

  • It depends on who writes to you. In the Campo de Gibraltar and on the coast, many buyers search in English; in Jerez or San Fernando, perhaps not. We start by measuring which languages your enquiries arrive in and translate where there is already demand.

  • Yes. That owner types “sell inherited house in Cádiz” or “how much is my house worth in Jerez”, and your website has to come up with a simple valuation page. It is part of our solution to win property owners.

  • Not for all of them. We start where you close deals and with the villages the buyer names when searching. There are fewer searches in the interior, so one well-made page for a village weighs more than ten weak ones.

  • A short report with what matters to your business: the calls and forms that arrive from Google, from which towns and in which language, and in which AI questions your name appears. No pages of charts that lead to no sale.
