In the Rías Baixas the same place is spelled two ways, and your website has to appear under both

Some search for “Sanxenxo” and others for “Sangenjo”; some for “Vilagarcía” and others for “Villagarcía”. From Vigo to Boiro there are twelve municipalities and each is searched in its own way, in Spanish, in Galician and in English. We organise your website, write the content for each area and work so that AI cites you.

The Rías Baixas in the search bar

Twelve municipalities, three estuaries and two search languages: on the web, every name counts

Nobody who has already decided types “estate agency in the Rías Baixas”, least of all when those same words bring up wine, hotels and routes. They type “house in Sanxenxo”, “flat in Vigo” or “vivenda in Pontevedra”, in Spanish, in Galician or, if they come from abroad, in English. And the names change depending on who writes them: “Sanxenxo” or “Sangenjo”, “Ribeira” or “Riveira”. Each variant is a different search for Google.

The territory does not match any province: ten of these municipalities belong to Pontevedra and two, Ribeira and Boiro, to A Coruña, across the Arousa estuary. Each has its own buyer: whoever looks for a flat in Vigo is not the one who wants a house in Poio or who is eyeing a second home in Sanxenxo. Your website needs a page for each search, and being the reference for your area is what makes Google put you first. This is how we divide it:

Vigo Pontevedra With 294,489 inhabitants, it is by far the largest of the twelve and is searched by district: Casco Vello, Coia, Teis, Bouzas or Samil. A page per district, with what is asked there, puts you where a portal only shows listings. Pontevedra Pontevedra With 83,316 inhabitants and a provincial capital, it is searched as a city to live in, with its pedestrianised old town. Buyers here compare it with Vigo and with Poio, and the website that explains that difference wins. Vilagarcía de Arousa Pontevedra With 37,888 inhabitants, it is spelled “Vilagarcía” and “Villagarcía”, and its buyer also looks at Carril and Vilaxoán. A page for each village is worthwhile, in Galician and in Spanish. Redondela Pontevedra With 28,874 inhabitants and a short hop from Vigo, it is searched by Cesantes, Chapela and the town itself. It is the search of someone who works in Vigo and wants to live with more room to breathe: you need a page that explains the journey by road and by train. Cangas Pontevedra With 26,711 inhabitants, it is searched by beach (Rodeira, Nerga) and by the boat to Vigo. For someone who works across the estuary, the journey counts as much as the house, and the website that explains it wins the search. Marín Pontevedra With 23,991 inhabitants, with a port and the Naval Academy, it is searched as “flat in Marín” and “house in Portocelo”. In a market this size it is decided on the map, and the Google profile weighs as much as the website. Moaña Pontevedra With 19,320 inhabitants and facing Vigo across the estuary, it is searched by O Con, Meira and Domaio. Vigo is reached over the Rande bridge or by boat, and that detail decides searches: you need a page that tells it. Nigrán Pontevedra With 18,174 inhabitants, in the Val Miñor, it is searched by Panxón and Praia América, with Baiona named alongside. It is detached houses and second homes next to Vigo: a page per village covers both searches. Sanxenxo Pontevedra With 18,016 inhabitants, it is searched by Portonovo, Silgar or Montalvo and also as “Sangenjo”. The search rises with the summer season, so the pages have to be ready beforehand. Poio Pontevedra With 17,434 inhabitants and next to Pontevedra, it is searched by Combarro, Raxó and Samieira. A house with views of the estuary and with land: a page per place, with photos and what is known about each village. Ribeira A Coruña With 27,102 inhabitants, in the province of A Coruña and facing the Arousa estuary, it is searched as “Ribeira” and “Riveira”, with Aguiño, Palmeira and Corrubedo. A website with a page per village reaches where the Pontevedra ones do not look. Boiro A Coruña With 18,967 inhabitants, on the Arousa estuary, it is searched by Cabo de Cruz and Barraña. It is often decided on the Google map, so the profile weighs as much as the website.
  • Vigo estuaryVigo, Redondela, Moaña and Cangas: one estuary seen from four shores. Each shore is searched differently, and guides linked to each other tell Google they form one market.
  • Pontevedra estuaryPontevedra, Poio, Marín and Sanxenxo: from the city to the summer resort. The website has to cover those who live here all year and those who come in season, without mixing them.
  • Arousa estuaryVilagarcía, Boiro and Ribeira: two provinces on one estuary. Search ignores provincial borders and the website should not respect them either.
  • Val MiñorNigrán, with Baiona next door: a market of its own between Vigo and the southern coast. Whoever searches there names both towns at once.
1/4 Technical SEO and architecture

One address for each municipality, each name and each language

Google reads addresses, not front pages. We build a structure with one page per municipality and per village people name, with the variants that get typed (“Sanxenxo” and “Sangenjo”, “Ribeira” and “Riveira”) and with Galician and English properly marked. No repeated pages, no listings of homes already sold and a website that opens fast in the village and on the beach.

2/4 Hyperlocal content

Guides written for the estuary, not for the whole of Galicia

A portal talks about the whole coast. We write one guide per municipality and per village with what a buyer asks: what the journey to Vigo from Cangas is like, what changes between living in Pontevedra and in Poio, what costs a house with land brings. It goes out under your name and with mentions in local media, so that it is noticed beyond your website.

3/4 GEO · AI search visibility

Get cited by ChatGPT and Gemini when people ask about living on the estuaries

Someone considering moving or buying on the coast asks an AI before opening a search engine: “Which municipality in the Rías Baixas suits me if I work in Vigo and want to live near the sea?”. We strengthen your pages so that your agency is one of the answers, and we check which questions you appear in and which you do not yet.

4/4 Google Business Profile and local search

Your profile on the map of Vigo, Pontevedra and the rest of the estuary

Whoever types “estate agent in Sanxenxo” or “estate agent Pontevedra” decides with the map. We set up the Google Business Profile of each office, with photos, categories and answered reviews, so that you appear on the map of every municipality where you sell.

Check it with your own agency, on the Rías Baixas:

Frequently asked questions about real estate SEO in the Rías Baixas

  • Both, each where it fits. The official name, Sanxenxo, goes in the title; “Sangenjo” appears in the text, in the questions and in the tags, because many people spell it that way. The same goes for Vilagarcía and Ribeira. We decide it with you page by page.

  • Some, yes, especially where people type “vivenda” or “casa en venda”. There is no need to translate everything: we start with the page for each municipality and the listings, and check how much traffic arrives in Galician before going further.

  • With a strong page for Sanxenxo, with its name, its villages and what you know about that coast, and a Google profile for each real office. You cannot open a profile where you have no premises, but you can compete there with content about the area.

  • Yes, with a calendar: the pages are prepared before the search rises, because people thinking of a summer home start looking before the season. The rest of the year, the same pages serve those who search in order to live here.

  • Yes. When someone asks about a small municipality, AI looks for whoever has written about it in detail, and a local agency has the advantage over a general website. We measure which questions you appear in and strengthen the pages they cite.

  • By writing what a portal does not know: what living in Coia or Teis is like, which school is close, how much the journey to the centre weighs. A portal hands out listings; your website explains districts, and that is what Google and AI put first.
