In one province, the search in the capital and the search on the coast are not alike

In the capital people search for flats, renovations and penthouses by neighbourhood, and that search gets mixed with student rentals and with stays for the Fallas. In the metropolitan area they search for a villa with a garden, near the school and the metro. On the coast, an apartment near the sea, with plenty of seasonal rentals in between. And in the interior, village houses and country estates, with little volume. Each market gets its own campaign and its own budget.

Then there is the owner. Someone thinking of selling types “how much is my flat worth in Torrent” or “sell house in Sagunto”, and there your valuation ad reaches them before another agency's does. It is part of how we help you win property owners. This is how we organise the campaigns:

Valencia coast 9 towns This is the campaign for whoever searches near the sea, with its own list of excluded words for seasonal rentals. It has its own budget and its own towns, apart from the account for the rest of the province. Valencia 16 districts You pay by neighbourhood and by type of home: Ruzafa, El Carmen, Benimaclet, Campanar. Student rooms and short stays, which slip into any “flat” search, are left out. Torrent Valencia The buyer in Torrent compares with the capital and searches for a flat or villa by price and by size. Ads by area (El Vedat, the centre) and a valuation campaign for the owner in the neighbourhood. Gandía Valencia Two clients in one city: whoever buys to live in Gandía and whoever buys an apartment by the beach. Separate campaigns, with “summer rental” excluded from day one. Paterna Valencia Searches for villas in La Canyada and for flats near the Technology Park. One ad per area, with the school and the access to the capital in plain view.   • It depends on what each call brings you. We start with the area where you already close deals and try the coast with a small, separate campaign. If the calls come at a good price, we widen it; if not, we switch it off.

  • With a list of excluded searches (room, students, rental, “by the day”) that we review every week, and with ads that say “for sale” in the headline. Whoever wants to rent almost never clicks.

  • Almost always in Spanish and in English, each with its own campaign and its own page. Valencian makes sense if your buyer is local and searches that way. We decide by looking at what people type in each area.

  • There are fewer searches and fewer advertisers, so a small campaign may be enough. We start with the owner's valuation, which is where the client is, and widen it with what we see.

  • A listing that opens instantly on the phone of someone arriving from an ad, with a large photo, the area and the call button without scrolling. And a valuation page that takes a minute to fill in. If the listing is slow or asks for too much, you pay for the click and lose the call.

  • Google reaches people who are already searching. The one who is not yet thinking of it you reach with Instagram and Facebook ads, which is what we do in Meta Ads. The two channels help each other: one catches whoever decides now and the other introduces you to whoever will decide.
