One account, several markets

The money does not go the same way to the coast as to the interior

One ad for the whole province looks convenient and comes out expensive. “Flat in Alicante” is typed by a local, “bungalow Torrevieja” and “villa Jávea” by someone buying from another country, and “house in Alcoy” is almost never typed by anyone from abroad. We split the account by market and by language, rule out rentals, jobs and portals from day one, and put more money where calls already arrive.

Owners are kept apart. Someone typing “how much is my flat worth in Elche” or “sell house Orihuela Costa” is telling you they want to sell, and your valuation ad reaches them before another agency's. It is part of how we win property owners. This is the account we build in each destination:

Costa Blanca 17 towns The shoreline is paid for with villa, apartment and bungalow ads in Spanish and in English. It is split into north and south, because someone buying in Dénia does not type the same words as someone buying in Torrevieja. Alicante Alicante You pay by district and by type of home: “flat in Benalúa”, “house in San Juan”. Room rentals and seasonal lets by the beach are left out. Elche Alicante Searches by families who live in the city, such as “flat in Elche” or “house in Altabix”. The Arenales del Sol coast gets another campaign, with another ad. Torrevieja Alicante Bungalow, apartment and “near the beach” written in English. We bid on La Mata, Los Balcones and Aguas Nuevas, and rule out weekly rentals, which creep into every search. Orihuela Alicante Two campaigns: the city, with house and flat searches in Spanish, and Orihuela Costa (La Zenia, Cabo Roig, Campoamor), with ads in English. Benidorm Alicante An apartment to live in, to invest in and to let by the week: three searches mixed together. The headline says “for sale” so you do not pay for whoever only wants a week in Benidorm. Alcoy Alicante A market of locals: “flat in Alcoy”, “house in the centre”. Low volume and little competition, so a small campaign, with the phone number in view, is usually enough to start. San Vicente del Raspeig Alicante Family housing, right next to Alicante. You pay for whoever searches “townhouse in San Vicente” or “house near the university”, and drop the room for students. Elda Alicante Elda and Petrer are searched for almost as one city: “flat in Elda”, “house in Petrer”. One campaign shared across the Vinalopó, with a valuation ad for the owner who sells.
  • Marina AltaDénia, Jávea and Calpe: a villa with views and an apartment by the sea, in English and in other languages of northern Europe. One ad per town, with the budget adjusted to what each one brings.
  • Marina BaixaBenidorm, Altea and Villajoyosa, with plenty of rental searches in between. Here the list of exclusions weighs heavily, and it is reviewed every week.
  • L'AlacantíAlicante and its surroundings: local searches, by district, and a valuation ad for the owner who is moving home.

  • Quite a lot. The coast is advertised in Spanish and in English, with villa, bungalow and apartment searches. The interior, in Spanish, with local searches and less volume. They are two campaigns with their own budget and their own way of measuring, not one split in equal parts.

  • It can be reduced with exclusions (“rental”, “by the week”, “holiday”) and with ads that say “for sale” in the headline. Every week we look at what whoever called had typed and add the words that do not belong.

  • It depends on what you sell. In the city the buyer who lives in Spain weighs most, and English only pays off if you have homes that attract residents from abroad. In the Vega Baja and the Marina Alta, however, a good part of the searching is in English.

  • You reach the buyer before they open a portal, and you take them to your own website, where you control the price and the phone number. The portal charges for being there; Google takes you to the client who has not yet decided where to look.

  • Ads give you visibility straight away and SEO builds it more slowly. If we start with ads, we see which searches bring calls, and the content that later ranks comes from there.

  • One per market, not one per town: north coast, south coast, the city of Alicante and Elche, the interior and the valuation campaign for owners. If a small town brings calls, it is split off; if not, it shares a campaign with its neighbour.
