In Seville do not pay for “flat”: pay for “flat in Los Remedios” and “house in Tomares”, and leave out the rest

Google Ads money goes on searches that sound like buying and are not: rooms for students, protected housing, country cottages for a weekend. We build the account by neighbourhood and by town, drop what does not sell and tell you what each call costs in each area.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

One account per neighbourhood and per town

In a capital of 689,423 inhabitants, each neighbourhood is a campaign

Seville packs many markets under a single word. “Flat” can be the one someone buys in Nervión, the one a family moves to when leaving Triana for the Aljarafe, or the one a student looks for as a room. Google does not tell those searches apart on its own. That is why we split the account by neighbourhood and by town, choose the phrases with buying intent and check every week what was typed before each click.

Not everyone is a buyer. The owner who is torn between selling and staying sees your valuation ad just when they type “how much is my flat worth in Nervión” or “sell an inherited house”. That is how you win homes to sell, and it is part of our solution to win property owners. This is how the account is split:

Seville 11 districts Each neighbourhood is a campaign: Triana, Nervión, Los Remedios, the Casco Antiguo. We bid on “flat in” and “house in” with the neighbourhood name, and leave out rooms and student rentals. Dos Hermanas Seville Montequinto on one side and the rest of the town on the other. Families looking for a townhouse and a school: the ad says “for sale” in the headline and rental searches stay out. Alcalá de Guadaíra Seville Someone who searches “house in Alcalá de Guadaíra” has already decided to leave the capital. A campaign of its own for the town, with the cost per call measured apart from Seville's. Utrera Seville Two searches, two campaigns: the house in the town centre and the estate in the countryside. The second is searched with fewer phrases, and that is why it is watched click by click. Mairena del Aljarafe Seville Townhouses and houses with gardens in the Aljarafe: one ad per development, with the school and the metro in view. Rentals and protected housing stay out. La Rinconada Seville Searches from someone who works in the capital and wants to live to the north: the ad names the commuter train and the airport, and the budget follows what each call brings. Écija Seville Stately houses in the old town and estates in the Campiña: few searches, very specific. A small campaign is enough to start, and the local owner is reached through the valuation. Los Palacios y Villafranca Seville Someone searching in the south of the province types the full name or “Los Palacios”. We put both forms into the campaign and leave out whatever is not a purchase.
  • AljarafeTomares, Bormujos, Espartinas: houses with gardens. One ad per town and a valuation campaign for the neighbour who wants to change house.
  • Vega del GuadalquivirLa Rinconada, Alcalá del Río, Lora del Río: small towns where a tight campaign is enough to see which call pays off.
  • Campiña and Sierra SurÉcija, Marchena, Osuna: searches for stately houses and estates. We start with the owner and open up to the buyer afterwards.
  • Sierra NorteCazalla de la Sierra and Constantina: country houses and second homes, without spending on searches for a country cottage for a weekend.
1/4 Google Search · keywords

You pay for “flat in Nervión”, not for plain “flat”

Each neighbourhood and each town has its own phrases: “house in Tomares”, “penthouse in Triana”, “estate near Seville”. From day one we leave out rooms, rentals, protected housing, weekend country cottages and portals. And every week we read what was typed before each click.

2/4 Valuation campaigns

The owner who inherits a flat or wants to change neighbourhood

Some people inherit a house and do not know what to do, and some want to swap the flat for a house with a garden. Both search “how much is it worth” before calling anyone. Your valuation ad appears, they request it in a minute and the alert reaches your phone before they write to another agency.

3/4 Remarketing · YouTube and Display

The buyer who decides as a family, without hurry

A family home is decided among several people, looking at schools and journeys. Someone who viewed a listing in Mairena del Aljarafe meets it again on YouTube, in Gmail and on the sites they read, until they call. And the home they see is yours.

4/4 Measurement and conversions

You know which neighbourhood and which village bring you calls

We track every call and every form, split them by neighbourhood and by town and match them with your viewings and your sales. Each month the money moves from the area that only gives clicks to the one that gives clients, and you see it in what each contact costs you.

Frequently asked questions about Google Ads in the province of Seville

  • With a list of excluded searches that we review every week: room, students, rental, protected housing, jobs at estate agencies and portal names. And with ads that say “for sale” and name the neighbourhood from the headline, so that someone who wants to rent does not click.

  • It depends on where you close sales. We start in the neighbourhoods and towns where you already sell and try another market with a small campaign. If the call comes at a good price, it is widened; if not, it is switched off.

  • Yes, but differently. There are few searches and very specific ones, so we look after every click and do not let the ad appear for someone who wants a country cottage for a holiday. And we look for the owner with the valuation, which is where the client usually is.

  • If you sell in the historic centre to a buyer from another country, you need an ad and a listing in their language; translating the headline is not enough. We look after it as part of our solution for international clients.

  • No, we do not enter the ones that carry the portal's name. We keep the phrases that name the neighbourhood and what is wanted, where your listing answers more precisely than a general list.

  • A neighbourhood can give many clicks and no calls. That is why we look at how many calls and viewings come from each area, and what each one costs. With that you decide where to put the money the following month.
