In Jaén you pay for whoever wants to buy, not for whoever is looking for a rural cottage or a job in the olive harvest

Someone who types “casa rural en Cazorla” wants a weekend away; someone who types “finca de olivar en venta” may want to buy. We choose which searches to pay for in each town, we drop the rest and we tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

Every click counts

In a province of mid-sized towns, a click that does not buy shows up quickly

The account is built by town and by type of home: flats and villas in Jaén and Linares, stately houses in Úbeda and Baeza, village houses in Martos and Alcalá la Real, country houses in the sierra and olive farms. Each one has its own searches and its own ads. And from day one we leave out what brings clicks without calls: rural cottages, hotels, rooms for students, jobs in the olive harvest and plain olive oil.

The other client is the owner. Someone who inherits their parents' house and lives in another city, or who has been thinking for years of selling their farm, types “cuánto vale mi casa en Martos” or “vender finca de olivos”. That valuation ad brings homes to sell and is part of what we do to win property owners. This is how the account looks across the province:

Jaén Jaén “Piso en Jaén”, “chalet en Jaén”, “casa en La Magdalena”: we bid by neighbourhood and by type. “Room” and “student flat” are left out, as they are almost always rentals. Linares Jaén “Piso en Linares” and “chalet en Linares” call for different ads and a campaign with a budget sized to the town. Jobs, rentals and portal names stay out. Andújar Jaén The town house and the villa or plot with a house in the countryside are searched with different words. And “casa rural en la Sierra de Andújar” is a weekend tourist, not a buyer: it is dropped. Úbeda Jaén “Casa palacio en Úbeda” or “stately house to restore” are few, specific searches; whoever types them usually knows what they want. We bid on them and set aside whoever is looking for a hotel or a rural cottage. Martos Jaén Martos gets two campaigns: houses and flats in the town, and olive farms around it, with “aceite” and “trabajo en la aceituna” excluded. Each has its own ad and its own budget. Alcalá la Real Jaén Buyers type from Alcalá and from Granada. One ad for whoever wants a village house with land and another for whoever wants to live in the old quarter, next to the Mota Fortress. Bailén Jaén “Casa en Bailén” and “piso en Bailén” are searches from people who live or work in the area. A small campaign, with rentals and jobs out from day one, is enough to see whether calls arrive. Baeza Jaén Baeza and Úbeda are searched separately, so each gets its own campaign: stately house, patio house and a valuation for the owner who inherits. We bid on “Baeza” and not on “Úbeda”.
  • Jaén city and its areaOne campaign per neighbourhood and another valuation one for owners of flats and villas. We start where you close the most deals.
  • La LomaÚbeda and Baeza, each with its own campaign and never mixed. Few searches, very specific, with the hotel and the rural cottage left out.
  • North of the provinceLinares, Bailén and Andújar: neighbours' searches, small campaigns and rentals and jobs excluded from day one.
  • The southMartos and Alcalá la Real: village houses on one side, olive farms on the other, and an ad of its own for the buyer who types from Granada.
  • Sierras de Cazorla and SeguraHere the search “casa rural” comes from tourists. We advertise the country house that is for sale and drop the weekend stay.
  • Sierra MáginaMountain villages with small volume: a single campaign that groups the villages and is fine-tuned with the calls that arrive.
1/4 Google Search · keywords

You pay for whoever buys in your town, not for whoever books a rural cottage

Each town has its searches and each type of home has its own: “piso en Linares”, “casa señorial en Baeza”, “cortijo en la sierra”, “finca de olivar en venta”. No spending on rural tourism, jobs or portals. Every week we go over the phrases that brought the clicks and switch off the ones that do not end in a call.

2/4 Valuation campaigns

The owner who inherits a house and lives elsewhere

Some owners live in Madrid, Barcelona or Seville and have inherited their parents' house in the village, and some olive growers no longer want to run the farm. When they type “vender casa en Martos” or “cuánto vale mi finca de olivos”, your valuation ad comes up, they request it in a minute and the alert reaches your phone.

3/4 Remarketing · YouTube and Display

The buyer who thinks it over slowly and with the family

Buying a house with history or a farm is not decided in an afternoon. Someone who looked at the listing of a house in Úbeda finds it again on YouTube, in their email or on the websites they read, and calls you once they have talked it over at home.

4/4 Measurement and conversions

You know which town and which type of home bring you calls

We track every call and every form, split them by town and by type of home and match them with your sales. With those figures we move the budget: it leaves what only brings clicks and goes where the phone rings. You see what each contact costs you and how many end in a viewing.

Frequently asked questions about Google Ads in the province of Jaén

  • We start small on purpose: one town, one type of home and the searches that already bring buyers. If the calls come at a price that works for you, another town is added; if not, it is switched off without having overspent.

  • With a list of excluded searches that we review every week: rural cottage, hotel, rental, room, jobs, olive harvest and portal names. And with ads that say “for sale” in the headline.

  • Yes, with a separate campaign and an ad that says what that client buys: municipality, area and whether it has a house or irrigation. There are few searches, so every click is looked after, and the page it lands on must show the farm's details up front.

  • Yes. Each ad carries a number that is measured, and calls are logged with the ad and the town they came from. So you know whether the call came from Google or elsewhere, and which ad brought it.

  • They are two doors. SEO brings people who find you without paying and takes time to build; ads put your home in front of them today, on the search you choose. They work well together, and what we learn from the ads (which words bring calls) guides the content of real estate SEO.

  • No: we separate each town's searches so that one ad does not compete against the other, and we measure each call with its town. If one town brings no calls, you see it in the account and the money moves to the other.
