What you pay for and what we rule out

A coast where many searches never end in a sale

On the Costa del Sol, someone who types “apartment” is sometimes looking at a one-week rental, and someone who types “villa” may be looking for somewhere to hold a wedding. It is a coast that is searched all year round, and much of that searching does not lead to a sale. Our first job is to close those doors: holiday lets, hotels, seasonal jobs and private ads.

What we do pay for is the buyer who types a municipality next to villa, penthouse or townhouse, in Spanish or English, and the owner who wants to know what their home is worth (we cover that campaign in winning property owners). A click in Marbella does not cost the same as one in Manilva, so the budget is not split in equal parts. This is how it looks, municipality by municipality:

Málaga 11 districts A city of flats, renovations and investment. We pay for searches by district and by type of home, and rule out room rentals and tourist lets, which get mixed in with buying. Marbella Málaga The villa buyer who searches in English and compares areas. Separate campaigns for the Golden Mile, Puerto Banús and the rest, and out go the searches for hotels, restaurants and beach clubs. Mijas Málaga Three centres, three small campaigns: Mijas Pueblo, La Cala and Mijas Costa. Each attracts a different client, so you see which one gives you calls before raising the budget on it. Vélez-Málaga Málaga The largest municipality in the Axarquía, with local searches in Spanish. A contained budget, focused on Torre del Mar and on owners who want to value their home. Fuengirola Málaga An apartment by the sea and near the train. Ads in Spanish and English that lead to the listing with the neighbourhood already filled in, without the holiday lets that creep into every search. Estepona Málaga A villa or apartment with golf or views. Area and home-type words, plus a campaign of its own for whoever is looking for new-build, who behaves differently from someone buying second-hand. Benalmádena Málaga The apartment near the harbour and the sea, often as an investment. We look for the buyer who compares returns and leave out the one who is only looking for somewhere to stay. Torremolinos Málaga A flat near La Carihuela and the train, to live by the sea or to invest. Here the list of exclusions matters a great deal, because of everything searched for in tourist lets. Rincón de la Victoria Málaga The family who works in Málaga and wants a garden near the sea. A home-to-live-in ad, with area searches, and a valuation campaign for the owner in the neighbourhood. Nerja Málaga The buyer from abroad who searches in English for a house near the sea in a small town. Ads in two languages that lead to a listing talking about views, beach and calm. Torrox Málaga Torrox Costa and Torrox Pueblo are advertised separately, because someone looking for the beach is not looking for a village house. A small, well-aimed budget. Manilva Málaga Sabinillas and Puerto de la Duquesa as area words. It is a small market: a single campaign, watched every week, in Spanish and English.

  • With a list of exclusions that grows every week. We start with the obvious words (rental, holiday, hotel, per night) and add the ones we discover by looking at what people really typed before clicking.

  • Yes, but in separate campaigns. Each language has its own ad, its own landing page and its own tracking, because whoever searches in English behaves differently and mixing the data does not pay.

  • It works for the one who is already searching. The villa buyer usually looks for weeks, and what we do is appear in their searches and find them again later with remarketing. Closing the sale is still up to you, at the viewing.

  • One for each stretch (west, centre, Málaga and east) and an adjustment municipality by municipality. In the small ones, such as Manilva or Torrox, one campaign covering the whole municipality; in the large ones we split by area.
