The Garraf, town by town

Two buyers on the same coast: the one from abroad and the one from Barcelona

People looking at homes in the Garraf come from two places. From outside Spain they search in English for a villa or apartment with an area name, and compare for weeks (we explain it in our solution for international clients). From Barcelona, by the C-32 or on the R2 Sud train, they look for a home to live in or for weekends, and decide sooner. Each needs their own ad, language and page.

There is a third search that is surplus: holiday lets and summer rooms. On a tourist coast it takes part of the budget unless it is excluded from day one.   • They are excluded from day one, along with rooms and jobs. On this coast there are so many tourist searches that, if they are not filtered out, they use up budget without bringing a single buyer call.

  • Yes, in those aimed at families and nearby second homes. The C-32 and the R2 Sud train are an argument for someone living in Barcelona who wants the coast: the ad names it and the page explains it. For the buyer from abroad, on the other hand, the airport and the area matter more.

  • For the ones that sell the most, yes. In Cubelles or Sant Pere de Ribes a small, well-aimed campaign may be enough; in Sitges and Vilanova it pays to separate more because the searches are more varied.

  • Yes. The owner who looks up what their home is worth searches the same way in any town, and in those towns there are usually fewer advertisers for that kind of search. Your valuation ad appears, they request it and call you before signing with another agency.
