On the Costa Dorada you pay for the click of someone who wants to buy, not someone heading to PortAventura

With a theme park and packed beaches, many searches in the area never end in a sale. We pay for those that bring buyers and owners, split the budget by stretch of coast and tell you what each call has cost.

  • Get calls from people searching right now

Ads with a call button: people looking for a home in your area call you there and then, rather than leaving a form that goes cold.

  • What a click costs in your area

See what is paid today on Google for the property searches that name your area.

  • Every euro, explained

Once a month we tell you where the budget went and what it brought: calls, viewings and deals. No jargon.

What you pay for and what we rule out

A coast searched a lot for a day out and little for buying

Between Salou and Vila-seca, someone who types “apartment” often wants to sleep near the park, and someone who types “house” may want a campsite or a country cottage for the weekend. Those are clicks that cost money and bring no deal. Our first job is to close those doors: tickets, hotels, campsites, weekly lets and summer jobs.

What we do pay for is the search of someone who names a municipality next to flat, townhouse or apartment for sale, in Spanish, Catalan or English, and the owner who wants to know what their home is worth (we explain that campaign in winning property owners). The coast splits into three stretches with different budgets: the north, near Barcelona; the centre, with Tarragona and Torredembarra; and the south, where Vila-seca, Salou and Cambrils are. This is how it looks, municipality by municipality:

Tarragona Tarragona A city of flats, renovations and investment, with local searches all year round. We pay for searches by district and by type of home, and rule out room rentals and job searches. Salou Tarragona The apartment near the sea and the park, and so the municipality with the most noise in the searches. Out go tickets, hotels and lets by the day; in comes whoever compares areas and returns. A long list of exclusions from day one. Cambrils Tarragona A villa with a garden, an apartment near the harbour and a buyer who already knows the town. Area ads in Spanish, Catalan and English, and a valuation campaign for owners who live in another city. El Vendrell Tarragona Two different searches in the same municipality: the town centre to live in and Coma-ruga or Sant Salvador for second homes. We split them into two small campaigns to see which one gives calls. Calafell Tarragona An apartment near the beach and the train, with Segur de Calafell as an area word. Ads that lead to the listing with the neighbourhood already filled in and a strong list of exclusions against summer lets. Vila-seca Tarragona With La Pineda and PortAventura so close, tourist searching is enormous. We pay only for buying searches with an area name and leave out anything that sounds like a ticket, a hotel or a booking. Torredembarra Tarragona A coastal town with an old quarter and a railway station. A contained budget on area searches, with one ad for whoever lives here all year and another, separate, for whoever wants a second home. Cunit Tarragona The northern gateway, the closest to Barcelona. Ads in Spanish and Catalan for families who work in the capital, with the journey as the argument, and a small valuation campaign.
1/4 Google Search · keywords

The budget goes on people looking for a home, not on people looking for tickets

Every week we open the list of what people typed before reaching your ad and remove what is no use. Whatever sounds like a park ticket, a hotel, a campsite or a weekly let is ruled out; whatever puts a municipality next to flat, townhouse or apartment is reinforced. As the weeks pass, the campaign stops spending on summer searches that have never led to a call.

2/4 Valuation campaigns

The owner who lives far away and wants to sell their apartment on the coast

Some of the apartments in Salou, Calafell or Cambrils belong to families who live in another city and use them little. When they look up what they are worth, a valuation ad for their municipality comes up. They request it, the alert reaches your phone at that moment and you call before the agency across the street.

3/4 Remarketing · YouTube and Display

Someone who looked at an apartment in Salou and did not call comes back to it

Almost nobody calls the first time. Someone who saw a property on your site finds it again on YouTube, in Gmail and on the pages they read, until they decide to call you. The second-home buyer compares from home, with the coast at a distance, and the reminder keeps you in their mind.

4/4 Measurement and conversions

You know which stretch of the coast pays for its budget

We count every call, every WhatsApp message and every form that comes from the ads, and match them with your viewings and sales. So you see whether a euro in the north, near Barcelona, brings more than one in the south, and whether the buyer who writes in Catalan closes as often as the one who writes in English.

I have been investing in Ads with Landing Agency for a few months to win apartment listings. The truth is the result has been very good, and above all the follow-up from the team. 100% recommended.

Frequently asked questions about Google Ads on the Costa Dorada

  • With a list of excluded words that grows every week: tickets, hotels, campsites, summer deals. At first we add them by logic and then we add the ones we see slipping into your ads. That way you pay for fewer clicks that do not end in a call.

  • It depends on who you sell to. In Tarragona, El Vendrell or Cunit some people search in Catalan, and it makes sense to try it with an ad and page of its own. For the buyer from abroad, English. Each language has its own tracking, and with the data you decide whether it pays.

  • Not in equal parts. We start with the stretch where you already close the most deals, put a small budget in the other two and, with the first calls, move the money towards the one that brings buying contacts. In the small municipalities one campaign covering the whole town is enough.

  • In winter tourist searching shrinks and what is left is mostly people who want to live here or have already decided to buy. It is a time to try valuation campaigns and flats to live in, with less noise in the searches. The budget is adjusted to each season.

  • Yes, by location: the ad reaches whoever is looking for a home from the Barcelona area, with the journey and life by the sea as the message. It is a different campaign from the one we show the buyer from abroad.

  • To begin with, Google usually goes first, because someone who types “how much is my flat in Calafell worth” is already deciding. Meta Ads reach the owner who has not thought about it yet, and are added afterwards.
