On the Costa de la Luz people search by beach and buy by town: your website has to be in both places

From Tarifa to Ayamonte there are two provinces, very different buyers and twenty municipalities. We take care of the technical side, the content and your presence in AI answers, so that your agency shows up in every one of them.

How this coast is searched

A long coastline typed in by beach name

Nobody types “Costa de la Luz” to buy. They type “house in Conil”, “townhouse in La Barrosa” or “apartment in Islantilla”, and often the name of the beach before that of the municipality. That is why your website needs a page for every place the buyer names, and not one for the whole coast. The coast also splits in two: the Cádiz side, with the bay, the Strait and the wind, and the Huelva side, with Doñana, the marshes and the border with Portugal.

The people who buy here are very different: buyers from Seville and Madrid looking for a second home, families from the bay moving to a village, buyers from northern Europe and, in Ayamonte, people looking from the other side of the Guadiana. A portal shows every listing; you can show what you know about each place, and do it in the language of the person buying. This is how we split it, municipality by municipality:

Cádiz Cádiz With 109,950 inhabitants, it is searched by area: the old town, Playa de la Victoria, Puerta de Tierra. A page for each one and guides on how to renovate a courtyard house bring you visits that a portal does not pick up. San Fernando Cádiz With 93,338 inhabitants and a lot of life tied to the Navy, it is a search to live here all year. The website that explains the neighbourhoods and the schools wins, not the one that treats it as a summer getaway. Chiclana de la Frontera Cádiz With 90,864 inhabitants, buyers type Sancti Petri, La Barrosa or Novo Sancti Petri, and almost never Chiclana. Each name needs its own page with the homes you have there. El Puerto de Santa María Cádiz With 89,983 inhabitants, wine cellars, a harbour and Valdelagrana. It is searched by residential neighbourhood and by closeness to Cádiz, and the Google profile carries weight, because people search “estate agency near me” from their phone. Sanlúcar de Barrameda Cádiz With 70,012 inhabitants and the mouth of the Guadalquivir, it is searched by Bajo de Guía, by the upper district and by the views over Doñana. Local content works for the buyer from Seville who wants a second home. Puerto Real Cádiz With 42,527 inhabitants, a university campus, a shipyard and the bay. It is housing for people who work or study nearby, and guides to neighbourhoods and to commuting to Cádiz and Jerez do well. Rota Cádiz With 29,289 inhabitants and a naval base with US personnel, part of the search arrives in English. You need a page in that language that reads naturally, without translating in your head. Conil de la Frontera Cádiz With 24,102 inhabitants that grow in summer, people look for a white village house, a second home or an apartment near the sea, often from outside Spain. Properly translated pages win those searches. Barbate Cádiz With 22,635 inhabitants and a tuna-fishing harbour, buyers name Zahara de los Atunes and Caños de Meca, both inside the municipality, more than they name Barbate. Those two names are the ones that need a page of their own. Chipiona Cádiz With 20,076 inhabitants, city beaches, a well-known lighthouse and many second homes of families from Seville. People search “apartment near the beach” with a district name, and whoever has content on each one wins. Tarifa Cádiz With 18,613 inhabitants and a sea that draws people for the wind and the Strait, the buyer from abroad searches by beach name, such as Bolonia or Valdevaqueros. Their listings have to talk about what you see from the house. Huelva Huelva A city of 143,215 inhabitants where people search to live, not to holiday. It is searched by neighbourhood, and a website with content on each area competes with portals that do not know them from the inside. Lepe Huelva With 29,677 inhabitants, La Antilla and part of Islantilla open onto the sea. The search mixes village houses and beach apartments, and they have to be separated on the website so that Google knows which is which. Almonte Huelva With 24,864 inhabitants and Doñana, El Rocío and Matalascañas within the municipality. People look for a second home next to the park and on the beach, and the content has to explain what it means to buy near a protected area. Moguer Huelva With 24,083 inhabitants, the village of Juan Ramón Jiménez and of strawberry fields. It is more demand to live than to holiday, and it is won with neighbourhood guides and with your office's Google profile. Aljaraque Huelva With 22,737 inhabitants and right next to Huelva city, people look for a detached or semi-detached house with a garden for those who work in the city. The website that compares areas with what you have closed there wins. Ayamonte Huelva With 22,001 inhabitants next to the Guadiana and Portugal. It is searched in Spanish and English, and a version in Portuguese puts you in front of whoever is looking from the other side of the river. Isla Cristina Huelva With 21,525 inhabitants, a fishing harbour and a cuisine that gets named in searches. Islantilla and La Redondela count too: if the buyer types them, each name needs its own listing. Cartaya Huelva With 21,471 inhabitants and El Rompido, with its sand spit and the Piedras river, which is searched by its own name and not by that of Cartaya. It needs a page of its own. Punta Umbría Huelva With 16,281 inhabitants and a city beach that fills up in summer. A market of apartments and townhouses for second homes, where a well-kept Google profile puts you on the map when people search from the seafront.
1/4 Technical SEO and architecture

A page for every name the buyer types, with no two overlapping

We organise your website so that La Barrosa, Zahara, Matalascañas or El Rompido each have their own, hanging from the municipality and the province they belong to, with a version in every language. We take care of the technical side so that Google understands which home is in Cádiz and which in Huelva, and does not confuse them.

2/4 Hyperlocal content

Guides written by someone who knows each place

How life in Sanlúcar is in January, what changes between Chiclana and Cádiz when choosing a school, how much the levante wind matters in Tarifa, what buying next to Doñana involves. They are published under your name and we add mentions in local media, so that authority shows outside your website too.

3/4 GEO · AI search visibility

Get named by AI when people ask about a village on the coast

Whoever plans from Seville, Madrid or Germany no longer searches: they ask. “Which village on the Costa de la Luz is best for living all year with children” ends up in ChatGPT, Claude, Gemini or Perplexity. We work so that you are one of the answers and we measure which ones you appear in.

4/4 Google Business Profile and local search

Your profile on the map, at every point where you have an office

Whoever searches for an estate agency nearby from the seafront in Chipiona or Punta Umbría decides with the map. We create and optimise your Google Business Profile, keep it alive with photos and posts and answer the reviews, including those that arrive in English.

Frequently asked questions about real estate SEO on the Costa de la Luz

  • With a structure that separates the two provinces and, within each, a page for every municipality and every place the buyer names. We start with the stretch where you close the most and, once it ranks, internal linking carries the authority to the rest.

  • Yes, because people search for Zahara and not for Barbate. The same happens with La Barrosa, Matalascañas, El Rompido or Islantilla: they are searches in their own right, and each one needs a page with the homes you have there.

  • You do not compete on the number of listings, you compete on knowledge. A portal does not tell you what living in Conil is like in January or when Punta Umbría fills up. You do, and that brings your website the traffic they cannot capture.

  • If your portfolio includes buyers from abroad, yes. Each listing in its own language and with its own address, so that Google shows each person the version they understand. For Tarifa, Conil or Ayamonte it is usually what shows most.

  • A lot, because the tourist and the buyer type “estate agency near me” from the beach. If your profile has photos, summer opening hours and recent reviews, it comes up ahead of the office across the street.

  • That owner usually starts by looking up what their home is worth from another city. If they find a page of yours with a serious valuation of their area, they call you. We work on it in our solution for winning property owners.
